The staff were very very kind and helpful. The hotel was quite close to the centre.
The Wifi was poor in the apartment we were in.
I would recommend it to anyone who would not want to stay in San Marco but still need to travel light(easy to reach the spots, affordable, safe)
Excellent room facilities and friendly staff
The location is perfect blode to two boat stops and Grand Canal. The neighbourhood is very quiet and the hotel crew is very welcoming and helpful.

Neighborhood was very quiet. We had an apartment for 2 adults and 2 children. Breakfast was good.
Beds were rock hard! WiFi was very spotty.
It was SO quiet, set in a residential neighborhood, our room overlooked a quiet garden next door. Very ornate Venetian decor, but that's what we were looking for. Small beautiful breakfast room downstairs. Very friendly and accommodating staff. Clean bathrooms, a bit small, but we didn't mind. The room itself was very large, and amply furnished. And their mini bar prices were the same as the local shops, so that was surprising.
There are these Italian hairdryers we found at two of our hotels (including this one), where it is a long extending tube of air with a nozzle at the end, like a vacuum cleaner tube, that blows hot air, and it is incredibly difficult to use, and takes ages to dry hair.

Make sure air-con is working before staff go home - had to call at 9pm to get it re-booted?
Setting, very clean, staff is very helpful and friendly. The room felt luxury, the breakfast was basic but more than enough. Small and cute breakfast area.
The sofa bed wasn't very comfortable but we were extremely exhausted from sight seeing every day, it didn't really make a difference.
Small hotel with only a few rooms, but we had a large suite for three (traveling with our adult son). We have been going to Venice for more than 20 years, and for more than 18 years we had stayed at the same hotel, but they couldn't accommodate us this time. We worried about being so far from San Marco where we love to spend midnight, but this hotel was amazing. We now have a new favorite, and I hope we can return here every year for the next 18 years.
Fridge didn't work
Positioned in quiet residential area away from hustle of tourist area but within walking distance of main tourist points of interest. Only 5 minute walk from Zattere water bus stop.Staff really helpful.
The woman who ran the hotel was very helpful and pleasant. We liked the location and enjoyed being off the beaten path. It was very quiet at night. The room was a decent size and clean. The included breakfast was very good.
There was no elevator but it was only one floor up for all the rooms. Getting our heavy bags up the stairs wasn't easy when we arrived.
Breakfast is good. Location is good considering the price standard of Venice. Overall it is a good deal.
The location was great, easy walking distance to everything. We enjoyed the breakfast - made to order coffees, breads, yogurt, juices, meats, etc. The front desk staff was very nice.
These were the worst mattresses we've ever had at any hotel....it's definitely time for replacement. We stayed two nights and the whole family had trouble sleeping due to the uncomfortable (hard, springs protruding) mattresses. The wifi was spotty - worked at times, others it did not. We could never have all four family members using wifi at the same time - that never worked.

The location is great- very close to the Accademia Bridge, Grand Canal and Vaparetto stops. Lovely hotel with Venetian decor and courteous staff.
The breakfast only started after 8am, which isn't ideal if you have an early departure planned.

The location was very good. Away from the hussle and bussle of saint mark's square but yet quite central. The room we were staying was a quadruple room which was very spacious and comfortable.
The breakfast was less than basic and with the price we paid for the accommodation we would have expected a decent breakfast. We had asked for teas and coffees to be provided in the room and although the room had a small kitchen installed, there were no facilities to prepare a cup of tea.
