It's difficult to find the rooms. It's not hotel
Nice room, daily cleaning service, friendly staff, good breakfast included in a joint eating area for all rooms, wifi also included and actually works! The location is also great (a couple of steps away from the metro station, about 15 min walking distance to the center of Rome)
You'll have trouble at first finding the place (no obvious sign) and the staff might be away in the afternoon so you'll have to call them by phone to meet you at the reception. However once you get your keys, everything runs smoothly.
The bed was very comfy and the location was good as it was near to the metro station. Jessica, the house-keeper was magnificient !!!! If i ever go back, it will be because of her :)
Shower did not have hot water even after the water heater was adjusted many times. Breakfast was nothing much to write home about. Was a bit noisy during the night but mainly due to the other guests.
I liked the receptionist Arianna. Great and sweet girl. She switched our room without a problem and gave us a warmer and perfect room. She was sweet and helpful in recommending the must see places. Big up to her!
The lack of introduction to basic things such as how the warm water functions and warm air conditioning system . I had to call them in order to get help. But then again it wasn't Arianna who assists us the first day so maybe that is why we didn't get the right help.
I like its location, it is just at a metro station.

The location is perfect - it is very close to Termini station, where most of the shuttles, busses, or trains from the airports take you to. The place is also on a few minutes walk from the Colosseum. The stuff is really nice, a helpful stuff.
We were four persons. The room was a little bit too tiny for four persons... It felt like the fourth bed was an extra one, which is not how we made the reservation. Besides, one of the beds was not so comfy...
Great receptionist, helpful, polite :) Super location hotel, rich breakfast in hotel, dont go to cafeteria for breakfast, it is waste of time. We were there five nights. And we had a refrigerator - big plus. The room was clean every day.
The bed isn't comfortable. Old mattres. It will be great if they change the towels if you are staying more than 3 nights.

The room was old and all the wall paper was coming off the walls, the shower didn't have much pressure and the head couldn't be adjusted. The pillows and mattress are lumpy

Small bathroom without proper shower curtain (you couldn't take a shower without leaving the entire bathroom wet); you have to eat breakfast inside the room (which is not so comfortable, but still ok)
The staff was kind and helpful. The toilet seat was broken and they tried to fix it as quickly as possible. The room was spacious, nicely decorated, and the beds were clean and comfortable. Magic Inn is very close to a convenient metro stop. Our room faced a quiet courtyard, and we all slept well. Breakfast was included in the room rate and consisted of toast, cereal, milk, crossants, yogurt, pastry, orange drink, and coffee.
The bathroom shower had a lot of mold on the walls. I'm sure the staff did their best to try to clean it. (I asked them to clean it again.) But, it was still disgusting. There were very few places to hang towels. Not a big deal, but the hotel should have a clean place for guests to hang up their towels if they want the guests to reuse the towels.
The location was close to all the attractions, though it was in a poor part of town, but it wasn't a problem for us. The beds were comfortable. Breakfast was good, had a pretty decent variety compared to other places around the same price. The staff was very nice and easy to talk with.
There is a bit of street noise at night.
Adrianna was very friendly and courteous. Anything about the city that you would like to know, she wouldn't hesitant to give you an honest answer. At first, we only stayed for two night, then we extended our stay one more night, the owner suggested us to move to another hotel he owned New Inn (because Magic Inn is already fully booked) which is located in more central and 3 mins walk from Termini Station than Magic Inn, but both still advantageous in terms of location wise. The owner was so nice and helpful, when we were moving to the new place, he gave us a ride with his car and helped us with the luggage. Also, the room is very clean despite the surrounding area (the public places) was just too dirty.
No sign of the hotel, but as long as you find building which has a big sign 'MAS - Pelliceria' with an arrow sign below the text, you are in the right place. I think if they could inform us as little as this information, would help travelers a lot.

Maybe a bit more variety (e.g. cheeses, meats) for breakfast would be nice, but really, it doesn't matter ;)

Room was noisy and it was difficult to locate late at night as there was no signage in an apartment block.
- Location, in terms of proximity to Termini station (1 metro stop, or within walking distance). - Staff was very friendly: the guy who met us and the girls who served us the breakfast and cleaned the room. Were smiling, trying to assist explain etc. - Cleanliness. - Free Wi-Fi with very good speed. - The included breakfast was rich (croissants, bread, yougurts, juice, coffee, milk, toasts, roll pie).
- Location. The area is full of immigrants, mostly from North and Central Africa. During the day it's like a market area, during the night, people sleeping on cardboards. - Hard to find from outside (because it's just an intercom bell of an apartment). After you find the address, it's hard to find the actual inn. - Needs slight improvements to make the rooms more comfortable (mirrors and hangers in rooms, chairs, garbage bin in the room).

Very unpleasant, dark, depressive room - absolutely not for 5 person family. Smelly bathroom (probably because of sewerage). As planned, we spent only one night there. By paying a little higher price we had excellent accommodation for the rest of the stay - therefore, to compare the quality with the price falls badly.
