Noisy Uncomfortable Not clean
Lady who welcomed us could not speak English but was extremely helpful and pleasant.No problems. Location,location!! Facilities great.
Little noisy in morning because of being so central - but not real problem

Fantastic location 2 mins walk to the Duomo and walking distance to all main sights. Lots of restaurants and shops nearby. Kitchen with free juice, water, tea, coffee and snacks was a great bonus.
Fairly noisy as we were there on a Sat night but happy to put up with this for the location. Bit hard to communicate - a couple of emails regarding arranging a time to book in were unanswered but luckily the lady was there when we arrived.
Great location, just right next to the Doumo. They provided tea & coffee facility as well as water, yogurt.
They don't change towels every day.

Can be noisy at night due to its central location, especially when the Church (Duomo) is having a service and from the night festivities & parties in nearby restaurants & piazza (we were there during the Fashion Week). The building entrance at ground floor was very smelly, but thankfully the apartment was fragrant..
The rooms are beautiful and very comortable. Location is great as it is right in the city center; but still not noisy in the night. The staff was very helpful and the facilities were nice too. Overall the experience was very pleasant and comfortable.
The building in which the B&B is located looks old and there is a strange smell when you enter. However, the entrance of the B&B on the 4th floor is great.
The room was immaculately clean, perfectly located in the centre of Florence, and had a kitchen area with drinks and snacks to help yourself to, which was a nice extra! It was more of an appartment than a hotel, so it was idea.
I didn't realise that i had to pre-arrange a specific time to check-in. It's more of an appartment than a hotel, so their isn't someone there all the time to check you in, but i wasn't aware of this. Once you've checked in you get your own key, so it's no problem after that.
Location is great, right in the middle of Florence old centre, next to the Duomo. It's easy to reach all the sights on foot. Lots of restaurants nearby. Lift to the 4th floor where B&B is located. Room was big and very clean, also had a hairdryer :). Sweet snacks, cereal and soft drinks in fridge are available to use, which is a nice touch. Has a kitchen/diner if you're into cooking your own thing.
It wasn't a problem for me, but could be for others - you need to arrange your arrival time as B&B is not manned at all times. Lady who I met inside doesn't speak English, but we managed fine. The wi-fi signal is good only by the room's door. Noise from the street in the night was a bit of an issue, this is due to B&B location on one of the main streets. Had to use earplugs.

There is a noise from the street till late night and in the morning from cleaning cars but this is normal for the city centre. Quality of WI FI was poor.
Everything was perfect! Location with a view of the Duomo. Very clean. Good wifi. A selection of free cookies, coffee, tea, water, juice, etc. Free breakfast in a great pasticceria close to the B&B. I would recommend it!!!

The breakfast was marginal, sent to a local bakery where your choice was one of 3 croissants and coffee. Prking was very expensive at a private gby car.arage. Difficult to access

1.location. It is just the next door of the DOM. 2.The tall and handsome gentleman who received us was very helpful. 3.The foods and drinks in freezer are for free. But you will not take all of them out once you know they are for free - My strange concept of psychology. Thanks for the additional value to customers.

Loved the super tall ceiling, great size room, central location and view out the window to the top of the Duomo.
This is not a hotel but b & B. Location is best. Rooms are clean and large. You can eat small breads and drink a bottle of water anytime you want. There is a small kitchen and you can cook. You also get a ticket for a breakfast (one bread and a cup of coffee at the near caffe). I will stay again when I come back to Florence.
The problem is you need to understand the system. But, if you understand the system, this b & b is very comfortable, very fuse full, and has high cost performance. Arrival: You have to let her know about your arrival time in advance by email. There is only an old lady who manage this B&B (sometimes her son). Otherwise, you have to wait in front of the door. Entrance is located near "LUISA". There is a large wooden door. That is the door you have to find. Then push a buzzer. She will answer "quarto" meaning "go to 4th floor". Elevator: It is a very old elevator, but it works fine. Don't be panic when you see the elevator. Especially, if you are an Asian. Go to the 4th floor. Language: The old lady can not speak English. There is a WiFi, so you can use some translation websites to communicate. She has a iPod application to communicate with English. Sending emails in English in advance might be one way. Her son seems to speak English. Cleaning: She cleans your room at 10:00. If you don't want to, you should let her know. Keys: She will give you a key. You should check how it works before you close your door. It is tricky if you are not familiar to those kind of European keys. Noise: Because the location is the center of the center of the center of the city, it is very noisy until around 10:00 pm. Ear plugs are helpful if you want to sleep before 10:00 pm. Anyway, if you understand the system. This B&B is very comfortable. You can experience many interesting things that you can not experience in other hotels in Florence.
