We enjoyed our stay to the max! Everything was great.
Our host barked into our room without knocking or anything, he did not explain why? That was a little weird, but I guess nothing major issue.

2 meters away from the recepcion, we could here the movements of the others.
- Location; very close to Termini, many restaurants & shops nearby - Friendly staff; allowed us to leave luggage on arrival & departure, good communication prior to arriving - Good value; nothing fancy, but room was well-kept & secure - Free water, juice, coffee & tea in room; our room had fridge & stovetop too - Room on side street was pretty quiet if window was closed - A/C & heat at your control
No major complaints! I would stay here again. Only two minor items: - Lighting in main part of room could be slightly brighter - Bed was quite firm (typical Euro coil-spring mattress) This wasn't problem for our arrival time, but be aware they do not have 24-hr reception
Everything is perfect. Room is clean and location is great! Staff is very nice and friendly.
The location is great, but the building is quite hard to find at the first time. Hotel is on 3rd floor of the building, no any sign board.

Close to Termini station and rental car center. Half an hour walking distance to Colosseum or Trevi fountain. Very helpful staff. Bedroom, bathroom and small kitchen. Good free wi-fi.
Keep attention and be careful in the streets surrounding Termini. A lot of unemployed persons, immigrants live in those blocks.

I asked for a quiet room and got the one closest to the entry door. Could hear everybody in and out.

The rrom eas very small with the bunkbeds. I tthought the suite would be bigger.
Our room (6) was very quiet and very clean. It was also very close to the termini, about a 3-5 minute walk. I would definitely stay again.
It looks a bit uninviting at first but is functional and cheap.

the bed....older than the Panteon....internet conection sucks....trams right under the window at the rooms facing the street...!! and the guy at the front desk...I guess that 69 is there with a reason..!
Conveniently located near Termini Station, friendly staff, quiet building.
We had an infestation of ants in our room and flies in the bathroom - not pleasant. It is called a B&B, but does not include breakfast, unlike every other hotel in Italy. Will not stay here again.
I like the location of the hotel, I liked how it feels like home, they only have few rooms (total of 5), so they take good care of these room. The bathrooms are amazing.
Breakfast is meh, nothing special. The shower had molds on wall. The walls are very thin, so you can hear people in the reception desk.
Within minutes from the main station whihc was great. Staff were helpful and accommodating when needed. Room was always clean and serviced.
Consider changing it to just a hotel rather than a b&b. I expexted breakfast to be included.

Pleasant and helpful staff. Ample supply of tea, coffee, mineral water. Friendly atmosphere and close to the Termini which is good for public transport.
The only problem was the noise from the tram close to our window. Not luxurious but comfortable enough on a budget.
