I liked that the proprietor was v much on the ball. She responded to emails immediately. The place is well located. There is a metro about 5 mins away, and you can walk to piazza di Spagna in about ten minutes. The mini bar is surprisingly cheap. €1 for water €2 for a soft drink.
The B&B is a small flat in block of apartments. We were given a set of keys to the main door, one for the front door of the flat and another for the bedroom. You walk into the entrance hall of the flat and your 'reception area' is a table against one wall. Your bedroom is literally one of the side rooms. While it was very clean, the bed spread was a tired looking, faded affair. The blanket underneath was a rough mustard coloured blanket. Not half as pretty as the pictures. You get what you pay for really. At €40 a head per night, you could do worse, I suppose. I was just let down by the deceivingly pretty photos and the confusion at walking into an apartment rather than a little B & B.
Staff tried to make up for the poor facility and the deceiption!
The facility on ground was over and over exergurated on the Internet advert that I feel cmpletely scammed!

Location was close to public transit and walking distance to a lot of sites. Wonderful old well preserved suite. There is an elevator to the 5th floor access. Martina's English is very good and she loves her city.
Little noisy but this is right in a downtown area. Traffic sounds and some people noise in the streets.
I sugest earlier breakfast time since museums and everything is open at 8:30am and that is the opening time for breakfast too.
It's second time we stay at Martina House. Everything is still perfect: breakfast (chocolate cake!), friendly staff, comfy rooms, excellent location (close to parking, metro and sights) and Martina herself :)
The pump in bathroom could be more powerful and less noisy.
Very nice service. The Lady waited for us despite the fact that we were late. We were welcomed by a very good breakfast the next day.
Internet was great, bed - comfortable. They could fix the lock on the shutters in the room as it was gone and shutters unclosable. Safety in the room and whole BB was ok, but not working safebox should be fixed or removed.
They must improve the drink that they call a 'coffee' - it is not coffee at all, rather just a brown colored water. It was terrible! So bring your own coffee if you want to enjoy it. Also not a single plate, fork, spoon in the room, we had to ask for it although mugs were there and teakettle too. Shampoo - scarce, replaced only once in 5 days, liquid soap was available. The breakfast really Italian - a slice of roasted bread, boiled egg, a small spoon of jam, a piece of butter and a juice, and a piece of 'dolce'. That is all. The walk from metro is uphill and quite far, so do not stay there if you do not like to walk 1km from metro to hotel, I found it tiring. Safebox in the room not working as they had forgotten the code to open it. I was promised twice but never given a receipt for a city tax I was asked to pay in cash.

Although we were travelling from far and established the precise arrival hour, we were the ones waiting for more than 20' for the person bringing the key. If you stay in the apartment from the different location, do not look for the painted doors and all the rest advertized. The bathroom is clean, still check if you have toillet paper. The bathtube could use a lot of improvement if not a change. The breakfast is a joke. You will be served with everything, which may sound in principle fine, but the reason is the very small space and the counting of the pieces that are put on the plates. The lady serving did not hear about an egg boiled 3 minutes, it was a disaster. We ate just the first day, for the rest we handled privately.
the location is good, secure. its a very nice old apartment.We were given the keys of it and could enter and leave whenever we wanted.
the appartement in via toscana is 3-4 min to the main building. The moment we entered in the reception (before we were shown the appartement) we were asked to pay the whole price of our stay. We could have done it at least one day later. The breakfast was served in the main building. We didnt want to go there. The twin bed is nice but the couch is very unconfortable.
Wifi was great, I could make Skype calls & watch Slingbox. The location just perfect, by elegant shopping and most attractions. Parking garages in the area but I showed up on a motorcycle so I had free parking directly in front. The staff and breakfast wonderful, a fridge in the room, and a building of historical significance.
The breakfasts were unbelievable: fresh, tasty, nutritious, filling. Martina is a very courteous and caring hostess.

The location was great. Martina is a courteous host and provides a plentiful serviced breakfast. The room was spacious and air conditioned and had a bar refrigerator. The building is from the 19th century and the retained fixtures and fittings created a charming atmosphere. There was always plenty of hot water in the shower. You are located close to the Borghese Museum (a must see in Rome). It is an easy walk to the nearest Metro (Barberini)
The window had inner and outer shutters, but the inner shutters had no lock so we couldn't shut out all the noise (Rome is busy).
We had privacy, as it was an apartment accomadation and it was reasonably close to shopping area.

The facility needs remodel and pianting updue to smelling molding in the bedroom and bathroom. The bedding sheets and blankets need to replace for new ones it's old and color is faded.

Breakfast is NOT a buffet. You get very tiny bids and have to ask for more. The owner wanted us to pay before we saw our room immediately after arrival, which is not friendly at all. We haven't received any receipt for our payment in cash (and if the tax was paid), which might appear a bit suspicious.

Shower bedly maintained. Breakfast only from 8:30. If you need to leave earlier, you lose your breakfast. No flexibility.
The guesthouse is uniq othentic.The location good too, close to the spanish steps near expensive hotels and stores. breakfast included but limited.
Our flight was at 21:00 and we had to ck-out at 10:00 without the option of storing the luggage. Martina offered a service with extra charge to send the luggege to the airport but we had expensive and breakable shoppings. We were lucky our friends stayed an extra night so we could have it at their small room, but they had to come back at 19:00 to open us. The breakfast was limited to 1 cup of juice, yogurt to share for all 4 rooms, no additions, limitted. But each day a different cake was served or 1 kind of cheese to share. some of us had enough and for others was a very light meal.
You have the keys to a beautiful, and very spacious apartment with kitchen. A delicious breakfast is served just around the corner. The charming Martina and her son are extremely helpful, excellent communication - perfect central location yet very peaceful. Excellent for families.
It was really great place in the old building with correspondent furniture. Hostess Helen is a great women who gave us a lot of advises where to go and what to eat. Home-made breakfasts were delicious. Apartments are perfectly located nearby the park and other beautiful places.
Location, interiors of the appartment are fantastic. If you want to stay in Rome and feel roman style, Martina house is one of the best places.
We booked 3 nights at the apartment but had to spend the 1st night at one the rooms. The apartment is in a different building and is more comfortable then the room, especially the bathroom. But the building where the rooms are and the rooms themselves have lots more characters then the apartment. Both of them are incredibly warm in the winter even when the heater is off.
The place is a bit run-down but that part of its history and still very value for money.
