clean room, very big. you will understand rome bus system within one day.
1. after checkout, at same price, i get a room much closer to termini train station, with private bathroom. 2. very far away from station, you need perfect navigation skill to find your way at night. 3. 2 walking path, one with many homeless people, one is zero people, only cars. very dangerous for girls or solo traveller. 4. bad wifi reception, suggest to replace a better router.

IF you like gritty, up and coming urban areas where artists and students hang out, then the location is very good. But if you're priority is sightseeing and cutlure, this place is pretty far away and not serviced by any Metro. That said, it is mostly clean, though the cleanliness of the bathroom depends entirely on the other guests. You'll be sharing it with them.

In fact the hotel is a 4 rooms flat with common bathroom. It is not really clear in the description.
It's an apartment with several rooms owned by a family. If a clean bed and a bathroom is all you need, you'll get it. There is also a small fridge. You'll receive a key for the house and may not meet the owners again, but it seems like someone is always waiting inside on the day of your arrival. Note that they say 'invoice' a lot, but mean 'receipt'.
The wifi wasn't very fast and kept dying (you'll find the password written on a business card near the router, btw). Luckily, there was a good unencrypted connection from somewhere else. The way to Termini is okay, also with luggage: Just follow the pedestrian crossings. But the way to Tiburtina is really precarious: The direct path involves two crossings of dangerous highways which I would not recommend, under no circumstances with luggage. You have to make a detour going west and then south from the station.
Very near to station and other tourist attractions. Very cheap. Clean rooms. Comfort.
Too much street noise if windows are open. The staff does not speak very good English but can understand emails, text messages and written notes. So, try these modes of communications.
