Nice Hotel located a short walk from Vaporetti stop at Salute. Our room was a short walk from main hotel to their residence . Comfortable enough, though a school group on the second night made it somewhat noisy
Just a word of warning ... Venice is a fabulous city and we loved our stay but for disabled and less mobile travelers a very difficult place to navigate
The bed was confortable, the room temperature was well controlled, and good breakfast selection!
The shower did not work very well. Lot of water leaking from the connection of hose to the shower head.

The hotel was very nice, everything clean all the time. The location was perfect, you can take a vaporetto in 2 mins (5 mins away s.marco) or you can walk everywhere. The breakfast very complete and there were different things to try every day.

The bed wasn't comfortable, internet disconnect every while, the cleaners and downstairs noises where very annoying, i booked for a canal view and they gave me a room that faces a small garden and full of walls.
This hotel is in a very quiet location yet only one boat stop from St Mark's Square or a pleasant walk. Near a school so it feels like living with locals. Very pleasant staff, comfortable accommodation and good breakfast. Great value for money.

When you arrive at a hotel and it snowing outside you expect a smiling face welcoming you out the cold. Well do not expect a smiling face here!!!!!!!!!!!!!!!
The hotel is really quiet, far from the hordes of tourists but close enough to the center. Our room was en-suite but some aren't. All in all, I would highly recommend staying in this hotel.
There is no bar for breakfast so you have to take your coffee from machines.
red room, nice view, location, more than 100 italian channels on tv, nice halls with soft walls, quiet as an proper tourist needs for good rest after long walks in wonderful city along its channels, promenades, streets and bridges. Funny hotel position, it is situated in two parts along the street...Venice style - European at its best.
Not so rich breakfast, dinner (fish) should have also some accompanying food (potato, rice)for its price, a double bed for couples does not mean two small beds put together, the shower was not so clean. too long waiting for hot water in shower.

I definitely loved this place. The service was outstanding. The breakfast was varied and delicious. I was really impressed with the furniture and the room. The wifi was working perfectly. What else can I say. . It was awesome.
The shower was very small. The room was was a bit cold.
Lovely quiet location close to Salute and only a few minutes walk from Academia and Zattere. Ideal for Vaporetto travel from any of these stops (I Thoroughly recommend getting a vaporetto ticket to cover your stay - makes travel around the city much easier after tramping around on foot. Go to Venezia Unica and book before you travel). Also a good base for walking around Dorsoduro, and across Academia bridge and into San Marco. Breakfast was fine - plenty of croisants, meat and cheese etc to keep you fuelled for the morning. Didn't use the Hotel Restaurant so can'y comment on that. Public areas are well kept - the garden area must be lovely for dining in summer (too cold to use in January!). Staff were very warm and very helpful. Our (second) room was very comfortable. Really nice and quiet, yet if you open the window you could look down the Calle to the dome of the wonderful Salute. Had no problems at all with the wifi.
We got caught out by clever wording on the booking.com advert. The room was advertised as with private bathroom. I took this to mean en-suite, though it actually meant a separate shower/wc down the corridor. This was in the annexe, where a small number of rooms seemed to have this arrangement. That would have been OK, but there was a small problem with the plumbing in the bedroom, where the radiator valve wouldn't turn off the heat. First night the hotel was full, so we were stuck with this - but the very next day, they moved us to another room so they could deal with the valve. So while it was a negative, these things do happen and the hotel dealt with it very professionally and smoothly.
Really nice place, great value for money
It was difficult to find it.
The cleaning was very good. The staff was very polite and giving informations about the city. The breakfast was good, with fruits, breads, and it was included in the price.
It is quite far (30 min walking or 10 with the vaporeto) to the central part of Venice. As hotel customer you have 30% off in their restaurant, but I do not recommend going there because the food was not good and the final price (even with discount) was high.

They told us there was free wifi yet the rooms were too far away from the main hotel to benefit from free wifi. Was very disappointed
