The bedrooms' walls are rather thin so if you are unfortunate enough to be a light sleeper and have inconsiderate neighbours, you might find the nose levels in the late evening a little high.
The medieval cities of Italy present significant challenges to those touring by car. Fortunately, this hotel is located just by Porta San Pietro which means you only have to drive a short way into the walled city. After dropping your bags, you simply drive back to the bus station and leave your vehicle in the underground parking garage (we paid €12.00 for 24 hours parking). If you arrive in the middle of the day, you will have to contend with many pedestrians which makes the driving experience somewhat "interesting". If you want to avoid these problems, arrange to arrive at about 8:30 am when there are few people about. Drop your bags, park your car then go for your sight seeing tour. Return to the hotel to check in after 1:00 pm. When you depart, plan to leave about the same time, pick up your car, drive the short trip to the Hotel and then having loaded you can easily exit the city without any difficulties. Although all this seems like a lot of trouble, this Hotel is really worth the effort. Staff are welcoming and helpful, the rooms are well appointed and comfortable (but see my comments re noise). Breakfast is extensive and the whole package represents great value for money. The location really is the key, the Basilica di San Fransesco is just a short walk up the Via Frate Ella. The hotel also offers good fare in its restaurant.
