Location on the Grand Canal. Rooms were spacious and luxurious.
Shower was blocked only by a curtain which without care could get the bathroom floor wet. Staff could be more friendly. Breakfast is expensive.
I booked this hotel off-season (Nov) and got a great price. I've stayed here before and loved it and now, with the lower rates, I liked it even more. It is as if they have their own vaporetto and gondola stop, opposite Harry's Bar, steps from St Mark's Sq and so luxurious--why stay elsewhere?
My wifi didn't work on my IPad--only on my iPhone.
Very discreet, feeling like coming home to our nest after a day filled with impression from Venice and through a lot of people around Saint Marcus area. Also easy to reach all parts of la Serenissima with it's location. Breakfast and food also super !
The only thing lacking might be a gym together with spa facilities after long walks. Then I could stay a few more days inside of the hotel for awhile, bring som work and spoil myself with a massage or similar.

This was a lovely hotel with the best possible location. A beautiful terrace overlooking the Grand Canal and wonderful for watching the world go by. Staff friendly and efficient. Breakfast excellent and rooms large, clean and very comfortable. All in all a very good hotel and a wonderful base for visiting Venice.
a really fabulous location, and the deluxe double room overlooking the lagoon was large and comfortable, more like a mini suite. The hotel restaurant food was exceptionally good, and I noticed that the terrace on Sunday was packed with wealthy and appreciative Italians, surely a compliment
Breakfast was pretty pricey, at 25 euro a head, while the room breakfast was 18 euro just for a couple of croissaants, juice and coffee. The service was efficient, yet somehow rather chilly and impersonal. No help or advice was offered.

If I was to be critical the hotel is a bit tired and could do with an update but this would not stop me from returning.
Beautiful lobby and reception rooms were more of a classic style. Wifi was free but did not work that well. Hotel room was a good size bathroom was nice.
Wifi could have been improved hotel rooms could have been a bit more modern to suit the overall feel of the hotel.
The terrace for breakfast and bar snacks was excellent.
The scaffolding design in the main foyer did not enhance the beauty of the foyer. The bar just inside the terrace was quite depressing, no background music and the furniture was very 60's 70's design and lacked atmosphere.
Location for both walking and vaparetto
The location was fabulous. It was very pretty and well decorated. Staff was lovely.
I felt ripped off. Everything was very expensive but the value was not there. Food was ok and not worth it. Room was smallish for two, beds not comfortable.

If you can afford the top floor Grand Canal room it's worth it. Throw open your blackout shutters every morning to the gondoliers and the bustle of life on the Grand Canal. Walk everywhere and enjoy Venice to its fullest. If the tide isn't too high and you splurge on the high prices, the patio bar is a fantastic place to watch the water ballet of the Venice boats.
Location, location, location A gorgeous hotel
Excellent location; wonderful waterfront terrace great for observing the bustling activity in a busy canal area; easy and convenient private dock as well as a few steps from the public water services; very quiet rooms.
Bedroom carpet had stains -- one would not expect this at this quality of hotel.
Large room with comfortable bed and clean and spacious bathroom. Good selection at breakfast. Beautiful spot on the Grand Canal, right around the corner from San Marco.
I wasn't completely satisfied with the check in process. We were a group of 12, and arrived at 1.45pm. Official check in time is 2pm. 3 rooms were ready and we were told the others would be ready in 20-30mins, which we were happy to wait for. We waited until 2.40pm and 3 rooms still weren't ready.
The view and being close to the water was nice. The metal shutters, good windows, and window coverings made sleeping very comfortable.
The beautiful photo of lobby was not the lobby at all. It's a room for special occasions. Lobby not so attractive. The tour groups embarked on the gondolas in front of the restaurant as well as water taxis dropping people off so it was very polluted with exhaust. Perhaps too close to Saint Marco Square.

Wardrobe was falling apart.No tea making facility in bedroom. Breakfast poor cold and not on time,waiters unhelpful.
We enjoy our time in this hotel. The location is great facing the grand canal. Staff were very nice and professional. The restaurant is in the front of the hotel with a great view on the grand canal. I will come again to this hotel.

Would lived to have gotten a better rate for the double canal view room but the gondola and water taxi ballet out the windows was spectacular. Bellman wa lax getting return water taxi but luckily we didn't have a plane to catch just a rental car pickup.

Booked cheapest standard - then bargained with front desk for upgrade, so room over Grand Canal was affordable - €200. + €180. upgrade. Sweet!
We avoided breakfast - €35./pp - ridiculous price when converted to $$. Had marvelous breads, cheese, salami, + wine for breakfast overlooking canal for €15. total
Staff was very helpful and professional! Rooms were great as well as the location!
I didn't really like the hair dryers but they worked fine.
