It is not easy to find the hotel, although they have put many labels around - you can find Piazza Morlacchi and then go left and down from it. Hotel has no lift, so be aware if you have heavy luggage (I hadn't). Breakfast is minimalistic and only sweet, no cheese, but this is a custom in Italy.
Staff is very helpful. Location is just great - in the middle of old city - 200 m from Gallerea dei Priori and 500 m from University of Perugia. There are lots of church bell's ringing often, but double-glass windows provide rather good sound isolation. room has antique furniture, but well preserved. working table was the tiniest I've ever seen, but I managed :) Bathroom was well designed (water doesn't flood it whilst showering) and had very good modern shower equipment (which is rare exclusion is small hotels in Italy). There are some small good restaurants nearby - ask for advise the hotel staff. I like the old vine shop which is remodelled as nice family restaurant "Osteria A Priori" (Via dei Priori, 39), and "Il Cantinone" (Via Ritorta 6)
