Excellent Location 24 hours food supply (bread/milk/cereals)
Make sure you call and make arrangements for keys pick up, else you may end up standing outside for long. Room/Bathroom are not cleaned each day - the housekeeping only makes your bed. Can get messy if you stay for extended period.
Hotel location is perfect. We didn't even need to use the metro or buses to reach the most of the historical places in the city. Breakfast is enough and you can have it at any time.
Lavatory pan wasn't clean hence disgusting smell from the toilet. Suit was not soundproof.
Price and location
First of all the absence of a reception (the personal) and info about the checkin. No bell at the door and poor communication by the owner. By the street it's noisy and the bathroom was not hygienic.

The kitchen was open 24hours. We could have basic food and coffee. The Hotel is walking distance from Train Station and Main tourist attractions. Hotel was spacious and clean
There was no door bell linked to the Hotel. When we got into the building, there were no one to open the Hotel door. We had no phone & asked another Hotel to phone reception. We waited 45min after long train trip. Next time, I would organise with reception before I go. Make sure you know how to contact him. I would still use this Hotel. Very kind staff even though the start was not pleasant
Location was nice and close to many places, breakfast was not bad either.
Staff, room, entrance to the hotel required a phone call to a staff member & they had to come and unlock the whole floor to gain entrance, don't take the elevator (it doesn't go to the first, second floor for americans, floor)

The owner Matisse was lovely. Very friendly and welcoming, overall the accommodation was good and the stay was relaxing. The location was excellent. Would recommend!
Anywhere close, clean and nice.
The owner really knew Rome like the back of his hand and annotated a map with loads of things to do when we arrived. He made us feel right at home and was very professional. You could lean out of the window and look down the road to see the roman forum only 150m away! The breakfast offered good variety. All the facilities were well maintained and the room was well cleaned every day.
The one thing about this hotel that really, really annoyed us was that we had only booked 5 nights there. We would gladly move in! Don't miss the chance to book it!
Everything from the moment I walked in. For the price you get a clean room and bathroom. Breakfast (basic) is also available in the kitchen common area. Plenty of water bottles so you can grab one for your journeys and LOCATION. 3 minutes walk to the collaseum and other attractions. Anyone who complains about this hotel for the price need help.
A little hard to find. For future travellers its the big door to the left of the American sports bar. I recommend calling the owner on arrival so he can explain how to get in.

Nakissa Inn is about 20 mins walk from Termini train station. Less than 5 minutes walk from the Colusseum. Liked the 24 access to the kitchen. There was cereal, croissants, toast and jam and milk and yogurt in the fridge. Most of the staff were friendly.
The hotel is poorly signposted. You could walk past it easily and miss it. The owner (Ricardo) was late to let us in. We were waiting a long time even after we had told him our arrival time. I had to go up a floor to the hotel upstairs. The lady there rang him and he arrived shortly after. Ricardo was patronising and rude which was not nice to deal with at the start of a holiday.

The room was a fair size, great for me and the three kids. The owner/host whilst not there all the time ensured we had his phone number and even ensured my older two children also had his number in case of emergency. The place was clean and the air con was a great benefit after a day in Rome's heat. We would stay again. The location couldn't have been better.
The mattress has seen better days, a touch springy and leans to one side, but I shifted into the middle more and was ok :) A few more breakfast options would be good as the kids would only eat toast or a prepacked croissant. However neither of these were of any real concern.
The owner is very friendly and helpful. The location is perfect. WIFI does not work in the room sometimes, but ok in breakfast area.
Location was the best part. You don't need any public transport to get about. The stuff are kind. The hotel is renovated beautifully and it's clean. Very nice cute old style lift. Security is very good. The manager is very kind. Good size rooms. Ours had a large window to the street. Loved our room.
Make sure you make an appointment to check in since there is no one around! They could improve the breakfast. Wifi was temporarily off.
The man at the front desk was very nice. We had an issue one night at almost 11 pm. My husband came out to lobby to let my daughter and I in and the room door blew shut. With they keys inside. I felt horrible that I had to call him that late but he was very understanding. Food in the kitchen is available 24 hrs a day. Adequate breakfast. We bought fruit at the market across the street.
