Great location. Nice and quiet. All major sites in Rome within walking distance, plus restaurants right next door. Nice contemporary fit out and breakfast great. Helpful staff with good English.
Not much not to like. Really hard to find! No signage and had to call. Lift not working so had to carry heavy luggage up 4 floors. But that seems standard in Europe.

When we arrived they took us to a different building. The room was nice, but with spooky views. We complained and they moved us to a better room.
The location of this place is great. About a 20 minute walk from the Coliseum, 15 minute walk to the Vatican, 5 minute walk to the Pantheon, and 5-10 walk from great shops! The breakfast was nice and so was the staff! The beds were reasonably comfortable, and it was great that we had the option of air conditioning. We thought it was a great value for the money, and felt very safe. The old building was cool too!
The toilet was reasonably clean, but needed a better scrub on the inside. Also, the air conditioning leaked on the first night we were in our room, but for the next two nights it was fine (we may have over worked it the first night to be fair).

Very dull and depressing room, extremely dull bathroom, uncomfortable bed, bed covrer sucks, rubbish wifi, poor breakfast, scary building, elevator not working so you have to carry your luggage up to the second floor using stairs.
Location is ok, near to many things. There are 3 restaurants under the B&B. Room (and home) is clean. Wi-Fi is for free. Staff is kind.
We warned about the arrival time , but anyway we waited for 30 min out of the B&B to check-in. Breakfast is good, but poor. The water of the shower is not very hot.

The location was very central. We could walk everywhere we wanted to be. There were also three very nice restaurants close by. The room was very spacious and clean. With the exception of all the negatives mentioned, I will most definitely recommend this accommodation to friends and family and if I ever visit Rome again, that will be my first choice of accommodation.
When we arrived they wanted to book us into a different room (different location). That was unfortunately a very negative experience, because we had to walk through a very dirty alley to get there and the room did not resemble the room we saw on the website at all. Luckily I showed the gentleman my booking form with the address and insisted we stayed at the room that we booked. He took us to the other apartment. Unfortunately we then had to walk there, instead of being dropped off there by the transport that they organised for us and that we paid for. Another negative was that the lift was not working, toilet seat was broken, the fridge was not working and the blow-dryer only blew out cold air.
Position on Vittoria Emanuelle II. 3 nice restaurants on the little piazza frequented mainly by locals as it is just outside the Rome hubbub.
Room & bathroom very dark as the windows face to the inside and poor lighting design. On 2nd floor with lift not working - bit strenuous if you're on a long trip utilising maximum airline baggage allowance.

Full of dust everywhere. If you check under the bed.. U will see a huge amount if dust !! The w.c toilet had spots when we entered and we cleaned them by ourselves.
Personnel is very friendly, brekfast if ok. The balance price-quality is ideal.

The location! Most tourist attractions in Rome can be reached on foot within 20 minutes.
We were informed that breakfast was served at 8. In practice, this was 8:30.
The location of the hotel was perfect. About five minutes walk to Piazza Navona and ten minutes to Vaticancity. The restaurant in front of the hotel (Luigi) was perfect with excellent food!!!
The breakfast was terrible: two slices of white bread, a piece of cake, jam and butter. The staff was never on time with our breakfast so we made our own breakfast with a little help of a nearby supermarket. The hotel contains four rooms on the second floor. The elevator didn't work.
Clean, breakfast was simple but nice. Beds were comfy. Location was excellent!
We were lucky that we had a driver from the airport who then rang our accommodation for us (the driver was booked through the accommodation), as when we arrived at the apartments, no one was there. We would have been waiting some time, I think, if we did not have someone to ring for us.
Awesome localization: everything is there - close to Vatican City, Fontana di Trevi, Pantheon, etc. Great breakfast, nice rooom, Marcos (the host) is a gentleman.
The shower could be a bit cleaner, but nothing that you cannot deal with.

Location is superb! I walked only. Never taken any bus. So from the hotel I could easily go to Vatican easily via Emmanelle II and all the attractions such as Piazza Navona and Pantheon were really close by. There were many great restaurants in the distance as well. It takes about 30 minutes walk from hotel to Colosseo. The room was comfy and clean. Well design! The size was big. There were two bed side table, a dining table and large wardrobe which I loved. There was also security box that can be locked with key! I stayed for 6 days and I got a room that facing the square. I previously read the reviews before about the noise at night which was true but I didn't mind at all. It's noisy because there were a couple of restaurants nearby. I wouldn't say it's noisy cos they played nice music too :)
The shower hose was broken so it couldnt be hung. Breakfast was poor. It kept changing but mainly there were 4 pieces of toasted white bread and coffee, orange juice, jams, cheese.Occasionally I got yogurt and some jam rolls. I think it would be nicer if they add just eggs or sausages. My breakfast came quite late about 2 times during my stay and I was not very pleased as I had to go to the tour on time.
I read some really horrible reviews for this hotel which I really cant understand at all. We had the most wonderful stay at this place. The staff was very helpful. The guy named Marcus was looking after us and helped us organize a taxi etc. The air conditioning didn't seem to work in the beginning which was a disaster but soon after Marcus called the air-conditioning company a guy came and fixed it. The location was absolutely fabulous. There are lovely restaurants just at the doorstep and all major sites are within walking distance and a lovely little bookstore across the road. The room was beautiful and newly renovated. The lift worked but only when Marcus operated it ... I suppose he had a special key or something but it was good enough for luggage to be transported upstairs. There is about 4 locked doors to get through before you can enter your room which I found very reassuring for safety reasons.
It is a little tricky to find since its more a B&B type thing without a proper entrance/lobby/reception area but once you are at the square and found the house number it is listed on the door bell.The breakfast was very poor, the toast was stale and the croissants were still in their wrapping.
