The staff were rather nonchalant and had little command of English. Toilets had to be shared with others which makes it less family friendly. Our room was facing the road and the noise from motor vehicles were very loud.
The location is very strategic. Near the Vatican and a metro station. The rooms were clean.

No kitchen in the flat - electric kettle is NOT a kitchenette. Bath "ensuite" means in the room, not 2 baths shared by 5 rooms
All the staff was very friendly and helpful.

The staff didn't honour the reservation the first night and provided us with a very small room that was not agreed. The next day we were transferred to another property 20 minutes away from the one we had booked. That's not ethical and that's a fraud!
The location is excellent, couple of streets away from te Vatican.

Everything: The ignorant, obstinate landlady. The windowless "room" with the turned off, yet flickering light. The total lack of service and the breakfast voucher to the bar across the street giving you coffe and one croissant. A great place to leave!
Two blocks from the Metro

We booked a triple en-suite room with AC. En-suite meant we shared a toilet and shower with 4 other rooms, and AC was a fan. When I pointed out the description of what I booked, she shrugged and walked off. We arrived around 9pm and didn't realise this is not a hotel/B&B but an apartment with rooms and no staff at the location. We had to call and wait 20 minutes just to be let in. We were told we would have to move rooms after one night as a bigger family needed our room (and we were moved to a room half the size with a double bed and camp bed (much too short for even my 5'6''). If we had been told what to expect it would have been ok but don't tell us there's a bathroom en-suite when there isn't. The final night the toilet overflowed and was pumping out water which we discovered at 4am when it was ankle deep in there and was only a foot from our bedroom (two rooms were already flooded). When we called the owner to inform them they needed to do something, she shouted that it was 4am, she'd come in the morning. We advised the flood was getting worse and in danger of getting to the electrical cables. She called me an idiot and hung up.
Location, only minutes away from the Vatican museums. Plenty of wonderful and reasonably priced restaurants.
