    Very nice and cosy B&B, could be perfect place to stay in Bologna for a long-weekend trip for a couple, which was ours. Only 3 rooms, but two bathrooms, everything superclean (even when we were for 2 nights, we had a compelte change of linen and towels, and cleaning done in our room). On our arrival in the morning (not within the written fixed hours) we telephoned to the owner an hour before, and we had no problems with check-in. The owner speaks both Italian and English. Rooms are isolated from each other, the street is quiet. The noise from the boiler can be easily turned off :) Breakfast was the usual italian, brioche, some crackers, jam, butter, juice.. The great plus is a small coffee machine in the hall, so you can use it by yourself everytime you want to make coffee. In general it was a very nice surprise to find this place for not such a big price, i can only recommend to all who travel to this town.

    The only negative moment might be the location -about 20-25 min. walk to city center, about 15 min. from central train station. But if you don't mind walking a bit, it is not actually a big problem, also this part of the town is very quiet, and the street to the center is full of small coffee bars and shops.

    The rooms were neat and clean.

    If you can afford to stay somewhere else do not stay at this hotel. When you arrive you must make sure you tell them of the time you are arriving or phone them to turn up and let you in. I was fortunate because they happened to be there when I arrived other guests were not so lucky. Make sure you have a phone and access to email otherwise there is no way of contacting the staff if you have a problem. Because of a trade show on nearby, I had to pay more than twice the normal rate for the privilege of staying in a room that was supposed to be a bedroom, however it had the gas meter in and the clicking noise kept me awake all night so I got no sleep for the 2 nights I stayed there out of the 4 I paid for. You can turn it off to get some sleep but it means there will be no hot water. I had to get another hotel to get some sleep and the owners refused to refund me the 2 nights I didn't stay. So I had the choice of staying and not getting any sleep for 4 nights or paying the extra expense of finding another hotel during a period where hotel prices were two and three times the normal price because of a trade show. And given I was there to attend the trade show I really needed to get some sleep so I left. There was no hot water on the first morning. I tried to phone the manager / owner and they did not answer the phone and because they are not on site it was impossible to contact them any other way than by email. So I had to bathe by boiling the jug for hot water and using the sink or to have a very cold shower. Breakfast is not 'delivered to your door.' It is dried biscuits, yoghurt and packaged cake that has no use-by date on it so who knows how old it is. You get one tea bag and no milk and sugar. Do not stay in this B&B if they tell you will be getting the room with the balcony because that is the room the gas meter is in. It is behind the picture.
