Lack of room service, breakfast included in the price of the room but not available on the last day as we were leaving 30 minutes before breakfast service began showed inflexibility although they did run to a coffee

It was little bit scary to walk to the hotel at dark. Small path in dim light.
The location is perfect for visiting Venice. The staff at the reception was very welcoming and we were treated as real guests. When we reported some problems (i.e. with the warm water in the bathroom )the girls at the reception were very understanding and tried to get it fixed as soon as possible .The management apologized for this with a well appreciated gesture. Dinner was a great experience,very good ,and looking out over the Canal Grande . We would come back !

Location and decor.
- Excellent location, - Friendly & courteous staff, - Hotel was actually an old palace, posh and rich with old portraits and valuable objects & memorabilia, - The setting in the breakfast room and the buffet were exceptional: We felt like royals!
- We stayed in a decent size room, comfortable but was a bit dark, - The bathroom was too little, hard to maneuver inside, kind of like a compact bathroom in a boat cabin, -The bathroom has to be redesigned as it's not proportional to the luxury image the hotel is trying to convey, and - Lastly, being a smoker, I didn't appreciate having to go up the roof or outside the hotel to smoke a cigarette: It would be sufficient to just open the windows!

I loved the sitting and dining areas. Really somewhere special. Great views from sitting room, full of character, history and tranquility. The breakfast room is really something special too. Staff very helpful. Couldn't find the hotel at first and had to get a water taxi but it is on a prime location on the grand canal with excellent views. Breakfast is continental with eggs but excellent selection of cold meats and a large selection of everything else you would wish for in a continental. Large selection.
We were booked into the deluxe annex room on the top floor. Just over 100 steps. My mum is 70 and not good for her, no lift. No tea or coffee facilities. Staff did move us to ground floor apartment when it came available, which was much better. lots of stains on high quality carpet. If you want pristine this is not for you but it is still something quite unique and special.

location, old world charm, it was a little like staying in a museum, breakfast was good. Staff very nice.
first room we were in - called arabella was very noisy. This was due to a musical event taking place in the room above ours. This should never have happened and the management must have known this would disturb the guests in the room below. I made 5 phone calls to the reception who made promises it would stop but it continued until after midnight. The other thing which we did not like about the room was the toilet cubical which had a full length window between the room and toilet giving no privacy to anyone using the toilets facilities. We then moved for the next 2 nights to the deluxe suite. Our main problem here was the bed which was not level and gave my wife backache. For such an expensive place they could at least replace this worn out old bed.
They contacted us by email a week before and had to know immediately if we wanted an upgrade to a suite overlooking the Grand Canal. Of course not having seen the suite we agreed. This was not even near a 4star accomadation. The carpets were filthy and stained. No refrigerator that we were to get in our original room . There was almost 100 steps up to our room with no elevator with twists and turns with around 10 different flights of stairs. An elderly couple could not have done this on an everyday basis. We were winded and we are in our 50's and work out! The suite was big with 2 bedrooms that we didn't,t need and the view over looking the Grand Canal was a small window at waist hight that didn't,t open, now I know why they needed to know a week ahead as they knew we would not agree to this when we saw it, Shame on them!

As English nationals, we would love to have had tea making facilities in our room. It would also have been nice to have an English news or sky news channel available on the room TV
Our room was incredible. Right on the Grand Canal. The entire hotel was luxury and the breakfast was awesome. Fresh capaccino every morning by an expert! The staff was welcoming and friendly. Very helpful and a full tour of the facilities was given to us before we even checked in.

Location and service were excellent. The Palace was quite grand the dining room was beautiful and the breakfast was good. Staff in particular were charming.
Disappointed with second bedroom of apartment in the annexe. The apartment whilst spacious and quite beautiful needs modernising in terms of furnishings and maintenance. The bathroom was particularly poor. More stringent steps need to be taken in order to improve safety - handrails to stairs fire alarms in particular given it's location. It could be a real jewel given some improvements.
All modern day facilities in a 16th century setting! Amazing location, authentic furnishings yet modern beautiful bathrooms, kitchens, etc. Staff makes the stay well worth it, very accommodating! Take a water taxi on arrival & departure
Two days was not long enough, this was a stopover before leaving Venice airport, no elevators in the Annex which was fine for us but ask when you book

Francesca and Luca were simply divine - family rather than staff. Nothing was too much bother and felt truly spoiled by end of stay.
Mattress was a little hard for personal taste but as that is specific for each guest is hard to rectify or pre-empt! Everything in the hotel was both beautiful and welcoming.
The staff at the Pisani were exceptional. They were pleasant, would help you with anything that you needed and just really good people. The breakfest was very good and always enough even at the end of the serving hour. The location is a bit remote but being on the water and being able to open your window and view the traffice (gondolas) on the grand canal was Venice as it shoule be experienced.

Difficult to find. Stairs to go to the reception and more to go to the dining room and salon. The rooms take shabby chic to a new level !
The location is perfect, just a few steps away from a little square with excellent restaurants and shopping. Its away from the crowds, which we liked. The beds are horrible, but everything else is amazing! It's truly like slipping into a dream. Don't take public transit there, just spring for a water taxi ride. Worth it-
The beds are among the worst I've ever slept on... It's like a cruel joke. They try to slide two single beds together, but both beds slant horribly and they feel like they are 100 years old. Absolutely unacceptable. That said, I would still stay here again and again because the staff, location, food, and feeling is unbeatable.
