The property is difficult to find if you are driving and if you are not travelling light it may be a challenge to lug your luggages up the floors to the reception of the hotel on the second floor of the building (there are no lifts)

Hotel is on the second floor of a building with no elevator (about 40 steps).Impossible for people with disabilities. Staff is not attending after 7:00 PM. A few hundred meters from the hotel parking lot (25 min limit at the hotel).
Friendly staff, excellent breakfast, fanatastic rooms with high ceilings and frescos, complementary minibar. Really high standard of accommodation and overall an excellent stay.
Only negative was that the double bed was made of two single beds pushed together.

Parking is far and there is no elevator.
I had always wanted to stay within a walled city. This was amazing because it was also a palace. Beautiful painted ceilings and walls, luxury bath, and views overlooking the history week parade, and dining area views over the countryside. Nearby restaurants referred by the staff were outstanding! We had our dreams fulfilled.
Superb sitting room, the bedroom, the bathroom, the balcony and view were all wonderful. Couldn't ask for more.

This was our favorite place out of the 7 hotels we stayed at while in Italy. Melania was friendly, welcoming and helpful- provided us with perfect driving directions to dedicated parking spots close by and made recommendations for nearby restaurants. The palazzo is beautiful, rooms comfortable and quite lovely, fantastic bath, very well equipped. Breakfast very good served in a beautiful room. The location was perfect-close to everything in the charming town of Montepulciano. We stayed 2 nights and wish it could have been more! Highly recommend!

Not a good mattress, very saggy and needs to be replaced. Hard to find location the first time
The hotel is part of a huge old building and the room was very nice, well appointed. The hotel's location is very central for wandering around the amazing town of Montepulciano & the reception lady was extremely helpful & accommodating. Mini bar was complimentary as well as tea.coffee facilities.
Be warned that the town is full of one way streets and no entry zones. No parking on site although there are a few (free) spaces reserved for hotel guests in a local pay & display car park BUT it's a good 300m UPHILL walk then another 200 m along the cobbles so you absolutely must drop your bags off at the hotel (which we couldn't do as the streets were closed due to a festival) obv not the hotel's fault, but feel this should be mentioned on their website. Out of 4 bookings that day we all apparently got lost trying to find the carpark/hotel so would suggest that the hotel looks at ways to improve the directions they give. Our in room ice machine didn't work- Staff said it would work within 20 mins of turning on, but my hubby said it easily needs 24hrs to cool down & start producing, so maybe need to keep it on all the time?
TOP class, the Palazzo is realy noble and you will feel like the prince. Despite the historic frescoes and georgeous interier, the bathroom and other equipment is modern and fanttatsic. It´s even better than on photos. Free minibar, icemaker in the room, bathtube for 2, wifi fast, brekafest in lodge. The Stephanie helped us to find good restaurants - best is the La Pentolaccia is 100m from the Palazzo. Recommedation: by the dinner we found wines from Montemercucio winnery- is 2,5km from the centre of Montepulciano and you should visit them - managed by 2 brothers, who started in 2007 to continue grandpa work. Startes as teenagers and create excelent wines, grapa. Ask them for the story of Vinsanto 1986 and you will see the modern fairy tale.
Just small issue - we were close the server room and the cooling was quite noisy hovewer after nice diner and excelent wines, you will drop off anyhow :-)

No hlep to carry bags up the stairs to a first floor hotel and no direct access from street. Breakfast very basic

Room comfortable, and 18 year old daughter had her own loft room. Eat dinner at Osteria Acquacheta - via del Teatro 22 - brilliant!!
Airconditioner was broken and we could not switch it off. It did not work in our room but only in the loft room and was directly onto the bed so my poor daughter had to sleep in thick jersey as she was ice cold. There was only 1 staff member who went away in the afternoons for a siesta and left at 7pm in the evenings, so there was no one to contact to help us switch off the airconditioner. Also not allowed to leave our suitcases in hotel after check out because the staff member goes away for her siesta. Unacceptable for a 4 star hotel!
The room was stunning with fresco's on the roof and the turkish bath/sauna was exceptional. The staff were friendly and very helpful, the location was brilliant, the recommendations for dinner and visiting wine cellars were spot on

The food for the breakfast is not well compared to the nice hotel standard. The parking area is little bit far.

Parking was better when behind the hotel but the new parking isn't too far and is still free. Would recommend dropping bags at hotel before parking

We loved the splendor of the high ceilings and the Turkish bath that was attached to our room. We also liked the breakfast served in our room every day and the attentiveness to our requests for changes in the contents of what was served. The hotel host was very helpful and helped us book restaurants and plan our trip in the city and surrounding area. Also, just opposite the hotel we dinned at a little pizzeria that is always nice to have if you arrive late. All in all a wonderful and memorable stay.
The water pressure is a little low. OK for a shower but takes a little to long to fill the bath. Yes, I know we are a pampered couple, but that is why we picked this hotel in the first place :) In any case, I mentioned this to the hotel owners and I hope that they will find a way to fix this minor issue.

everything really, Perfect hotel in a beautiful location. Very friendly welcome and service. Room was beautiful although we didn't have one with a view over the valley which would have been better. Breakfast was fantastic.
