The best is location.
The quality of cleaning is very poor. They didn't clean under the bed minimum couple of years. The reception is very ambitius but not pleasant and helpful. Everything you need to check and ask not one time

The location is good, as the hotel is near the centre.
The staff was rude, the service was horrible - they did not even offer to help me with the luggage when I first arrived! Worst hotel experience I've ever had in Milan.

Location is absolutely great. Right in front of Santa Maria delle Grazie Church. You can walk easily to the city center (15min). Breakfast also very good. Bedroom a bit old but good.
Park the car is a problem. You end using a private garage that is in the same street of the Hotel, paying 33€ per night.
Location was ideal - right near the train direct from the airport. Literally across the road from the "last supper", walking distance to the main centre of town.

We have stayed in the hotel a number of times in the past few years because we've always found it very good but we feel that it now needs substantial redecoration and upgrading.

Location is very central. Helpful staff -(could order you a taxi to arrive within minutes). Good, quiet air-conditioning in my room (3rd floor). Beautifully clean. TV worked well - very clear reception, though English programmes only offered the news.
Breakfasts were a little disappointing - lots of cereals and cake, no brown bread, though, and not a lot of fruit/vegetables.Scrambled eggs and bacon always there, also a machine for boiling your own egg/s. Pillows were a bit 'solid', but otherwise bed very comfortable.
Many mosquitos at night, AC turned off at night as well, so it made for uncomfortable time though beds were comfortable.

The hotel is in a residential area, so it's fairly quiet on the weekends. It also has beautiful courtyards and almost feels like a retreat within the city. If you are looking to get away from the hustle and bustle of the city center, this is a great option.
I didn't get much information or guidance at check in about any of the services. For example, I had to ask where breakfast would be served, if they offered wi-fi, if there was a restaurant on site. When I asked the staff was helpful, but it would have been nice to have that information at once whether in the room or at check in.
