Location and staff
Proximity to San Stae with direct service to airport. Plenty of good restaurants within a few minutes walk. Nice breakfast room with fair choice to start the day. Warm bathroom and hot shower. Comfortable bed and pillows
Nothing, except the occasional light rain
The housekeeping was excellent. The breakfast really good. The vaporetto stop right there. We felt safe in the area, and some great restaurants nearby.
Some reception staff not over friendly. When I questioned something about my booking, they said that they had nothing whatsoever to do with Booking.com. Well in that case how did I book their hotel?
Room was beautiful, staff were excellent, location was terrific!
We were greeted by Paolo the owner at the train station and he carried our luggage to our room which was a short walk but with many stairs. Everything was just as promised. At the end of our stay he met us at the room to carry our bags again. The view from the patio was awesome.
The amount of stairs and walking might be hard on some.
The location of the hotel is great, an easy 10 minute walk from the main train station, even in the dark. The staff was friendly and made us feel at home. The room was small but comfortable and great views of the Grand Canal, even when booking thru a third party website.
Wifi is available in the lobby but not in the rooms.
I thought the hotel was beautiful! I like how they kept the original ceiling and other structures within the hotel. The water bus stopped within feet of the hotel. Was within walking distance to the Rialto Bridge. Breakfast every morning was very good, with a large selection of sweets and meats.
We were given one key which operates the a/c and lights. When you leave your room, the a/c will not operate. Coming back to a warm room which takes a while to cool, is not comfortable, at all. Our room never had wifi. I did mention the problem twice, but was never fixed. I was not charged the extra fee for the wifi.
Fantastic location - though a little hard to find in the dark. But truly a fantastic property. Would very happily go back - breakfast was good, rooms were beautiful.
Nothing to not like about the hotel... part of our trip was spoiled by rain - but that is all!

2 mins walk from S. stae, only one small bridge to cross if taking bus No. 1.
Great location, next to San Stae water bus stop and walking distance to St Marks Square and Rialto Bridge. Good breakfast. Lovely, helpful staff.
Our third floor room had small, floor level windows. Obviously to do with the conversion of an old building, but made the room dark and it was odd not being able to look out, unless you were lying on the floor! Charge for wifi - annoying for a hotel is this price bracket.
I loved this hotel. My room was beautiful, large, clean and quiet and newly renovated. It was so easy to get to from the train station and it was in a very safe area and not a problem to access other areas of Venice - major tourist attractions. The breakfast was excellent and the staff was extremely helpful with directions and suggestions.
As far as the hotel I loved it and found the service here far better than a lot of the service at some of the local places I visited. Venice was beautiful but did not get the same cultural experiences as I did in other cities. There seem to be a very small Venetian population and I did not feel that safe at night and was glad this hotel is a 1 min walk from the water bus stop.
The Location is superb, on the Grand Canal, 5 min walk from Rialto Restaurants, Shopping, and Museums.
A hidden gem of a hotel - right next to San Stae so convenient for the Alilaguna from the airport (27 euro return). Great room and excellent staff and breakfast. Close to excellent restaurants and bars.

the water in the bathroom was so cold can't take bath.
The position of the hotel was away from hustle and bustle of san marco. We would have liked a bit more variety in the breakfast.the bathroom a bit cramped.
They were all helpful and polite. Breakfast was nice and calm and nothing was too much trouble. I would and will return there.

Very indifferent front desk personnel. Not friendly and treated any questions as a distraction from their computer screen. Very poor internet reception anywhere but main lobby and separate fee for such. We have travelled all over Italy and this hotel is the only one that charged for wireless that was generally poor and unusable. We cannot reiterate the lack of congeniality by the reception staff.

Great location. Davide and his colleagues were super friendly and helpful. Breakfast girls are great too. Very clean room and facilities. Stayed in Amadeus suite -- highly recommend. Gorgeous views of canal. Delicious and convenient restaurants in the area. Being right beside the San Stae ferry stop is super convenient too.
This hotel is a treat.. Stunning with a great location away from the teaming masses of San Marco but with in easy walking distance Surrounded by fantastic little restaurants! Would highly recommend!!
Internet not the best in rooms
It was away from the crowds of San Marco area but the advantage of the water bus stop beside hotel made everything accessible. Some good restaurants within walking distance
It would have been convenient if they had a small restaurant in the hotel,even for a light snack with a drink etc.
