Staff was very helpful and location was wonderful if you can cope with a bit of a walk from the train station. great base for seeing the sights of Venice. We stayed in the annex, so there was a bit of a walk to the primary building for breakfast - very manageable though. |

We chose this hotel because of location and price. The location was great, only 20 minutes walking to San Marco and easy walking anywhere in the city. Plus the neighborhood is great, lots of nearby bars and restaurants away from the crazy touristic center. The rooms have lots of space, a nice bathroom and were super clean, but don’t be expecting a great view. The breakfast was good, some cereals, croissants, yogurts with juice and coffee. |

This hotel is in a quiet, yet convenient, location & has a very nice helpful staff. The entrance is off a little alley, but found out that about 75% of Venice has entrances off little alleys. When we were checked in we were told that that our room was in another building. . A porter helped us get our luggage to the room which was about 2-3 minutes away. Our room was large, nicely funished with king-sized bed, couch, table with 2 chairs, dressing table, flat-screened TV, hidden frig., safe, and a large wardrobe. It was very clean with beamed ceilings and wooden floors. The bathroom was large. Best surprise were three large windows overlooking a small canal. Great location-6 minutes by water bus to Piazza San Marco. Should have 3+ stars! Beds were a little hard. |

Very friendly staff. Nicely decorated room. Tasty breakfast. Quiet rooms. Adequetely equipped rooms. The rooms are too dark as the window practically is sticked to the other building due to the narrow street. |

Got free upgrade on arrival. Had free internet too which is a bonus. Hard to find the hotel as it is down a narrow foot path. Also, everytime you left the building you had to ring the bell for someone to let you back in. Breakfast average and could have been a lot better. |

Excellent location - very close to Accademia vaporetto stop (on one side) and the Zattere Alikaguna waterbus stop which goes directly to the airport on the other side. Very convenient. A pharmacy, wine bar, trattoria and cafe/sandwich shop within steps. We were given a photocopied map of Venice upon arrival, which was helpful although a bit hard to read. Due to the location of its entrance on a very tiny side street off a canal, more detailed instructions on how to find the hotel would be helpful. We knew more or less where it was but without either a detailed map or detailed instructions we were forced to walk around for 20 minutes with our luggage looking for it and asking shopkeepers. |

Very good location. Excellent bar for lunch and restaurant for dinner almost next door. Very good for Academia and Guggenheim. Opposite one of the few remaining Squero (gondola botyard) in Venice. The lift was very small and slow. Breakfast could have been better but the coffee was excellent. |

They have got a very friendly staff. The breakfast is really good. An excellent location Despite having problems on the first night, when we had no heating in the room, on the second day they provided us a much better room. On the first night they had put us on a room with no heating beside the stairs. That room wasn't soundproof so the noise from people walking outside was unbearable. We complained and on the second day thay provided us a much better room. |

Pleasant staff, large room, and the breakfast. We enjoyed the location which was quiet and easy access to a main crossing bridge and boat dock. Hard to find! There are two streets the same name not far from each other and at night it took a little while to find! Google only picks up the wrong one. |
