No tea and coffee facilities in the room. Very small bathroom and shower recess.

Thin walls lots of older couples. Felt like us and our friends had to always be really quiet.
The hotel was located in a good area and only 20-25 minutes away from the main attractions. Hotel was clean and the staff were brilliant. If you only want a hotel to sleep, then this is good value for money. If you want a luxury hotel, spend your money else where, if your on a budget, this is the place.
Staff was helpful and friendly and always available. Able to leave luggage at hotel as we arrived early. Great breakfast. Room was small, but comfortable. Quirky hotel layout and the tiniest elevator!
Entrance is via a very narrow, dark alley, that was hard to find. Fortunately, it is lit at night. The rooms are all off a central great room, and noises from the hotel desk can be heard very easily. Also, didn't like that the door opened into this public great room.

Great location, just 10 mins walk just san marco and rialto bridge, 2 mins to grand canal/water bus stop, Private taxi can drop off outside hotel. - (handy with suitcases,) Spacious and clean traditional room - I advised when booking it was my wife's birthday on our 2nd day and they left us a complimentary bottle of prosecco in our room and a card for her.
Scaffold erected outside one of our (two) 'canal view' 1st floor windows from next doors building work which blocked views. Builders also appeared outside of this Window during the day forcing me to close the curtains and darken the room. Dimmer switch would be nice for main light
Great location! Near the major sites but tucked away from the tourists.
Walls were thin, you could hear a significant amount of noise from the front desk and breakfast room. Bed was two twin beds pushed together.

The staff were great, did a lot for us.
Our room was spacious and had a great view of the canal, walking distance to all attractions.
The hotel operated out of two buildings. Main hotel building was dark and dodgy, in a very narrow passageway, had a suspect lift and staff were not always helpful. You were pretty much on your own - felt a bit like backpackers lodgings.
Peaceful location and easy to get around
We enjoyed our stay immensely! We were very pleased to find a hotel that could accommodate our family of 5 at fairly reasonable rates. Also, the breakfast was very nice. The location was great- easy access to the water bus or a nice walk to everywhere.
The front door is hard to find. The street address is definitely correct, but it was more an alleyway than a street!

Brilliant location and views.
The room and the bathroom were nice and large. The canal view was incredible and the location was the best. Who could complain? Valentina was helpful and told us good places to eat.
Excellent location for exploring Venice. We had a good sized room with it split into two which gave us ample space. The boat bus was only five minutes from the hotel although we rarely used it as everything was within walking distance. We had a warm welcome and although the reception was at the other half of the hotel it was available at all times by phone and just round the corner for checking out.
The breakfast was basic although ample.
Excellent location, Dorsoduro is less busy than other parts of the city with restaurants in Campo Santa Margherita and Zattere nearby. Beautiful room, nicely decorated and clean. Very smart bathroom. Excellent breakfast with a good selection of tasty rolls. Helpful and friendly staff.
If you don't like small elevators, bear in mind there are three flights of stairs to climb.
Location to water buses, walking distance to lots of sights.
The location was great. Near the Accademia, walking distance to great restaurants, shops and markets. The room and bathroom were clean. Breakfast was plentiful and on time, in the little common area, just outside our room.
The room that we stayed in was in a separate location, around the corner, from the front desk contact. When we had a question, we had to exit our building and go around the corner. This wasn't a big deal, just a minor inconvenience.
Location, price, free wifi and decor
Having stayed several times at Palazzo Guardi, it has always lived up to its standards. The breakfast was good and anything asked for was given. Simply lovely staff, and it is for me the best location in town, Dorsoduro, Zattere and Accademia being as serene as the Serenissima should be.
Firstly, the old elevator is a time waster. Secondly, we were put into the adjoining building on Calle Pistor which although quiet, was not as nice as all the other rooms.
