location is great, a few minutes from Rialto Bridge, and with lots of restaurants and bars all around. Venice was flooded one day, and the great staff even lent us wellies to get out!

Location, value for money, heating. Found the property easily, despite the negative comments we read before we went! Look on google maps before you go! And ask along the way! Only 20 min walk from station, staff really friendly despite our late arrival, we were located across the square in a different building, not a problem, bar for breakfast on doorstep and evening drinks and nibbles next door but one! Good value pizza And trattorias 30 metres round the corner. £160 for 4 nights for 2, less than 5 mins from Rialto bridge, excellent!
Cold room, cold water and no Wi-Fi or reception in the building we Stay. Besides we left the room for half an hour and when we came back all my money was missing! It was the worse hotel I ever stayed in my life
Broken toilet, old furnitures, very old beds, cold water. We couldnt make a shower...so cold. The worst hotel ihave ever lived!!!
Beautiful converted old Venetian home, quite clean and with a good bathroom.
Breakfast was good, but there was no jug with which to make tea.
The rooms were very large!
It was hard to find at first it is tucked away in an unusual corner. Once found it was great!
When we arrived and saw the building and got in it was a bit scary, but once we went up to the actual entrance to the hotel it was great. It was just a couple of minutes away from the Rialto Bridge, and a few more to the Piazza San Marco. Good internet connection. Our breakfast was served in the room, and it was a good selection of breads, juice and milk, with jams, nutella and butter. Very big room! Closet. Looked like a lot of things were just fixed, so bathroom was modernized. Staff was great and helped us out a lot! Especially the guy that seemed to be the owner Ivan, and the other one that stayed at night (I can't remember his name now).
The single beds could have been a bit bigger. Please talk to the rest of the building and fix the entrance, that way it doesn't scare other people.
The location is quite good and the day staff is nice.
The room was very dirty. Spiderwebs on the windows, an used towel stuck behind the bathroom radiator, a LOT of dust under the bed and in the 3 days we were there the floor was never cleaned - very muddy! The night staff was incredibly rude. We travelled with a small baby and asked for an electric kettle to warm up some water. No, they are not willing to spend 10€ to buy one and the kitchen is in the main building 3 blocks away.
The dust and dirt in the apartment was awfull.
A place like this is somewhere I'd love to live in one day. My fiance and I were looking to buy a home in Venice anyway, something in this district could be perfect. Friendly staff, safe night life, friendly neighbours, good vibe.
Really close to Rialto bridge and lots of restaurants and bars close by. A bit tired decor wise and not exactly spotless, but great value for the money with an extremely friendly and helpful manager too. Would stay here again
Friendly and helpful staff eg. In case of flood were provided with rubber shoes for free to enable us to visit San Marco :). Nothing was problem. Fine breakfast. In the core city centre. And a window view to the canal, we could see every day how normally the city works...
Ivan the day clerk is the only reason every score is not "poor". Inexpensive compared to rates you find in Venice but savings were not worth the nightmare check-in experience.
Long walk or water taxi ride 4 stops away from main train station. Evening clerk gave bad directions, was unwilling to help my wife with bags or anything for that matter. Which led to 2 bottles of wine from cinque terre being dropped and broken. Our room was located off site and we had to chase after the clerk to find it. No temperature control so our room was hot as an oven after lugging bags all over Venice. Only relief is to open the windows with no functioning screen so you get eaten by mosquitoes all night. No stand up shower. The clerk said "you should pay in cash when you check out since you are only here for one night" are you serious?
The location was brilliant, close to the water taxi dock/train station/bus station, and about 20 minutes walk away from Rialto Bridge. Lots of shops, cheap restaurants and supermarkets nearby. Staff were very friendly. A lovely little apartment.
Can be very noisy at night. The double bed was just two single beds which moved apart very easily.

impossible to find the hotel. we arrived in the evening and there is absolutely no hotel name sign anywhere. after being helped by a Venetian, who also had some trouble finding the place, we finally arrived, only to find a note on the door that the staff would return soon. if not for the assistance we received to find the hotel we would have been on the street for the night!
Location, close to Rialto Bridge, great area to explore Venice. Staff, friendly and helpful. Room spacious for family, like an apartment, with proper beds for the children.
Only minor points - would have liked a kettle (being British!) - had a mini kitchen though. Shower was difficult to use. TV extremely small (to be fair did not use as we went out exploring!).

Good location once you find hotel
Very hard to find when you first arrive. You will have to phone the hotel and be guided to a door through a restaurant where a tiny brass plaque says palazzo rosa and then ring an intercom. Very stressful after travelling and arriving in the dark. Took an hour to find it.

Seemed like the only cleaning service was to change sheets. The room was dirty and when we checked-in there was someone's sock left under radiator. The sock was still there when we left in two days. Also, a doorknob into the bathroom kept falling away and nobody fixed it. The hotel is clearly overpriced, but that looks normal for Venice.

Advertised incorrectly, the annex rooms are in a different building which is no where near as nice as the main hotel
