The great location, the cleanliness of the hotel, the friendliness of staff. The breakfast staff were very slow to clear dirty tables, we had to clear it ourselves. |

Revisiting places we went to 10 years ago when I attended an Italian language school for 4 weeks The bathroom was much too small. It took me 10 minutes to work out how to get into the tiny bath with shower, my wife gave up on her attempts to get in the bath. The hotel is in serious need of decoration |

Hotel is very easy to reach from the train station and is in close proximity to a number of Florence tourist sites. The location right on the Republica square can be a plus and a minus. We had a room facing the square and it was great for viewing activities on the square. But one restaurant/cafe has music playing until I a.m. Nothing but be aware of how noisy it can be if facing the square. |

The hotel is very centrally located, great view over the Piazza Della Repubblica - 5 to 10 minutes walk to most (if not all) of the interesting sites in the historic center. What is a benefit in terms of central location, is a drawback in terms of noise when having a room toward the piazza - even on weekdays, there's music until way after midnight. But it didn't bother us too much... |

We enjoyed our stay at the hotel. It's very central to restaurants and the mian sights of Florence which suited us great. The hotel was comfortable and clean. The staff were freindly and spoke english very well. Great place to stay overall. The bathroom was very small and not well laid out. |

Breakfast selection was great! There was croissant and jam, bread, cereal, cold milk, orange juice, water, coffee (the american kind), hot milk, cheese, sliced ham, and yogurt. As a coffee addict, being able to have that coffee first thing in the morning is wonderful. The hotel needs to better maintain its rooms. We stayed for three nights. The first room did not have a working air conditioning-- the fan blew, but the air was not cool. It was 90 degrees out and there was no breeze. |

Location is good, is at a very prominant square hence the evenings can be wonderful. The hotel is on the older side, entrance to the hotel is not easy to find and the way to the rooms from the reception is a little complicated. |

We loved the central location of the Pendini and the character of the building. I felt that it was over-priced and was disappointed with the breakfast options. |

The room(s) provided sitting areas which worked well for us as we were travelling with 2 other couples. The breakfast was great. The staff were friendly and helpful providing info eg. on places to go for dinner. |

The location is just perfect! Close to all attractions of Firenze. Very noisy in the night, so, I was obliged to sleep with ear plugs. |

The room was spacious and had a breathtaking view over the Piazza della Repubblica with many monuments visible around Florence. Staff was friendly and helpful, rooms and common areas were well-appointed. Bed was comfortable. Location cannot be beat - right in the middle of everything - you could walk anywhere you wanted to go. Free wifi was a big plus. The breakfast was adequate but nothing special and by the 3rd day became boring. Some might be bothered in an outside room by the noise from the Piazza but I loved being in the middle of the action and the view was inspirational so I wouldn't have traded for an inside room. Closing the shutters (two sets) might help if you do not like the activity. |

Sam and Justin welcome was great anf their advice on the main sites was invaluable. They allowed us to make the most of our 3 days in Rome. Hopefully will return some day. The breakfast room was very small and some people grumbled as they had to wait. Yes it was small and we had to wait, but some people should learn to relax and enjoy the experience, for us it added to the charm/quirkiness, so this is not meant to be a criticism of the hotel. Thanks again Sam and Justin |

Not only is this hotel excellently located right by the Ponte Vecchio, but it also has a panoramic roof terrace for a relaxing meal or drink whilst admiring the beautiful Florence skyline. |
This charming hotel, housed in a restored 18th century palace, offers comfortable accommodation in front of the Teatro Comunale and just a short stroll from the city’s main historical attractions. |
The address says it all! Overlooking the beautiful church of Santa Maria Novella, Rosso23 is a modern hotel in an ancient building, set right in the heart of Florence. |
This elegant hotel rests in the heart of Florence, just a few steps from the Santa Maria Novella train station. |
