The room was very comfortable and the bathroom was great for Italy. The view and location right next to the Spanish Steps gave you a feeling of really being part of the heart of Rome. Loved looking out on the Steps while eating our breakfast in our room....many times before they came to life and it was so serene and peaceful. What a contrast to all the later activity! The metro is about 50 steps away and we went all over using this system. Would not hesitate recommending this gem to everyone we know! Nothing. Everything was great.

Location location Location. The hotel has the best view of the Spanish Steps and it is in the heart of the one of the most popular tourist areas. Very simple room but the view makes up for this. Also, reasonably priced. Not much in the way of room service. No kettle in the room.

Great location, easy to get to all the main point of interest. Staff were friendly. Hard to find as no sign, staff didn't understand English very well. Our first room had thebest view but wifi didn't reach that end of the hotel so we were moved to a smaller room with worse view. Breakfast is served to your room but there is no menu so you have to pre plan ur meal and the time you want it which is difficult as you don't know when you'll be awake. No phone in room and reception not always staffed. Also being directly next to spanishsteps means be prepared for young drunks yelling till 1am every morning.

We are traveling to Rome every year, from now on this hotel is going to be FOREVER our destination due to : 1. amazing view ( all rooms are facing the Spanish steps. We were renting 3 rooms ) 2. great price ( absolut great value for money ). Not possible to get better price in this part of downtown. 3. Nice and friendly staff. 4. Best location in down town - short distance to everywhere 5. Right on the subway station ( Piazza di Spagna ), but no need to use it as it is close to everywhere. We liked everything, but what can be improoved is breakfast, as we got croassant and bread with jam every day. No big deal though.

Very friendly and helpful staff - especially Roberta the receptionist. Location is probably best in Rome. View of steps is great. Would have been extremely difficult to find if taxi driver did not point out the 20 above the door.

It was central, clean and warm. The staff were very friendly and helpful. The bed was very comfortable and the ensuite facilities were good. I would have liked a kettle so that we could have made our own tea or coffee.

We had a wonderful view of the Spanish Steps from our room. The room was quiet with the windows closed. The free wifi worked well. The room was clean and neat. The staff was nice and helpful. They stored my luggage until I could check in, provided maps, and suggested restaurants. Breakfast was served in the room. We had cappucino and pastries. The Metro is beside the building which the hotel is in, so very convenient. There are lots of good little restaurants nearby. I would stay there again. It was hard to locate and enter the hotel even though I had no difficulty finding the building and knew not to expect a traditional lobby on the ground floor. The front desk is manned only part time, so it is best that you arrive when the front desk is manned. Instructions on the website need to be more specific. You need to ring the doorbell at the downstairs entrance. The hotel is one of several establishments in the building (including Relais Peirret Hotel and private residences). Then you take a tiny elevator up to the 4th floor (push 4) and enter the hotel. The doorbell on the 4th floor does not work and the doors are closed and locked often. Once you check in, you receive 3 keys, to the 3 doors you may have to unlock to enter the hotel and your room. -- The taxi drops you about half a block from the hotel, as they often will not drive into the piazza (there are so many people).

What a great location and a great view overlooking the Spanish Steps. We would wake-up to breakfast in bed and enjoy the sites and sounds of Rome. The staff was extremely kind and helpful. Definitely going to stay here again.

Thanks to Francesca at the reception, she was lovely and helpful. I suggest to everyone to stay in this hotel, excellent location in Rome and very good view room for Piazza Di Spagna...there is wireless in the room and well enough breakfast which they brought our room.

The staff and room were wonderful. Very helpful to the maximum that could be provided, considering the metro mess. Unfortunately during our stay, the Red Metro line was out of commission, and therefore an overcrowded ma5 shuttle was provided... Not convienient, or safe. Under these circumstances, a taxi was necessary for return travel to the train station. Second, minor criticism... The brioche could have been slightly heated with a convection oven, making it taste fresh... But the cappucino was delightful.
