The facility was in a quiet location with easy access to the sky rail to the old village. The staff were fantastic and I would recommend this as a stay for any body that wants a relaxing few days.
WI FI was limited
We stayed three nights in early July in Room 112, ½ flight up from the street. Mrs. Picchio has 3 or 4 buildings on this side street. The room was very nice and modern looking. The room and bathroom were a good size and clean. There was little traffic on what appeared to be a dead-end street, so the room was quiet. Breakfast was very good, with 12 cakes home-baked by Mrs. Picchio. You may notice that we obviously talked with her a bit (good English) and she was helpful. In addition to the cakes, there was Italian bread and croissants (I think). She had hard-boiled eggs, cheese, yogurt and juice. She also had a basket of fruit. We would stay again. The location was convenient to the train station, a five-minute walk and easy to find. The funiculare is at the train station and takes you up to Orvieto. There is also a bus that runs all day and after the funiculare quits at 8:30 pm. The bus up to Orvieto is not as convenient. The location is also convenient for getting to Civita di Bagnoregio since that bus leaves from this same transportation hub.

you need to be aware that you need to go up to Orvieto from the hotel. this is okay as long as you don't want to stay there until late in the night.
Fabulous hotel in perfect location overlooking local house and garden. Lovely rooms with balcony...quiet and very comfortable and clean. Heaps of hot water, breakfast was amazing. 2 minute walk to funicular up to old town. Wonderfully friendly staff. Could not fault.

English speaking (not a standard in Italy :-)). You can have non-sweet version of breakfast, delicious homemade cakes. Large room with all the things for your pleasant stay. Friendly and helpful hosts.
Everything was great. Warm welcome, great sellection of cakes for breakfast, the owner made us feel great. And to have a car in garage while 30° C outside is realy worthy.

Quiet friendly hotel in a good location, just a few minutes from the funicular up to the old town. The rooms have balconies with flowers and you feel that you are staying in a neighbourhood. It's very convenient if you have a car as you can park safely outside the hotel or in their garage (small fee). The breakfast was excellent.

Very close to the funicular to old Orvieto, which is nice. We had spacious rooms in a building across the street from hotel and our vehicle was parked in a secure garage under our rooms. Breakfast was great. The owner was very friendly and baked a lot of homemade pastries.
Hard to find and on a very steep hill, which may be tough for elderly guests to walk down and up.
This hotel is very convenient to the Orvieto train station. We arrived by train and rented a car the next day, so it was perfect. Surprise good things were a delightful terrace outside our room, and the wonderful breakfast goodies made by Nonna and served with coffee made by her granddaughter.

Excellent value for money with such helpful staff....the very proud owner made us very welcome. If you like cakes for breakfast this is the place for you! She had been up during the night baking 13 different cakes for the buffet breakfast! The location is pretty good with a very short walk to the funicular which whizzes you up to the walled town in minutes....and only a euro each way. Parking on street is available but a very reasonable €5 a night for secure garage parking is useful. The hotel was very clean, the room was more than big enough, beds were comfortable....we will be back for sure!

though not luxurious, the room is very cosy, clean and comfortable, free wi-fi is readily available, staff is very helpful and hospitable, the 2 Pauls we met were all very friendly. Owner (?) Giovanna is one of the best, if not the best, host I have ever met in our travel life. My wife is so fond of her (and vice versa), that they had a big hug when we departed Oriveto.

uphill is so hard.
It was extremely close to the train station. We just walked across the street, and up a steep hill (by the way) but it was right there. Family run. The breakfast is homemade by Mama and it's her famous tarts that are old family recipes. They are very accommodating to everyone. The tram is down the hill to get to the top of the mountain to Orvieto. Very convenient.
The walls were a little thin that you could hear other guests coming and going. If that doesn't bother you, then it's good for the value, location and convenience.
The funicular stopped at 8.30 therefore couldn't eat in town and nowhere decent to eat locally. Avoid Trattoria Valery at all costs
Fresh homemade tarts for breakfast and "grandma", the lady who makes them and treats everyone like family. Close to the train station and funicular up to the old city.
Great if you have a car but the facility is on a steep hill so might not be for all.
