Location and very peaceful
Older couple runs/owns it and she is great. Shows you how to get to attractions, etc. security was good/locked door you had to be buzzed i to bldg, close to restaurants, 3 stops from termini
Air conditioner rattled, no in room iron, safe hard to operate. Floors turned my feet black.
The hotel is few minutes away from the subway, accessible to all major sightseeing places. The room was clean, quiet and the bathroom is nice, the staff is friendly and speaks English (more or less). Supermarket is across the street.
The room is a bit small, and the area is close to the train station and subway but there are homeless people around too (that's valid for all hotels in the most accessible area).

excellent staff, easy access to transports and supermarket.
Overall the hotel was very nice. Our room was super super super Clean. We stayed at room 11. The sheets were clean, there were cups for drinking, complimentary toiletries. Everything was nice. The hosts were very kind. When we arrived, we haven't told them yet what we are doing in rome but they already gave us a map and where to go and how to get there, they were very attentive. The breakfast was okay. Not bad but not great. Its a typical euro breakfast with bread and butter croissant coffee juice but for us young couple it was satisfying. WILL STAY HERE AGAIN :)
The only thing I didnt like is the location. Yes it is convenient because it is accessible to termini station but the place of the hotel is a bit sketchy. Like anytime someone will steal my bag. And when we opened the windows it was noisy. But definitely I will stay here again

The room was extremelly clean.There is a bus stop right out of the main door,that helps a lot.The room was also big and comfort.
For breakfast they give you a coupon for eating at a cafe across the street where you can only have a coffee and a sweet treat (like croissant).If you don't like eating sweets in the morning..you have to bye something by yourself. The location of the hotel is not very good,the only good thing is that the bus is near.The staff is ok,they answer you if you ask something but they were not very helpful or friendly.
Very friendly owners, always available to share local knowledge and favorite places to visit and eat. Our room was very nice, but window open gave us quite a bit of road noise. Very busy street out front. Great proximity to metro and bus lines. Shower had an actual sliding door, not a flimsy shower curtain that helps to flood the bathroom.
Typical big city issues with homelessness and garbage. Kind of a rough neighborhood.

Friendly attentive staff. A clean spacious warm room and bathroom, the bath-tub, the windows overlooking a small garden area. The wi-fi connection was easy to use & worked very well. The bar where we had breakfast was lovely. Location near Termini station. Also close to fresh produce markets, and a good selection of Indian and Chinese restaurants. Within walking distance of the Colosseo.

I really enjoyed my stay at the Hotel Principe Eugenio. As I was on a tight budget, this hotel really exceeded expectations. The rooms were large and spacious, the bed was comfortable and the bathroom was spacious by European standards. Our room also opened out on to a large balcony overlooking the street which was an added bonus! The staff were exceptionally helpful and friendly, and having breakfast included (although small) was a nice touch. The wifi was also relatively speedy. The lccation was also convenient, a short walk from Termini station, and a half hour stroll to the Roman Forum. Some complain about the location being removed but Rome is a large city, and you are nearby a metro station (5 minute walk) so really you are in an excellent area for the price.
You do need to give your key into reception as you leave the hotel and as it is in a private apartment complex you need to buzz in to gain access to the hotel - however that was the biggest downside to the hotel and it really wasn't much of an inconvenience.
