Loction is excellent. Make sure you get a room on the top floor for fantastic views over the city
Breakfast was mediocre. Not a great choice and the quality was poor.
The room was clean and had a nice view of the city and countryside; well located with nice restaurants surrounding.
Staff was not particularly helpful. Lobby was very dark as were stairwells. Lots of uphill luggage hauling; parking a distance away. Room was not at all comfortable.
Nice man on reception with exceptionally sweet if slightly chubby dog. The hotel was clean and definitely had character

Hotel was basic but clean, comfortable and functional. Owner was helpful and made us very welcome. Great location just a few mins by foot to the main piazza.

The room didn't feel as clean as I would normally prefer. Also, while we were told there was complimentary wifi, it did not work in our room, we had to go into the hall.

difficult / impossible to get car near hotel entrance. You have to stop and unload and leave someone with the luggage, park at some distance then return. Note all Urbino is hilly.
I liked the room and the view from the window. The hotel is so high up in this hill town that the panorama from the 2nd floor was good and from the third floor excellent.
The shower was strange as there was a lot of room, but except directly under the shower itself, the floor was curved in such a way as to make it impossible to stand comfortably. A high sided shower, you are almost forced to sit. However, the sitting position required by this strange 'floor' was that for a woman in position for giving birth!
Room was a little shabby beds not great
The location was amazing and right in the middle of the centro storico.
I think my room was dusty. I put my yoga mat on the floor and it picked up a lot of dust. The hotel was a warm enough temperature but a cold atmosphere.
Friendly staff, even at 5.45 in the morning when I left to catch a bus to Rome, and a great central location. They recommended an excellent local pizza restaurant whose name now escapes me - worth asking if you stay!
My top tip is to use the elevator up to the town when you arrive rather than dragging your luggage up the hill! I wish I'd known this before I arrived exhausted at reception

There was nothing to dislike. Our room was very clean and comfortable, but the decor a bit modern for an historic building. However, the view makes up for this!

The fact that the hotel is located at the top of a steep hill paved with bricks which become dangerous when wet. Breakfast was barely adequate and the bread stale. The room was OK but certainly not worth the price they charge.
