Location was ideal. In the center of everything. Staff was very good, but not their full time. Rooms were clean and nice. Double windows blocked out any noise, no problems sleeping! Continental breakfast included. (toast, cereal, coffee, etc).
Hotel is on third floor. Small elevator or you can walk up.
Room is excellent, comfortable. The restaurant, club and bar below are wonderful value and quality. The family owned restaurant is a treat.
Florence is soooooo far away and we won't get to visit again soon enough!

We had access to the sitting room. We also could have breakfast in the kitchen and other meals we prepared ourselves. The hotel provided breakfast foods, tea, and coffee. Smoke-free atmosphere. Close to everything, we walked all over Florence. The sound proof rooms and the air conditioning made our stay exceptional. We were a family of five (three generations) and we all were comfortable. It was a beautiful visit and we would return to this hotel. It was a lovely atmosphere created by our hostess and her staff.
Location is unbeatable. The room is a bit small but the bed comfortable. The flat in general is clean. The host is very friendly.

The location is very central, near all the important sites. The entire apartment is set up professionally, including a small reception. Everything looks new, clean, I liked some classic style Italian furniture pieces. The room and bathroom were very spacious. Although they say they do not provide breakfast you basically have most of the products available in the kitchen at your disposal; I would definitely name it a French breakfast. Our stay here was the best even compared to a 4 star Hotel in Milan.
Located right in the old town centre, a few minutes walk to all the interesting parts. The room was spotless and quiet due to double glazing even though it had busy bar below. Would surely come back and stay at the same place when visiting again.
Its a long flight of stairs to the elevator so would nt recommend it to an older age group of travellers carrying heavy luggage.

Leaving window open at night means letting noise and musquitos in. Airco works fine though.

The wifi is excellent in the main areas, but weaker in the corners of the floor. In the far corner rooms, the speed slows down a lot.

This basic B&B is not a hotel, as they purport to be. It is not the quality that their internet presence suggests. Our experience was horrendous with all night noise from the kitchen/day room right next door. External noise from the adjacent markets further exacerbated the problem. Shower pressure and temperature varied wildly - and dangerously. If you were paying E60-80 per night you'd probably accept it, but at E200+ it's very poor value

Nothing to complain about, all good reviews we read were made true by this hotel. Even the noisy Irish pub down at the street wasn't bothering us!

So very noisy...the hammering that resonated through the building at 7.30am on our last morning at least covered up the sound from the carts wheeling past outside that happens every day. It didn't cover up the sound of the person in the shower in the room next door, it was like a monsoon! Ear plugs and a lot of alcohol help you sleep through the noise from the Irish bar outsid, maybe a room round the side of the building might have helped there also. It was a very tiring three nights.
The odor in the room, medium-poor breakfast . Lack of full time reception.
The hotel is in the middle of the old city. It was very easy to come back to the room to drop something off or to take a break in the middle of the day.
Horrible soundproofing. Could hear every sound made in the common room and in the room next to ours.
I liked how nicely the room was decorated, and the food available all day in the dining area.

Location cannot be beat - far enough away from the main attractions to be quiet, but close enough that we could walk to everything. Rooms were generously sized for Europe and comfortable.
Coffee set-up could have been a little better - if I were the owners, I'd invest in either a Nescafe or Keurig machine for the break area, and then put sone coffee pods in the rooms for guests to bring to the break room. It's not Italian espresso but it's not instant either. This is a suggestion - not a compliant!
