The pool is lovely, and is made of perfectly acceptable material! (noting other comments about how it is 'rough' material). I suggest that a pool of such design (with amazing curves and infinity edges) would be lethal if it had a smooth and slippy surface! At no point is it dangerous.. The hotel is lovely, still very new. Ideal to sit by the pool and sunbathe, ideal if you've got a car as you can park in the secure basement and then drive around lake garda, or just two minutes up the road to Sermione. Had a great holiday and booked flights a day later whilst sat by the pool in order to make it last longer. We had no hot water on our final day, but this was when we had returned to the hotel following an excursion to venice, and we forgave this as the water had been fine the rest of the week. They are simply a new hotel with a great service and it was a small small teething issue. |

Modern comfortable hotel with large rooms. Excellent, friendly, helpful staff, good pool plenty of room. Good location, short drive to Sirmione or Densenzano, however you cannot see the lake because there is a road and trees in front of the hotel. Good value. |

The rooms are tremendously big. For only ten euro's a day you can use a whole kitchen, which works perfectly. There's even a dishwasher present! I also liked the swimmingpool, eventhough the surface was a little rough. The breakfast wasn't bad, but I would like a little bit more of a choice. One thing which didnt bother me, but might bother parents with young childeren: there's nobody who keeps an eye on the swimmingpool. You aren't supposed to jump in but everybody does and the staff don't mind at all. |

Staff were very friendly and helpful and really looked after us. Great pool for small kids. Accomodation was very roomy (we had a flat with 2 bedrooms). Location not great. Although very close to the Lake you couldnt see it unless on a top floor room as there's a nature reserve in the way! You really need a car if staying there. Also the pool is right on the coast road so a bit noisy. |

Stayed in a 2 room apartment, which was very clean , quite and comfortable.The hotel is close to the A4 highway exit , and is closer to Sirmone than to Desenzano. The breakfast was very good : had a choice of Yogurts , fruit , cheeses , pastries , coffee and much more. I chose this hotel because I wanted my kids to enjoy the pool which looked amazing on the web site, however, the pool was a major disappointment : the surface was scratchy and bruised the skin , there were fountain jets which made swimming very hard , the 4 star hotel did not supply towels for the pool and the receptionist told me that I can buy towels in the city ... not the response that I expected in a 4 star hotel! |

Location Facing roughly north-west, the hotel stands on the southern shore of Lake Garda, at foot of the western coast of the Sirmione peninsular, in an area called San Francesco. Though barely a hundred metres away in a straight line, there is no easy access from the hotel to the lake itself. The hotel is separated from the lake not only by a local main road (the SS11) but also by a stretch of private, fenced woodland, whose trees unfortunately also block any view of the lake from the hotel rooms (other than in winter, maybe). The whole frontage of the hotel plot is bounded by the main road. Many sections of the roads that follow the edges of the lakes in northern Italy are very prone to traffic jams in the season but not this stretch. Traffic on it was always free flowing, and the main cross country road and autostrada are easily accessible. Traffic noise was never a problem at night, though very occasionally slightly intrusive by the pool during the day. Buildings and grounds etc The hotel opened in January 2009, though at the time of writing (August 09) some planned facilities still have not been built ‘due to the recession’ – the proposed ‘spa’ on the lower of the basement floors, for example. The hotel plot is level and very well kept. It is bounded to front and sides by a high wrought-iron fence, and a very high wall to the rear. It has card-operated gates for vehicular access. The building itself is basically ‘u’ shaped with three floors, and two basement levels currently providing plenty of private parking. There are three sets of lifts and stairs each servicing all floors. The small 24-hour reception desk is located in the large, open area central on the ground floor. This spacious general use area looks towards the road, over the pool. It provides the breakfasting area, a very small guest seating area and general access through the main building to and from apartments. Its large, pool-facing side is all floor-to-ceiling reflective double-glazed. 1.) High extra daily charge to use the kitchen - not identified on booking web site. 2.) No general toilet facilites near pool. 3.) No easy access to lakeside nor views of lake from hotel. 4.) Would suggest use of a car as essential. |

The apartment was very spacious and lovely. The staff very friendly and obliging. the main reason for choosing this hotel was for the swimming pool. We found the surface to be very coarse and everyone in the party grazed their feet or arms from it. It was a beautiful pool apart from that |

Staff is very friendly. Pool is nice. Breafast was excellent. Parking was good.Appreciate early check-in. Ran out of hot water quickly. Location too far from water. Hotel is in the middle of nowhere - not close to water or Sirmione. Expensive for food and for room. |

The strong point is the swiming pool, which is not big but impressive and playful, oriented mainly to children. The rooms/appartments are also new, clean and spacious. The place seems to be very new and its staff gave us the impression that they are still trying to learn the job. They hadn't read our comments and requests for children accommodation in our booking, which eventually lead us to pay more for the extra beds and breakfast. They also would charge 10 euro/day for the use of the kitchen in the room! |

Fantastic apartment for a family of six. Air conditioning. Very clean and well maintained facilities. Near to a supermarket for drinks etc.We would come back again. Being charged to use the kitchen within the apartment (you should include it in the price).The children had many cuts on their feet and knees as the surface material of the pool was so rough. We used a box of plasters. |

Luxurious hotel: large apartment, balcony, swimming pool, quiet rooms. Friendly hotel staff. Transport problems to the Desenzano city railway station. You could have exact timetable of local buses. It was not even written at bus stop. There was no free transfer as promised on your internet website. Misunderstanding with local car rent: if client has to fill some documents before car reservation at your receptionist it should be said. We understood that first oral reservation a day before would be enough and next morning when a car arrive we should sign the contract. So we missed our expected rental car. |

Noisy location by road. If you want to use tiny kitchen (where microwave and fridge are) you have to pay Euro 25 extra... |

This new Hotel is the pick of the crop. Laying slightly outside of the main town, it is a perfect base for taking advantage of all the lake has to offer. Without doubt one of the best outdoor pools I have ever seen. The apartments are well equipped, exceptionally clean, with ample facilities. The breakfast is fantastic, in an amazing setting overlooking the arched water fountains of the pool. |
