You cannot beat the location of this hotel! It is around the corner from San Marco and all the other important places in Venezia! Our room was Venetian Style and it looked very very nice! Definitely worth to stay in this style room since they offer a modern one as well. We had breakfast included, where the night before we had to choose the items that we want to receive in the morning, write the time and they were always delivered to our room exactly on time we wanted.
Located near Piazza San Marco (literally down a small alley from it), the staff were helpful and very nice, breakfast served in your room with a nice selection and the decor was very nice.
However looks can be deceiving; MDF tables covered by drapes, shower heads that wouldn't stay up, shower doors that didn't correctly shut, broken sink plugs, wall fixtures that weren't quite fixed and cracked glass tabletops all give the impression of a rundown B&B. Coupled with the fact the "hotel" isn't manned by anybody off-peak but instead you have to check in and out of it's "sister" hotel a good 10 minutes away (and it is of course hard to find in Venice) makes you question how anybody could think this was a Four Star hotel.
it is in the best location of Venice. Decoration and room space is amazing.

have to check in at another hotel - v. inconvenient if you have anything more than hand luggage print map as the one on the hotel is useless you will never find the 'sister hotel from this. v. unhelpful staff - no one would give their name or that of management no management on site no ownership of our issues - we requested someone came to our room to help us - no one came tired / broken decor / shower/ no lights / TV remote didn't work etc etc very very noisy front door wide open all day and not monitored no aircon in the winter - 30degrees or no heat at all All in all besides the location avoid at all costs
Breakfast and the location.
Two flight of stairs which I have to lug my luggage to the reception. Reception is closed after 5pm No 24 hours reception in case of emergency. The front is along a small alley. was difficult to find.
after struggling with suitcases to this hotel, we asked for assistance to carry heavy bags up 1 flight of stairs to the lobby. The receptionist refused in the grounds she was the only person there. After heaving them up ourselves, she then said after we checked in she would accompany us up the elevator to our room! She would not even answer our confused shock when we said you just said you couldn't leave your desk as you were the only one there but now you can ride the elevator? Bad.
We had room overlooking St Mark"s square...outstanding. Clean comfortable large room.
Breakfast. But I have to keep in mind it was a different country.But stale bread every morning. Check in time 2PM-5PM. Yes there were ways around this but it was somewhat disconcerting.
Location a few steps from San Marco was great. Great bathroom. Breakfast in the room was perfect and delivered exactly on time by a very nice lady. Really nice bar right under our room to grab a drink or sandwich. There was an elevator.
No air conditioning in our room, only felt it in entry of building. Had to sleep with windows open, so noisy on the weekend until 5:30 am. Electricity kept going off and had to turn back on. Didn't realize it was a B and B when I made reservation. No one was on duty after 5 pm.

Limited hours at reception. Calls to reception after these hours were supposedley to be answered by sister hotel, but my calls were not answered at all. Left me feeling a little deserted. Difficulty taking luggage upstairs ( but help provided).
Location close to San Marco great bars and resturants out front door and key meant it felt you own the place Nicely appointed rooms and breakfast delivered to your room every morning
No cooked breakfast, unmanned reception from5PM-9AM. Poor lighting.
Rooms were larger than I excepted for a european city. Perfect location with everything on your doorstep. Comfortable beds and peaceful sleep.
on the we arrive there is no staff working , waited half an hour , an old man came over to take us to checkin in another building which is 30 mins walk, the staff who check in told us NO body work on SUNDAY in that hotel, and thenwas super annoyed since we do not understand her english, she gave the wrong information about breakfast and wifi passwords. its my worst experience with booking ever!!

A little loud if you want to sleep with windows open. Easy to see into the bedroom if window open from the building next door.
I liked the level of professionalism of its staff , I liked the location in San Marco area very closed to the most tourist basiclas, piazzas and bridges especially bridge of sighs which was just 5 mints by boat from the hotel. Very secure and safely hotel in everything.
The location was little far from the boat station. You need to pass by more than 8 stops to reach the hotel.

I liked the location
The suite was a converted attic, and offered good facilities. It was close to San Marco. The furnishings were very nice, and it was cosy. It had a separate sitting room.
The steep steps up to the attic with our luggage. The management was not on site when we arrived as it appears the property was being managed by another hotel 4 - 500 metres away. No staff on site after 5pm or before 7am! The view "on San Marco" featured on the website, was of rooftops and pigeons.

Troublesome to check in after 5pm. Reception office close at 5pm. U have to check in at sister hotel within 15min walk then walk back to ur htl.
