Details of how to find it could have been better (not helped when our sat nav died before we got there) but about the hotel itself I could find no faults.
The setting and the fun of the local train to Perugia quite an adventure at €2 great value!

The location between Perugia and Assisi. The easy access to the stop train to Perugia at the end of the garden/park. The well-kept huge surrounding park and gardens. Well kept building and rooms.
Wifi was lacking in capacity for the number of users. The lounge beds are only around the pool with little shade - there are none in the garden. Very restricted choice at the pool cafe. Breakfast is a little basic but OK if you consider the price of the room

Gorgeous park hotel 25 km to Perugia. Nice room, normal breakfast, good sport facilities, quiet neighborhood. Fine views, good swimingpool.
Hard to find (lack of advertising in Bosco). 1.9 km from city centre of Bosco, outside of the city. If you come from Bosco turn right in the middle of the city. If you come from Perugia take the left at the bar.
The wifi had a 50mb data limit so it worked only for 5 minutes. The airco did not work, and the room was really hot. We complained about it, but the staff didn't do anything. Only after we filed a complaint through booking.com did they try to make amends. In the end we came to a solution.
Wish breakfast had a bit more variety.

Very good dinner buffet and excellent breakfast. The hotel and gardens are beautiful. Perfect location for us to stay overnight before driving over Bocca Trabaria in daylight.

The location is ideal for Perugia which is beautiful medieval town. The hotel facilities are good with a lovely pool and gardens. The rooms are clean and offer a reasonable level of comfort. The staff were very helpful especially the caretaker who cycled home to fetch some jump leads to start the car. The train at the end of the gardens is good fun and definitely worth a trip to Perugia. The overall hotel is good and warrants its 3 star rating
The food was distinctly average and not worth the €22 per person for the evening buffet. The breakfast was equally poor. The vegetables were constantly over cooked and far too much salt added to the meat dishes. I was very disappointed with the meatballs which instead of being traditionally cooked in a rich tomato sauce were deep fried, mushy and served without a tomato sauce. The dining room it self is not a nice place to eat as its very bright with what seams the maximum wattage light bulbs used. The evening meal would be enhanced simply if low level lighting was applied to the wall lights.
