Very clean and comfortable rooms. Peaceful courtyard in the middle. 3 min walk from Spanish Steps and the luxury shops. Overall an excellent boutique hotel in a great location. I arrived early on Sunday and the receptionist didn't arrive until 10:30. Partly my fault for not coordinating with them beforehand..

This place turned out to be a private bed and breakfast rather than a hote. However the room was clean, quiet, spacious and comfortable. Bathroom was clean and large. Location was great, walking distance from many attractions. Metro station and taxi stand were located within 5 - 7 minutes walk. The front desk clark Alice was very pleasant and extremely helpful. Overall there was nothing too terrible to dislike. Following are some recommendations for improvements. Need to have a clear sign posted in the hall as you enter the place since it is very difficult to find the place. Rather than supplying same croissants everyday, breakfast needs to be improved.

Great clean, comfortable rooms with a boutique feel. Lovely location on a busy street just off Spanish steps, but very quiet at night. Croissants every morning was great.

Great location. Walking distance to most major attractions. Easy bus and Metro access. Great shopping and restaurants. Giovanna was so helpful, even leant us money until we could get to bank. Allowed us to leave some baggage there while we traveled to other parts of Italy. Clean, comfy, and cute. So easy. Would definitely recommend. No bad comments.

The hotel is located in a great location. Piazza Spagan is only a few Rome blocks away. Rome blocks are only 50 to 75 feet. The Trevi fountain is within easy wallking distance. There are many, many cafes and shops very close - one right outside the door. The best thing, though, was the staff. Alicia was just outstanding, from helping with suitcases, to mailing cards, to arranging a 3:30 AM car, but the most outstanding was her helping with our flight. Our flight to the US got cancelled due to Sandy. I could not get through to anyone. When United finally answered a machine told me they were having lots of calls and to call back later, then hung up. Alicia took over and within an hour had us rescheduled with only one additional day daily. I had thought we might be held over as much as a week, so this was great news. She was more helpful than anyone could have expected and certainly better than any of the larger hotels would have been. We stayed in the largest room and with only two of us had lots of room for suitcases, etc. There is a room fridge for items and a safe. The patio upstairs is very quaint. The bathroom was large and very up to date. The beds were firm but comfortable and not nearly as hard as we had been led to believe. The a/c heat works well. The only thing that was really annoying was that there were no english channels on the televisions. There were two in our rooms and many channels, but the only thing in english was two music video channels and they played only oldies. Others might complain about the elevator size - it is small, and you will have to get your luggage up and down in trips - but it worked consistently so I had no complaints about that.

Great place to stay and ideal location with most sights within walking distance. This is an apartment, so naturally it doesn't have all the added services of a hotel. We knew that in advance and everything lived up to our expectations. The Suite Spagna where we stayed was perfect for two adults and two children (9 and 12) Newly renovated rooms, nice and clean, and despite the central location completely quiet. Giovanna who manages the apartments is very helpful and speaks excellent English. We will definately be back.

The location and the size of the rooms. When we made our reservation we were told the only rooms avaiable had a shared bath. When we got there we were the only guests. We would have preferred not to share a bath but were not given the option. There is no staff there except when you check in and check out.

From the minute we had contact with the team at this hotel to the fond farewell at the end of our stay we can have nothing but wonderful praise for Giovanna and her team!!! (and Otto the faithful doggie who loved a pat each time we passed through reception) I can highly recommend the location, helpful advice, prompt and accurate booking of a car to and from the airport, great cafes and delis nearby, vino, walking distance to the major sites... the list goes on. Well done for maintaining such a standard and the price was certainly worth the experience. everything was great.. Thanks!

Excellent choice for a vocation stay in the center of Rome. Service is good and we strongly recommend this hotel. It's a small place but the room was very good size with updated fixtures. There is coffee machine in the room and the owner deliver basket of bakery goods every morning.

We loved everything. The staff was wonderful and attentive. The location could not be better. Just off the piazza and a short walk to the metro, this spot was perfect. Shopping and dining is right outside your door and if you needed a sim card for your phone, the electronics shop is right next door. Love it, love it, love it. The only draw back was its lack of English language news on the Telly. But, I was on vacation and who the hell needs to be bothered with the news.

I chose this hotel after hours of research and am so glad I did. Giovanna was so friendly and welcoming and helped us settle in quickly. The room was immaculately clean and had everything necessary such as coffee machine and fridge filled with eater for us. The bathroom was spotlessly clean. The location is about perfect in a quiet street that makes you feel right near the action. Plenty of places nearby to eat drink and relax. Would 100% recommend to anyone

We are a family of 2 adults and 3 small children who recently stayed at this delightful b&B. Our suite had a very large double and 2 single beds in two large rooms around the courtyard, tv in each room, good working WiFi and fridge in one, Lavazza pod coffee machine makes okay coffee (doesn't really compare to coffee in a bar/pasticceria). Facilities were excellent, room spotlessly clean. Staff were extremely nice, even allowing us to check in early as my kids were 'melting' in the heat of Rome! Any problems/questions were answered straight away and if they didn't know answers they quickly found out for us. Breakfast was delivered to door in baskets (croissant plus biscuit/cake). Choice didn't suit all of us but there is a wonderful pasticceria downstairs. Children loved staying here - felt welcomed and comfortable. We would definitely recommend this place! Location wonderful.Easy access to Metro and Taxi stand. Pod coffee machine in room was convenient but not the best tasting coffee. Great to make kids hot chocolates though!

Giovanna was wonderfull! Nothing was too much. She was so helpfull Thank you! We loved the location in the heart of a vibrant area. Our room was quiet with very little street noise. We will definitely go back and stay again. Our room could have been a bit bigger but was fine. Loved Rome and can't wait to go back

Great location in a quiet part of Spagna. Giovanna was wonderful, so very welcoming, took us right to our room and arranged a car to and from the airport for us, making our trip completely stress-free. We were able to walk everywhere in the city in no more than 30 minutes, and enjoyed the restaurant recommendations Giovanna gave us.

What a boutique find in Rome! About 5 mins from the Spanish steps, this hotel is located in one of the many cobbled streets of Rome. Presented with just a green door, it was strange walking in. However, located on the first floor we were pleasantly surprised at our room. It was clean, had a baby cot as requested and free wifi. Excellent double glazing to block out the noise. We only stated 2 nights but wished we stayed more. The host, Giovanna was amazing. There is no breakfast included but a small Basket of croissants and pastry is left outside your door at 8am which was enough to start the day. There is no shortage of Cafes and restaurants and plenty of shopping round the corner. Also walking distance to the colosseum if you don't mind a 20 min walk otherwise the metro is located next to the steps. To be honest we loved it all. You do have to Climb one set of stairs. However there is a lift but a very tiny one. We managed to squuze 2 suitcases, a stroller and myself with baby in asy husband walked up. The stairs were just a minor issue after we walked into our room!

Everything was excellent. Accomodation was superb. We had the family room for 4 (children aged 9 & 6) and a double room for grandparents which both opened out onto a little courtyard where we had our breakfast and evening time when the children went to bed. The accomodation was located in a busy area very near to the Spanish Steps but was very very quiet, we didn't hear a thing and found that everywhere was within walking distant including the Vatican. Breakfast were croissants/pastries delivered to your door 8am every morning - great. Tea and coffee, fridge facilities in room too. The host were lovely too. We loved it here and would definately recommend and stay here again.
