Be careful with the details of the room. Not all the rooms are equals. The elevator!!
I loved the fact we could see the Colessum from our location. We were just a short block away. There were several lovely restaurants just on our street with tasty food.
WiFi was very spotty. Glad it was not a necessity for my trip. Until they can fix the issue, this might not be the best place if you must stay 'connected.' We used the hop on bus a lot to get around. The bus stop is quite a distance away. There is NOTHING about the hotel itself that I did not like. However, if you can't do stairs, again, this might not be the place for you.
The balcony and the bathroom are very nice, the room is clean and the staff is really helpfull!
The superior room entrance is from the lobby and one can hear if there are people talking outside of his room.
Location, staff, roof terrace make this hotel. Would stay again. Continental breakfast included. Would not both with superior room though not sure what else you got for the additional cost. Would recommend the hotel definately. Thank you.

After a long day of traveling, it was wonderful to be met by Francesca and Edda and be able to sit and relax on the beautiful rooftop terrace, have a glass of wine and look at the fantastic view of the Colosseum and city.
Location was amazingly perfect, great value for money, friendly staff, cute unique rooms. Perfect for us and our 2 little girls.
There is nothing I didn't like about the hotel.
This was a perfect location, especially for visiting the Coliseum and Forum sites. The view from the room was historic and beautiful and the room itself was really well appointed and elegant. The staff was helpful and welcoming and offered their assistance when needed. We were very pleased with our choice.
This property is located on the top floor of an apartment building and isn't well signed, so you need to ensure you have the address with you. Also, be aware that there is a very tiny elevator, which did fit two people and our luggage (but we travel on the lighter side). This is not a deal breaker, just making future guests aware what to expect.

The "double king size bed" was actually 2 smaller beds together under the same lins The breakfast was really poor
the comadation was perfect,everythink I imagined the hotel and room to be.the views were amazing and the location was just right.i would highly recommend this hotel its situated right by the collisium in which u would think it would be really busy,but the hotel is tooked away and its quiet.staff cant do enough for you and great for catching transport.we had aroma passes and to collect them it was 15 min walk, and the aroma bus was 5 mins walk.
there no sign out the front of hotel,caus its apartments it has doorbells with hotel name next to them,and the hotel is 0n top floor,7 flights up.there is a lift which is small,but that was not a problem for us.there is a bar at the bottom of rd,just be aware they will charge 5 euros per person just to sit outside because you are right infront of collisium.this bar has nothing to do with hotel thou.
Great location,right next to the Colleseum,also the Metro. Lovely outside terrace with views for breakfast.Nice friendly staff especially Edda who did the breakfasts. The lift was small but worked fine. All in all a great little place with a bit of character. Julie and Tom.

Because it doesn't have a conventional Hotel frontage our taxi driver found it difficult to locate.
The Views, The Room, and THE STAFF!! Yes I did that in all caps for a reason. The staff was so helpful and friendly. They treated us like family. I can not say enough about this place.
If I had to find a negative, which is very hard to do. I would have to say the elevator. The doors don't automatically shut and if left open it renders the elevator useless until somebody shuts them. This can be a problem for older or persons with heart conditions cause you might have to walk up several flights of stairs to shut the doors to make it work. This only happened once while we visited. But Please do not let this stop you, this hotel is a great find.
We had the most enjoyable stay in a quiet neighborhood with very good security just a few steps from the Colosseum, Campidoglio Hill, Roman Forum, and the Capitoline Museum. Francesca is a very beautiful young lady who helped with our stay with maps, taxis, printing tickets, and with great suggestions of wonderful non-tourist restaurants. Francisca made us feel so welcome from the time we arrived until we left. Cannot say enough about the wonderful staff other than they were so friendly and very helpful. You cannot go wrong and we we're fortunate to have a nice room with the view of the historical Colosseum. Room was clean and shower was large. Oh, the view from atop of building has a spectacular view of the city at night. It is on the top floor with a very very small elevator according to USA standard elevators, but no matter the size, you are grateful!! WiFi was good in room and breakfast was modest but very good. Always had fresh fruit and good coffee sitting out on the terrace overlooking the beautiful city of Rome. I highly recommend Relais Terme Di Tito. ps. Steps away from buses and underground transportation.
Our stay was perfect and had absolutely no complaints.
The staff were extremely accomodating and welcoming, even waking up at 5:30am (after staying up until probably 1:30am waiting for guests to retire) to make us coffee and see us off to the airport. I didn't want to leave and I already miss it.
The lift (as I'd expected) was pretty small, but you'll live. If you have the room with the patio access, so does everyone else (it's a common patio), and the hallway and entrance are right outside your door, so there's never really a feeling of seclusion or romantic privacy. If you are ok with it feeling like staying at a friend's house and being treated like an honored guest though, it's great.
We were really pleased with our choice, as soon as we checked in until we left the staff were friendly, welcoming and extremely helpful! Our room led out onto the terrace which has great views. Our room was comfortable and clean and we had no complaints/concerns. I would highly recommend this guesthouse to my family and friends!
Just one small point is that if you go to breakfast late there's a chance most of the food has been eaten by other guests. This only happened once to us but we spoke to the member of staff working at the tme and they got some more croissants for us.

Breakfast is POOR, not for international travellers. Difficult to find entrance - no signs etc., just a doorbell. The staffs english could be a little better

In general we were tired of being bombarded constantly with 'beggar's' No matter where we went. We also find that the local people were rude. Rome is not a place we will return to in the future, in fact we found the locals, even restaurant staff purely ignorant...

Lucca, Roberto & Francesca were excellent for our visit. They were kind and offered many good tips on moving about the various sites of Rome. Margaret provided an excellent breakfast each morning we were there and always had provided a big smile. The roof top terrace had an amazing view because you could see the Colosseum, the palentine hill & the roman forum. The hotel was a block from the subway (Metro) entrance, and if you timed it right you could reach St Peter's in less than 15 mins. I would highly recommend this place to anyone coming to Rome. We will book here again when we stop back the next time.
