The room was at the basement of the building (BREAKFAST) SERVICE AT THE NEAR CAFE NOT VERY GOOD
- Location - Friendly café opposite where I took the breakfast which was included (tho' never received from the owner the tickets for breakfast)
- unable to contact owner to inform him of late arrival, - no TV/sat, broken safe, broken window, no drinking glass, brick wall infront of window, - only ONE night sleep out of 5 due to noise like a vacuum cleaner all night which technician didn't fix, - owner offered to reimburse me one night but I never saw him again, - chambermaid packed MY suitcases and put in corridor before checkout time.

Checking in - only a phone number given on call buttons outside the building - despite repeated calls and text messages no one answered - thanks to local publican eventually Massimo arrived and checked me in - nearly two hours of waiting. Not a good start. Breakfast - great idea to use a local cafe, but only a coffee and a pastry!
My room was nothing to do like the pictures (but I guess that is more a booking.com fault). Breakfast was extremely poor for the price. Even though I went at the hotel on reception hours it seemed extremely difficlult for them to find my reservation.
Great location, beds comfy and flexible cleaning staff. Able to leave bad at reception to allow us to have a full day out before flying home. Able to check in later than 5pm and check out a bit later as well to coincide with flights. Aircon was great. Shower was really good. All in all a pleasant stay!
First night we were in the wrong room, however this was changed the following night and we got a free meal to compensate. New room not as advertised (no bath). Sometimes was tricky to get hold of someone who worked at reception to let us in (for bags, room change etc)
Situated near the Colosseum and the old city. Restaurants around every corner and everything at a walkable distance. Spacious, clean rooms, helpful,friendly staff and good price/quality ratio.
The street can be noisy at night with an open window.
Location within 200 metres of the Colosseum and metro was fantastic. Very quiet and comfortable. Management was extremely helpful even though their English was not great. Plenty of good eateries in the neighbourhood.
Breakfast provided at a local cafe was not very convenient and very basic.

Room located in the basement. We found out on arrival Very noisy, specially when 2 or 3 garbage trucks collected 4-5am Broken fixtures (lights, toilet...), and no furniture at all except the bed (no desk or chair, no closet...) Outregeous price for the quality and level of the facility. Will never stay there again
Great location and in the little coffee shop across the street that you get the breakfast, we had the most amazing pizza I had in Italy.
Bad Wifi connection and the owner even though he was really nice and polite did not speak English. We were lucky i spoke a bit Italian and my girlfriend Spanish.
Accommodation was basic, but clean, in very convenient location and a budget price. Exactly as advertised.
WiFi was very slow in evenings most likely due to load on system.

I didnt like rooms in the basement, specially when you have no idea about it. Both hotel and booking.com company should inform Clients when booking, that this certain room is in the basement. Usually you do not expect rooms from which you cannot see if there is sun or clouds outside. More info about the location is better. Then I could decide whether I like sleeping in the basement or not!
