Excellent location. Rooms were clean and facilities were nice.
Hot water runs out really fast. ACs don't really blow hot air so the rooms were quite cold. Staff were rude. Internet was very poor.
I am not a reviewer normally. I have travelled to many countries and cities on my own and with my family. I treat the properties I stay at as if they were my own. Overwhelmingly, I have received similar courtesies in return. I have chosen to write a review on this occasion because of the extraordinary behaviour of the manager of this property during our stay. We booked this property knowing the manager's reputation for rudeness. That reputation was confirmed on our arrival. The manager greeted us coldly and his introduction of us to the apartment was, to put it favourably, unwelcoming. That may be as some observed that he is not confident in the English language. Or he may not like foreigners very much. The apartment to all appearances seemed fine. My family slept comfortably overnight. The following morning we ate together at breakfast. As we did we heard a loud crash in one of the bathrooms. When we investigated it was apparent that a mirror that had been glued to its fittings had broken away and shards were spread over the floor. If any of my children had been in the room when it happened serious injury may have resulted. My husband immediately went to find the manager. He was downstairs doing renovations in the apartment below. When shown what happened he made it clear in no uncertain terms that we were to blame for the damage that had been done and we were to pay for the repair. His behaviour was arrogant, dismissive, rude and aggressive. He attempted to bully us. We firmly but politely indicated we were not responsible for the damage and would not accept responsibility for the damage. To his credit, the bathroom was promptly cleaned. We left the apartment two days later without having seen or heard of him again. No one was present at checkout. A day later an amount was debited to my credit card by the property in an apparent attempt to make us pay for the damage.
Convenient and clean.
Staff was not cooperative. Stayed 3 nights and only first day had wifi. Kept telling the staff and no reaction until we left on the 4th day.
The WiFi is really poor.
La Fenice is located 2 mins away from Piazza San Marco. The 2-bed apartment is very spacious and in excellent conditions. We did not use the kitchen, but it is modern and fully equipped including the dishwasher. It was good value for money, considering its location in central Venice.
Location was excellent. Apartment was spacious and comfortable.
Apartment was on 2nd floor, no elevator and the steps were steep to climb, especially with luggage. Bathrooms need more toiletries. There was a lizard in 1 of the bathrooms. We dealt with 1 staff member - Tudor. He was very unfriendly and rude. He didn't offer to help 3 women with their luggage. Check out was 10 30 am, NO NEGOTIATION. We were 4 people. 3 of us stayed 2 nights and 1 person only stayed 1 night, but Tudor made that person pay city tax for both nights, saying "you have to pay, it's not my problem".
The apartment was spacious, well furnished, and clean. The staff was very kind and helpful. I also liked the the apartment had 2 full baths. I don't think that was clear in the description, but was an added bonus.
Was traveling with elder parents. Keep in mind that there is no elevator, and the 2nd floor in Italy really means 3rd floor. The stairs were a bit much for my 80 year old Dad.
Can't get much closer to SanMarco. Felt like a Italian.

We thoroughly enjoyed the Residence La Fenice. This is a great location and the accommodations were excellent for our group of five. Having the added space for our group was key.
higher floor , 40 Narrow steps to reach the apartment + on floor to reach the upper Bedroom , the electric power is not enough to run all Ac .
The apartment was well situated and easy to find with minimal effort. The staff was very friendly and helpful. The apartment is spacious enough for a family of four and were spotless.
Aircons were switched off although it was very humid. A microwave would come in handy to heat up all the leftovers.
Appartment was vey nice, and very clean in a nice location.
The two bedroom apartment was large enough to accommodate a family of five. The location was close to restaurants and attractions. It was clean. The was food and milk in the refrigerator.
Tudor does his best to be available but does not understand english well and gets frustrated easily. This appartment is a door in an alley there is no sign. We arrived at 6:45 pm and had to call Tudor (Internationally) let us in. There is no 24 hour desk like advertised. None of the 3 air conditioning units worked.

Rude man who attempted to bully myself and my daughter over washing clothes. Do not advertise that you have a washing machine if you dont want people to use it.

The location of La Fenice is superb. It is central to all the main sights, such as St Marco. It is quiet and you do feel at home there. The decor was plain but pleasant. IKEA did the interior design.
The wifi did not work at all. I sent an email to the operators and did not get any response. The caretaker was nowhere to be seen during our stay. He was surly to say the least and though he went through the location, he barely said hello to us. The kitchen was badly equipped, there was no kettle to boil water , just a pan on the stove, so dangerous if you have small children. The hot water was limited and took ages to come through.

Location - closed to San Marco plaza. Apartment itself - clean and modern.
Owner - We have never had such a bad experience before. We arrived at Santa Lucia station at 19:00 and tried to reach him by telephone again and again for an hour! We called Booking.com for a help and got his office numbers. Somehow answered someone and told us just to go to the apartment. At last we found him there and explained what happened, but he showed no interest and charged us at first 50 Eur for the late arrival. I knew about some possible charge but did not know that much! I was furious at him because it was not our intention to arrive late. Had we reached, it had not happened. After negotiation, the charge was only 10 Eur at the end! This guy just wants to get money out of the tourists. So please be careful. Facilities - not controlled at all. TV missed a part to connect the electricity and could not be turned on. The oven did not work well. Some locks at the bath rooms were defect. The dishes were all in the washing machine, when we got there. Clean, though, all wet, I think they must be all in the cup board for the next customer. I complained the owner and he treated me like I am mad. I will never stay there and do not recommend it.
The apartment accommodated 8 adults with ease. Location to all main attractions was fantastic. Great find right in the heart of Venice.

No lift, small shower - but it is normal for Venice. Can be some problems to locate the residence, but on google maps it is located very precisely, so we found it easily.
We stayed 3 nights. This is a great location. Water taxi gets you within 50 meters of the apartment versus taking crowded #2 waterbus. More expensive but worth it for our group of 7 plus lots if bags. Reached the representative by mobile she gave directions to the taxi driver. No hauling bags very far. Apartment was very clean, well appointed, spacious. Milk, soda, water, in the fridge. Coffee stocked. Nice to have a basket of cookies and croissants to greet us were fine despite being "packaged". Better than nothing for sure. Staff on weekend was very nice. Met us at taxi, checked us in, answered questions, gave us a map and marked it for what we needed. Based on reading some prior reviews I was a bit concerned. But we had a great stay. We were in the Casanova apartment. 3 bedrooms. Good privacy. Comfortable beds. Only one flight of stairs. We'd stay there again and recommend it to friends.
Nothing horrible. WiFi is definitely spotty. No batteries in TV remote. Ran out of hot water but probably due to our high volume usage (7 of us). Water pressure was good so it's easy to go through the hot water fast if showers run full blast and too long. Some past reviews commented on staff. The young lady that checked us in was wonderful. Mr Tudor is a bit gruff at times but he's fine. He yelled a bit at my daughter for trying to throw some trash in the office bathroom. This is why the staff ratings are a bit lower than they need to be.
Location was amazing - 2 blocks to the Louvre and Metro. Helpful staff. Comfortable rooms.

The location is conveniently located
The manager (Tudor) of the property was a nightmare. An impolite man with serious communication problem and a person that doesn't care. He managed the property badly. He refused to provide the basic help to the customers like allowing the cleaner to help the guests with their luggages although the staff is willing. a Lots of assets are missing and or broken. Strongly recommend the owner to do something to save this beautiful place.
