The location was perfect, just a few minutes walk from Florence attractions.
The reception is about 7 minutes walk from the hotel and we were not informed about this prior to our arrival. We had to ring the reception (very poor voice quality) and wait for someone to walk us to the reception which took a long time! Our window was blocked with an advertisement outside the building, therefore there was no sunlight/fresh air in the room. wifi quality was very poor and using internet on several devices (iphone/ipad) was not possible. very poor quality for the price!
The location. I had accidentally left 4 blue ice blocks in the refrigerator.Please give it to Pedro if he wants it ,He was very helpfull and kind during our stay.
The view from the windows, you had to pay for extra towels and for cleaning the rooms.

Easy walking to main tourist sights. Flexibility of access. Good comfortable space. Short 10 minute walk to station.
Inefficient lift leading to us having to walk up to appartment several times. Building work continuing despite being told otherwise!! Fridge door broken. Electronic safe unreliable, had to get technician to open it for us.
Excellent spacious apartment on two floors in perfect central position. Facilities included washing machine, dishwasher, 3 tv's, oven and hob, table chairs and safe, and could easily accomodate 4 adults. The shower worked lovely and the air conditioning was very efficient. The apartments were located on the third floor and reached by stairs or lift. Checking out process was easy and we were under no pressure.
A kettle and a microwave may have been useful however for us was not really a problem. There was no view of the piazza which of course would have been lovely although again was not a problem for us. Check in was at a near by hotel a short walk from the piazza which could be seen as a negative but was simple and not really a hassle.

Just a couple of moments walk through beautiful piazza and surrounding streets to reach every major visitor attraction in Florence. A totally unbeatable location. The room was modern, very clean, had a large bed, nice bathroom with a really good shower, some English tv channels, great aircon. We didn't use the kitchen facilities but they seemed perfectly adequate. Also liked the way the entrance to the residence was maintained, very clean, bright and secure.

The building was being restored at the time of our visit, so no view at all was seen from the windows. Noise from above - works in progress. Not sufficient towels/amenities

poorly managed by uncaring staff at nearby Hotel de Lanzy. They gave us one towel each for a 2 night stay. When I asked for a 2nd set was told - "this is not how it is done in Italy". Poor to lousy attitude on check in. Wont return.
Right at the centre of Florence, near everything by foot. Decent kitchen corner, reasonably equipped. Clean and spacious.
Free wifi not provided. Lively but noisy area at night. The façade was undergoing restoration and the view was blocked by scaffolding.

-fantastic location! Inside the piazza Della Repubblica. Although might get noisy at night and in the morning, but it's an experience living in the historic center of florence. Walking distance to everywhere. Couldn't ask for better location. -great facilities in the kitchenette. Able to make breakfast in the morning. -had AC, helpful due to construction not able to open windows completely. -fairly big place and complete furniture for our 2 days stay. -had 2 windows to block out noise. -definitely will consider staying there again next time we visit Florence.
-In the middle of one of the busiest piazzas, can be noisy, but definitely not a negative to us. -we couldn't plug our phones coz it's the other older type of EU plug, and the ran out of plugs to provide. -check in was at separate place, although around the corner but it was quite hard for us to find. -elevator is super small, and twice someone forgot or didn't close the doors properly so we had to run down to get the elevator up.

no room service so toiletries only for the first night. You can call the hotel who would probably supply more but only stayed an extra night so coped. The room is classed as four star which it isn't and as a result you pay four euro per person per night if your four people staying a week that's quite hefty.
Great Location right on Piazza Repubblica in the midst of the historic town centre. Lots of great restaurants right outside the door. check in is at a different location (5 mins walk away) the staff was very cordial and walked us to the appartment and showed us how things worked.
Plumbing system of the building is very noisy...even if someone in the next appartment or the appartment above uses their shower or toilet u can here water gushing thru the pipes...very disturbing if you are looking for a restful nights sleep after a tiring day exploring the city
Location is excellent. I stayed at rlr two years ago (2012) and loved the room I had at that time. It faced the square and had a balcony, the room was nicely decorated and the bed comfortable and the bathroom was great. I overlooked the poorly equipped kitchen due to these factors. Overall, the room I had was excellent value for money and I thoroughly enjoyed my experience of staying at the rlr and it contributed to the wonder of being in Florence. But alas... This time (July/Aug 2014) the room I had did not have a balcony and did not face the square and outside the window was scaffolding (I guess it won't be there forever). I could not look outside any of the windows and that is a bit off putting. Apparently I would have had to pay an additional amount (25 Euros or so) for the room type described above and done so at the time of booking (even though I requested a room facing the square with a balcony). Kitchen facilities were again limited (don't plan on cooking a meal, but at least you can boil water in a pan for making tea and coffee). The ensuite was acceptable, but it and the whole room was very inward looking. Bottom line is the location is fantastic, the bed comfortable, the room is clean enough, you can make tea/coffee (albiet with no kettle) and the price is reasonable (comparatively). Certainly good enough for a 1-3 day stay. The best tip is pay the extra and book a bit ahead to secure a room that faces the square and has a balcony as then you should be sure to have a lovely experience in this delightful area and city of Florence. Second tip is be sure you realise the hotel around the corner is where you have to check in and get the key from (sorry, I can't remember the name just now, but look it up on Google) and also be prepared that in high season, you probably won't be able to check in until mid afternoon, though you can leave your luggage at the hotel where you check-in. The location of the hotel was perfect as is located in the main piazza of florence. Room was very clean and staff was quite helpful. Would definetely visit again.
The fact that it was going through reinovation made it a bit noisy after 8 in the morning but it wasn't that annoying.
in good location
there was renovation work outside of the hotel. so no any window couldn't be opened and beds was full with flea or mites. there was no air inside. so we couldn't sleep all nights and only scratching!!

1. There was no reception desk in our building. Instead we had to walk to another building about 5 minutes away. 2. The free WiFi access was restricted to 1 hour of continuous use for our entire stay. 3. We had no view to the piazza because of renovation works.

Tip It is not easy to get taxis to the airport in the morning. Suggest to book or allow plenty of time.
There was a platform infront of the windows and we were like in cage! Leaking toalets, and we were able to hear all saunds from the other apartment.
