Right at the centre of Florence, near everything by foot. Decent kitchen corner, reasonably equipped. Clean and spacious.
Free wifi not provided. Lively but noisy area at night. The façade was undergoing restoration and the view was blocked by scaffolding.

Location is excellent. I stayed at rlr two years ago (2012) and loved the room I had at that time. It faced the square and had a balcony, the room was nicely decorated and the bed comfortable and the bathroom was great. I overlooked the poorly equipped kitchen due to these factors. Overall, the room I had was excellent value for money and I thoroughly enjoyed my experience of staying at the rlr and it contributed to the wonder of being in Florence. But alas... This time (July/Aug 2014) the room I had did not have a balcony and did not face the square and outside the window was scaffolding (I guess it won't be there forever). I could not look outside any of the windows and that is a bit off putting. Apparently I would have had to pay an additional amount (25 Euros or so) for the room type described above and done so at the time of booking (even though I requested a room facing the square with a balcony). Kitchen facilities were again limited (don't plan on cooking a meal, but at least you can boil water in a pan for making tea and coffee). The ensuite was acceptable, but it and the whole room was very inward looking. Bottom line is the location is fantastic, the bed comfortable, the room is clean enough, you can make tea/coffee (albiet with no kettle) and the price is reasonable (comparatively). Certainly good enough for a 1-3 day stay. The best tip is pay the extra and book a bit ahead to secure a room that faces the square and has a balcony as then you should be sure to have a lovely experience in this delightful area and city of Florence. Second tip is be sure you realise the hotel around the corner is where you have to check in and get the key from (sorry, I can't remember the name just now, but look it up on Google) and also be prepared that in high season, you probably won't be able to check in until mid afternoon, though you can leave your luggage at the hotel where you check-in. The location of the hotel was perfect as is located in the main piazza of florence. Room was very clean and staff was quite helpful. Would definetely visit again.
The fact that it was going through reinovation made it a bit noisy after 8 in the morning but it wasn't that annoying.

there was renovation work outside of the hotel. so no any window couldn't be opened and beds was full with flea or mites. there was no air inside. so we couldn't sleep all nights and only scratching!!

1. There was no reception desk in our building. Instead we had to walk to another building about 5 minutes away. 2. The free WiFi access was restricted to 1 hour of continuous use for our entire stay. 3. We had no view to the piazza because of renovation works.

Tip It is not easy to get taxis to the airport in the morning. Suggest to book or allow plenty of time.
There was a platform infront of the windows and we were like in cage! Leaking toalets, and we were able to hear all saunds from the other apartment.
It was close to everything. Room was very big and clean. Staff were very nice.
Wish there was a list coffee for the morning. Didn't have microwave to reheat our meal, as we did get over always eating out. The internet situation wasn't good and it was very expensive, as most hotels we stay at is free and we can log more then one devic, so we can do our research.

Amazing central location for exploring Florence. Some reviews had said the location was noisy but we didn't have any issues with this. Very quiet in the apartment. Fantastic value for money!

Didn't like because there was no coffee in the room for the morning like evey other hotel does.
Could occasionally smell cigarette smoke coming in through the bathroom-- bummer. Shower over bathtub which was very slippery

- Scaffolding across all windows, so no windows could be open - terribly dark in the room. - WiFi for a fee (not cheap) - 16 EUR city tax (they charged us with 4* standard city tax, while the residence is clearly more of a 2* standard...) - not fair!

Too expensive for what you get, Room was very dark, Non-existant view despite requesting one four months earlier, poor lighting, minimal kitchen facilities, no bin bags for garbage despite the 40 Euro fine if you fail to clean the kitchen area properly! 114 Euros a night and they make you pay additionally for Wifi! You could get somewhere better value than this - ignore all the 'it's peak season' lines. Location is good but that's about it!
Very large rooms, clean and private entrance. This was an apartment type accommodation which worked well with our family of five.
The only drawback was that the reception desk was a block away in another hotel.
Centrally located amongst the major sites and fairly close to the train station. Fantastic view over Piazza Repubblica. You feel part of the buzz from the comfort of your own room. I would highly recommend the apartments if you want to go the self catering route.
There is no reception and check-in is at a different hotel which is a bit of a schlepp, although they were friendly and provided the service required. Lift only runs from mezzanine floor, which is slightly inconvenient when carrying your luggage. The square can be slightly noisy later at night if you are a light sleep and go to bed early. Didn't bother me, though.
We could have used two keys. The WiFi was not free... Everywhere else is free. The website to pay for WiFi is expensive, and does not allow you to put US as your home county so the billing for my credit card could not be accepted therefore I did not have WiFi ib the room when I needed it.
The location is close to the Duomo and other major sites. The room is big. The stuff at the hotel that owns this place (located 10 min away) answers the phone 24 hours.
This place ruined Florence for us. The building is in scaffolds, with a non-transparent cloth with an artificial facade pulled over them, which turns the room into a windowless box, always dark and gloomy. It is in a building that is completely abandoned, except for a few rooms, owned by a hotel, which, itself, is at a different location - there is no reception, the rooms don't get cleaned, etc. Going into the empty building is frightening. At the same time, it is above a string of outdoor restaurants on a very busy plaza, so there is always noise at night, and depending on what's going on, it can be maddening - the first night it was club music, so loud that earplugs did not help block out the beats. The kitchen is not a kitchen, it's a wardrobe with a tiny stove and a tiny fridge, so this isn't really a studio apartment, it's a single room.
We liked the convenience of being centrally located and walking distance to many key Florence venues and points of interest.
First, the price for an average and unremarkable hotel room. This is an old building. We thought the room needed serious updating. It did not help the property is going through exterior renovations blocking views to outside.
Amazing location, beautiful interior,large room, friendly woman showing us the apartment. Ask for room 322! By far the best part of our trip was drinking chianti overlooking the piazza republic. Check out was so easy (just leave key in the room) Very romantic!
