it is very close to spanish steps and all great shopping places in roma
because of proximity to center our room was overlooking a street with restaurants so we had a few hours of sleep on friday night and none on saturday night as even the double glassed windows couldnt help keep the sounds away.. it was horrible
We stayed here as part of our honeymoon,very welcoming hotel it was v homely which we both loved. Nothing negative to say about this hotel and we would def return
A family residential feel in the most active neighborhood in Rome.
A significant variation in room standards from Grand to not so good. Our room was fine but we were traveling with friends one had a palazzo type room and the others had small room off the lobby that was not good at all.
Great Location, large rooms, magic bathroom for Rome, friendly staff, normal breakfast. Sunny large windows with white curtain. But if you can not fall asleep to the sound of the street, ask the room to the yard. I do not know whether there are such rooms in the hotel, because street noise is not a problem for me. I liked everything! And I will definitely stay in this hotel next time without hesitation.
I felt very unsafe in this Residenza. I was given the wrong key to the front door and when I rang the bell, the staff did not respond as I was told they had something outside the hotel to do. They are supposed to be available 24/7. Not a great feeling for a single woman returning at night. Staff was nasty and unaccomdating overall. The room I stayed in smelled of cigarette smoke and sewar. I plan to file a formal complaint with the hotel. Unfortunately, the booking.com advertisement is quite misleading.
Location, right on great shopping road, easy walk to most major tourist sites, and transport if you don't walk. Can't complain the room was worth the price, the bed comfy and the bathroom worked. Lots of restaurants nearby but Rome is expensive for sit down dining

location, you could walk everywhere
The location is great. A great atmosphere in a beautiful part of Rome. The restaurants are open till late downstairs and there is an absence of cars and bikes so no noise at night.

The location was very good and central, and the room was very big, good for travelling with children. The kids liked the jacuzzi in the bathtub.
Sometimes the door rattled at night.
