Hotel is very close to Piazza di Spagna and Via del Corso is a few metres away. Room is spacious and comfortable. Would recommand this hotel. |

Very good location, close to main monuments but not on a busy street. Good restaurants just in front of the hotel. Small breakfast room, might have to wait for table at rush hours. |

The location was great for walking to many sights in Rome. The staff was very helpful; food was good; apartment was a nice size. We had asked for a room for 4. We got an apartment which was great, except the bed for the 3 & 4 people was a pull-out sofa which was not very confortable. If our extra people had been kids, it would not have mattered as much. We would have had a serious problem if we had stayed more that one night. |

It was convenient in its location for a city break, clean and comfortable. Our room faced onto the courtyard which meant it was quiet. When we arrived in the evening they didn't seem to have a room for us , even though they had all of the confirmation booking paperwork with them. We were asked to sit and wait in the salon (for 20 minutes). Then they told us we could have a room but would have to change rooms for the 2nd and 3rd nights. I wasn't happy with this. The man on the desk then tried to make out it 'was my problem' ! I said it'wasn't my problem - it was the hotel's problem! '. Eventually they gave us one room for all three nights which was a nice room. We could have done without the uncertainty of it all on arrival though. They did give us some complementary drinks as recompense though. |

The only good thing about this hotel is its location. As far as the star rating goes, I think even one star is way too much for this joint... Air condition was not working. Bathroom amenities were never replaced. One small bar of soap for two people for 5 days? Cracks in the walls, mildew in the bath tub, dirty carpet... Old, untidy, and just dated rooms with no internet access.Internet access in the public areas had the lousiest speed. I was charged twice for using my laptop when I had no connection and it took more than half hour to open one page. Very poor choice of breakfast items. Evening attendant was extremely impatient and somehow rude. However, one lady at the front desk was helpful and seemed like she was brought in to shape up the place... I would never, ever consider staying at this place again, and will not recommend it to anyone. |

There are some rooms where mobile does not work. In reality rooms are very different from the pictures placed in the site. Poor breakfast. It would be a very nice place to stay if the rooms were renovated.The good thing is that it is really quiet and good location. Nice restaurant just across the street. |

Very spacious, airy hotel. Rooms facing courtyard very quiet. Excellent location. Sofa bed in lounge not very comfortable for sitting on. No UK TV Channels - only BBC World News. Bath/shower gel not replaced after first night. No electric kettle in kitchenette - asked for one but was told to use pan. |

My room for one person was actualy a suite w/large livingroom, dining table and 4 chairs, talls windows, a bedroom with a queensized bed, and a large marble and tile bathroom. It was perfectly clean and much more luxurious than I anticipated. The breakfast was really excellent...good coffee and tea, fresh fruit, pastries, cereals and milk, juices as well as eggs and meat, yoghurt...again, more than I eapected by far. I thought the front desk help were unfriendly. Initially I thought this was because I was in jeans when I arrived (I had an apartment for two weeks before this 2 day hotel stay), but at bfast I saw lots of tourist types very casually dressed. I was sure it was why he gave me a front room on the first floor, which was very noisey at night. The only caveat I recommend is that you not get a streetside room. |

i did book a hotel from your web for rome, milan and venice. the ones in milan and venice where great but in rome the hotel was awful a very rude staff , no air conditioning, the staff made it worse because when icomplained to them they told me they won't start the a/c of the hotel for only one room and they made me pay for my stay allthough i didn't stay even one night. i found another hotel much better and with a/c...p.s. the tempreture was 30c and all the hotels i saw there had a/c. |

The location is central and very convinient the room was very big and comfortable the courtyard is fantastic The hotel staff was unpleasant we almost had a feeling that they doing us a "favor" aspesialy in the restorant during breakfast and at the reseption |

The service is slow in general (queue at the reception), a lot of staff for nothing. I found an empty bottle under the sick... Room need refurbishment. |

Accomodations are large - -a suite with kitchenette. Large bathroom with tub. Large closets. Clean. Convenient. Nice decor. Quiet if you have a room that overlooks the garden. Good value. Breakfast could have been better. Dining room staff could be friendlier. |

Comfortable room , high ceilings,with extra living/sitting space ,very beautiful inside courtyard/garden,helpful reception,the feeling of residence and not of a tourist hotel (feel as at home) The walls in the room need to be repainted or carefully cleaned.This will add the feeling of cleanliness.We could not have a coffee in the afternoon sitting in the beutiful garden as the bar was closed. It should be open all day. |

The location is nice. is on the heart of Rome. Near the most famous shopping streets. i dont know about the other rooms, but i think my room is oldfashion, decoration dated from 10 years ago. Its a big and charming building but the interior is a little decadent. Its ok to stay because your good location but could be reforming and turn it more atual. |

Great location for sightseeing Rome, clean and very comfortable room for 4 person, very good bathroom, good breakfast, we would visit Residenza again and recommend. Parking is very expensive/35 Euro per night/ Hotel guests should have a discount on the parking price /20 max 25 Euro/ |
