This hotel had a good location and the staff was fantastic.
The bed was very uncomfortable. The wifi was extremely slow when it was working. The walls were paper thin and everything yhat happened on the other side sounded like it was in our lap.

Welcoming and friendly service, on arrival and always welcoming to any request. Beautiful and relaxing facilities in common areas and breakfast restaurant. We had a room with 2 Bedrooms over 2 levels, and a huge amount of room for our family with two teenage children this was great. Overall very happy with the Residenza, it was everything that was promised. Great location for Spanish Steps, Shopping and walking distance to Vatican and other attractions.
Wifi log on process in room was slow, frustrating and clumsy. Public wifi access was fine.

1. Wi-Fi connection in the room was very unstable which was frustrating. (Wi-Fi at the reception was good though). 2. The rooms with two floors could have a mirror and some hangers on the lower floor for convenience.
Position in relation to shops, good breakfast, luxurious rooms.
Needs bigger and more suitcase benches. Needs to create proper dressing tables for the ladies with mirror, plug for hairdryer, good lighting, seat.

The bedroom is old has a bad smell and if you left the room after 10:30, housekeeping only make the bed, don´t clean or replace the mini bar. Housekeeping is poor. Too expensive for what it is. You can stay better in a good location. Wi Fi only works at the reception and the sign is poor.

The building is beautiful with all it's furniture and their placement
In such a beautiful place the wooden bookcase(?) looked awful and degraded the esthetic value of the whole room where as it would have been first class.

From the minute we arrived at this hotel we were taken care of. We booked a suite as it was on offer and it was beautifully furnished and facilities in the room were great. We were on honeymoon and had a bottle of fine Italian Prosecco waiting for us with a letter welcoming us to the hotel. The breakfast buffet is amazing with wide selection from continental, cooked breakfast to american style pancakes. There's a lovely outdoor courtyard to eat breakfast and have drinks in the evening. The bed was unbelievably comfortable. In terms of location, you can walk to all main attractions/transport links. The staff couldn't help you enough.

Truly charming hotel - lobby with spacious lounge rooms; spacious and nicely furnished double deluxe and superior rooms (on the first floor) - each perfect for family of four; high ceilings and windows; perfect location - walk to via dei Condotti and del Corso for shops, cafes and restos; comfortable like home.
I expected bathroom robes and slippers. Wi-fi could be offered in rooms for free or be charged according to actual use instead of the 24-hour package. Guests don't stay in the room all day.

Loved the suite, the location, the cafes and sites close by, and the beautiful courtyard. Large buffet breakfast a huge plus as well. Also nice and quiet, no street noise gets in, and Via di Ripetta is not a busy street anyway.
Some furniture is a little threadbare, not a big deal. Free wifi in the rooms is a little slow, we did not pay for the hi-speed option (common area wifi is fine).
The location, large rooms with comfortable bed and reception staff were very helpful. But not much else.
Poor WiFi access. Breakfast service could be improved, not enough hot food, not replenished quickly enough. Room air-con running too warm, no way to adjust it.

WiFi had problems. We even tried to upgrade but again the connection was bad especially in the room. We had to reset it many times but we encountered many problems A/C made more noise than ot should and worked constantly.
I have always stayed here (6x), but this stay was different.
Wifi was poor. Wifi wasn't free - 4 star hotels should give it free! We don't download movies we work out of our computers. No toothbrush in bathroom amenities. Soap was not sudsy. Towels are "old". This hotel has downsized luxury.
Location was perfect, right in the center of Rome, less than 30 seconds from Via del Corso and Piazza del Popolo. 5 mins from the Spanish Steps. The outside area is really beautiful. Can have a nice drink or meal . Breakfast is good, a lot of choices. Staff spoke multiple languages rather fluently. The room size is rather big for a hotel in Rome.
Staff were rather unfriendly. None of them could bear a smile or a hello. The rooms looked dirty and interior of hotel worn out. The sheets, chairs, cupboards, etc.. looked like they needed dusting. Wi-fi is slow and gives you the option to use free or purchased one. Always used the free one but somehow got stuck with a charge on my bill. Complained and got a 5 Euro discount. The shower was tiny and there was no light. The walls are very thin, can hear everything happening in the hallways and neighboring rooms => woke us up most mornings.
