Good location, walking distance to the heart of Florence, great view, David was very accommodating, let us use the dinning room even if we didn't have breakfast included in the package, lent us a kettle, tea cups and plates.
The decor in the room is a little outdated, the elevator is small-can only take 3 people - there were 5 of us, the table on the balcony could use a new table cloth
Mr.David has been really helpful and the best thing is that he communicates to you in English. He has been patient and provided all the required tourist information about Florence and Pisa. The room provided is really good. It is large with a small balcony as well. The breakfast has been really good and Mr.David himself served the food. He also helped us to keep the luggage at hotel even after we did check out. Overall the stay has been very good and we really thank Mr.David for all the help, wonderful support and guidance he provided to us during our stay in Florence.
While these are minor, we feel it does help them to offer better services to travelers if these things are also taken care. 1.Bathroom Shower. This surely need to be replaced with proper normal shower. 2. It seems the heater in the room was not working. Since the room is 5th floor it is bit cold.

The host is very nice young man. He provided many good suggestions for us to visit the town and taste the beef of Firenze. The hotel is on the top of a residential building. Room is big and clean with a balcony. Value for the money.
The location is not so closed to the station. 15 to 20 minutes by walk. But it's still nice since Firenze is not so big. You can take a bus to the old town, also you can by walk.

Sorry but for this price it was horrible. One table and one piece of ham for all the guests together at breakfast. Never again.

This is a house apartment at 5th floor of a building quite close (20 mins) of Florence attraction center. Not the best room you can get in Florence, but it is fair at this price. We stayed for one night, would not recommend for mode than sleeping over night; forget other things you can do inside.
Lack of parking places (one downstairs, but 30E a day and close pay parking with 1.5E/hour but full al the time except for late evening - for location ask the owner). Be prepared to fight mosquitos or you will face a sleepless night.
The room was excellent! I've never seen such a lovely room in Florence. And besides, is clean and really quiet. You need to walk for 10-15mins to reach the central of the city, though it's the good area to relax after sightseeing and to sleep well. The owner is friendly and gave me enough useful information. I'd love to book again and stay more days! It was a really comfortable. Thank you;)

We arrived an hour after the check in deadline and we waited for 30 min in front of the door with notification of arriving around 9.p.m and at a price of 20 euro. There was no introduction of the city and hotel location until our inquiry on the next morning. What's more, shampoo and shower gel are not replaced on the second day. From our point of view, the attitude of the manager is not as warm as the other Italian householders we have met.
We liked the balcony, the room was nice, it is a quiet place on the 5th floor, the breakfast was good compaired to other italian B&Bs, David was helpfull.
The entrance gives you a crowded feeling. Lots of objects within a small space and dark brown colors of the furniture. The place where breakfast was served is in the central area where it is already crowded. David is a nice guy but very serious, he could smile a little bit more once in a while.

Eveything. It was warm, cozy and serene. We had a bit of difficulty finding the place but it ended up to be a treasure. A beauty tucked discretely. :)
The owner, Dave, who speaks perfect English and really knows the city, makes the stay here well worth the room rate. Seems like he is always there, and eager to attend to your every need. He even sent me to a local doctor when I asked about one. Really great guy.

My room was nice, I was very satisfied with it, I had also balcony. But room was orientated to a road which was quite noisy.
