I couldn't fault anything with the hotel except that there was a lot of noise in the street aat night (rubbish trucks etc) but that isn't osmething they could control. Staff were really helpful and polite! Will definitely be going back!
Friendly homely atmosphere. Treated like responsible adults no lists of do's or don't do's. You can help yourself to refreshments day or night from the breakfast room. Easy walking distance from train station or into the city. We have stayed twice and would go back again. A great find.

Friendly staff & quite area
It's like one of those lovely B&Bs in England. The guesthouse is located in a very old but well-attended building. Breakfast basic but nice. Rooms with characters. Helpful staff. Walking distance to the Market, Museum of Academy, and train station.... Quite a find.

The staff were very helpful in planning / booking tours and giving advice about restaurants and things to do. It was about 15 minutes to walk to the central area. The bed was comfortable and bathroom clean. You were able to access food for breakfast if you had a tour that started before breakfast was served. It was great value.
It was just a little far from the central area when walking alone at night but it was a safe neighbourhood.
Convenient location (15-20 minutes on foot from Firenze SMN railway station, 10 minutes from the church of San Lorenzo). Quiet area, no noise at night. Pretty room. Comfortable beds. Friendly and helpful staff. At any time of day or night, you can use teapot, eat a muffin left in the breadbox on a table in the hallway. Paid-hour bar with cold soft drinks.
Small bathroom: fatties not squeeze between the sink and toilet. At times, not very fast Internet connection. No wine glasses in the kitchen! Only plastic cups!

There was a good breakfast, not only bread with jam but also cheese, ham, milk, cereals, cake and some fruits. Chambermaid was always smile really kind and helpfull. If you looking on the map it can seems to be far away from center but it's not. Distance beetwen hotel and Duomo cathedral was about 15min by walk. It's a good hotel for students :)
This hotel is amazing - we had such a great stay here. Quieter than hotels right in the centre, but still only 10/15 minute walk to the main sites. So charming and unique. Fantastic recommendations from the helpful staff too, that helped us get the most out of our stay.

Arrived on a Sunday afternoon and could not access the building; eventually helped, (twice) by kind chap from hotel desk opposite. Breakfast was good but breakfast room very cramped, all clients jammed in. Would suggest putting food on table in hall outside and altering table layout to create space.

The staff were very helpful and the fact that you could help yourself at any time to tea/coffee cake/biscuits and in the evening liquer and biscotti just made such a difference. It made you feel that you weren't really in a bed and breakfast. It was very homely and the breakfasts were lovely especially considering the space that they have to lay out the breakfasts!! Location brilliant and furnishings beautiful!

Everything! Like coming home when you enter the hotel, it's warm and cute and beautiful. There is complimentary tea, coffee and cake available at all times. The rooms are cosy and lovely decorated. Very nice staff that help you out with every question. We'll be back!
Breakfast is a little scarce. Walls are so thin that early breakfast will wake you up.

The size of the room was adequate and the hotel wasn't too far away from the main areas worth exploring. The room was also cheaper than other places on offer. The breakfast was adequate as well, but nothing special.
The bathroom was tiny and although there was barely enough space for a sink and a toilet, they went and installed a shower head anyway. Therefore, every time we took showers, everything in the bathroom got drenched. There was also a hair dryer connected to an electrical outlet above the sink in the bathroom which could not be removed from the wall. This was in danger of getting wet, too, which could have been hazardous. There was no one at the front desk after 1 each afternoon, which was something new for us at a hotel. As this was Venice, there were a lot of mosquitoes at night and because the windows lacked screens, this was also a problem. Constantly being awoken by the familiar buzzing and biting of mosquitoes does not make for a restful sleep. The WiFi was not always reliable. Finally, the staff was a bit too determined to change the towels and clean the room every single day. We have stayed at places before where you could put up a "Do Not Disturb" sign outside your door, but that wasn't an option here. The front desk staff were adamant about leaving work at 1 every afternoon and that we should be out of the room well before that time so that they could clean the room. Because of this, we felt we couldn't really have a lie in, even though we were on vacation. This wasn't a very nice feeling and made us feel a bit uncomfortable. The mirror on the ceiling was a bit...odd. :)
