Great location very central to main attractions. Nice clean room and comfy bed! Really helpful, friendly member of staff on reception desk who also served breakfast, great advice given and went out of her way to help us. Really homely and personal service. No internet access in room. On busy street so bit noisy although quitened down at night. Breakfast bit limited but sufficient to keep you going until lunch! AC not working in room but engineer was called out to fix the problem.

Fantastic residence; a 14th century building in a great location near the wonderful Rialto bridge. Martina and Chiara are wonderful: Chiara is a multi-linguist who makes you feel so at home you don't want to leave at the end. I can't praised this accommodation high enough

Hotel with a good location very near to the "center" of Venice Rialto bridge. A minute away from the Grand Canal in the old vinician house. Some things inside look like two centuries ago. It is interesting to see this. Not so expensive. Air conditioner was not working. Thank god it was just the begining of May

This was such a nice little place. With only 5 rooms you received individual attention. Although the staff are not on site all day, they were still available to help with everything. Just minutes from all the best sights and the water. Windows opened to the coblestone streets below which allowed for a fun view. They sent me a personal email before I arrived to assure I took the right water taxi and knew exactly how to get there. Loved, loved, loved this place. Perfect for a couple. The steps were a little steep as others have mentioned, but my there weren't a lot of steps, and the staff helped carry my lougage down the steps. WiFi not great, but all the more reason to put down the phone and computer.

So much! The hotel was small (maybe 6 rooms) and very warm/inviting. The rooms were clean and bed was comfy. The staff was amazing, especially Eugenia - she gave us great tips for where to go and eat. The coffee in the morning was delicious, too.

Excellent Hotel in the middle of Venice, its very easy and convenient to get to the Hotel. Staff were friendly. Would surely recommend to all the people to stay here. 1) No WiFi. 2) Got drinking water only on the first day, later I had to buy it myself. 3) Steep staircase.

The accommodation is modest but is very authentic Venezian, being situated right in the middle of the island. It is minutes from the Grand Canal and the Rialto bridge. At night it is very quiet inside and out. The breakfasts are very nice with cold ham, cheese, assorted packaged buns, bread or toast, yogurt, fruit juice, a bowl of fresh fruit, coffee made to order and a fresh-from-the-bakery warmed sweet croissant. The room was cleaned every day. Eugenia and Samuela made us feel very welcome and were able to help us with any questions we had of Venice and its surroundings. They were able to recommend restaurants (the Birreria in San Polo square was very nice and Timon was special), mapped out areas for us to visit and to walk to. All in all a very special place. The lighting was a bit dim. The tv is only in Italian. Wifi in the lobby but not strong enough to be in the room.

I'm an artist and I find there inspiration, I drawn a lot, wrote so much in the silence of the night. I was with my 10 years daughter, and it was a dream for her, the hotel is really near Rialto...near canal, I recommend that hotel, and the staff is really warm, the woman who is in charge of the breakfast is sweet... I'm enthousiast...

All the info we got from other travellers were correct: - the location was perfect. Near the Ponte Rialto and the Vaporetto stop (San Silvestro) was also near. - the new owners (siblings Samuela and Sebastiano) had a personal touch and were nice. - the price was reasonable - the breakfast was not versatile, but enough for us. Gave us opportunity to eat more often in different places. We were asked before we came what time was our plane going to be in airport-> Manuela was in place when we came. And carried my bag to our room as well :-D -in the weekend there were some street noice, but when you closed the shutters it helped a bit - the stairs were quite steep and my head was banging on the roof, but it didn't actually bother me

First of all Davide and Marina are great hosts! The hotel has only 5 rooms, and a small breakfast room with 4 tables. The room in which we stayed had old wodden beams on the ceiling - it really looked great. Also the location is very close to the Rialto bridge. We would definitely stay there again. The only "negative" point I can mention here is that the breakfast itself is "on the sweet side" - so there is nothing like dark bread, cheese or sausage available. For the two days we stayed there this was still absolutely OK with us.

Residenza Laguna was our first stop while traveling in Italy. We could not have asked for a more hospitable welcome from David and Marina. They were very helpful answering all of our questions and we enjoyed leaning about their experiences in Venice. As innkeepers, they went above and beyond in helping us out. Our room was extremely comfortable and the location was very convenient with easy access to the major attractions.

The place is kept very well, very close to the Rialto bridge and the owners are very nice. The place is not cheap, but it's not expensive at all for Venice. The only thing you need to understand is that this is a small bed and breakfast with only 5 rooms, so the owners won't be there all day and night (but it's fine as you can check-in anyway as they can open the door for you). For the same reason, don't expect a breakfast with a huge selection of different dishes, it would be wasted for a small bed and breakfast.

Our Hosts, David and Marina, were sooo lovely and helpful! The location is perfect, easy to get to by boat from airport and train station and short walk to all major sites. The rooms had character and the stairscase was spectacular :) (mum said so!!) Beds were comfortable and aircon was very good. Also we were surprised how quiet it was at night given we were 50m away from the grand canal. Also if visiting Murano make sure you ask David for some tips, he has connections!

The facility both in location and amenities was totally adequate for our needs. As has been mentioned the breakfast is very basic but adequate to start the day. There is no lift. The accommodation are on the second floor or higher which is to be considered for those with large amounts of luggage or unable to navigate stairs. The hosts were on site for breakfast each morning and were entirely hospitable and engaging. Their correspondence prior to the stay was helpful in getting us to the accommodation as well. In a perfect world we would have preferred a wider variety of breakfast options but we understand that the hosts are limited in what they can offer due to lack of cooking facility in the building. This in no way made the stay regretable. While it was not a problem during our stay the fact that the hosts do not live on site and there is no staff at the facility except in the morning could require some coordination with the hosts depending on need.
