Not bad location, clean modern hotel
There was a problem with the toilet leacking, so we had to listen to drops every night

The only good thing I can say about this hotel is the great location
Warning! Steer clear of this hotel at all costs. They did a fantastic job of making this hotel appear to be something it isn'T. Where to begin… aside from the fact that the staff have no idea what they are doing and are extremely unhelpful there were many other problems. Firstly when we arrived approx. 830P.M. after a long day of travelling all I wanted was a nice shower this was not possible as there was literally not a single drop of hot water. When I asked the guy at reception he looked at me like I was crazy. Also the “double” bed is two singles pushed together with a nice big crack down the middle and very uncomfortable at that. Rooms are very noisey and lacking privacy as we were literally connected to the breakfast area that was going since 7a.M. To make matters worse in 28 degrees the rooms air con was not working properly. It was so hot we had to go again to reception to ask for help to make it cooler. Not to my surprise he has no idea how to control it. It remained 33 degrees in the room the entire night. Horrendous. Next day had mentioned about air con to different guy in reception so he could be aware but just looked at us and said it was new so it’s not possible. Please note I was perfectly happy to solve these problems myself but in the room was a nice leather “Info” book with a blank piece of paper in it!!! Lastly, housekeeping are obviously bad as well there was I cup in a double room- as well as 10 sugar sachets, 1 decafinated coffee, and one regular coffee. Nothing else. If it was the same lady who was throwing dishes around at breakfast this doesn’t surpise me. Ultimately all I can say is this hotel is horrible and you shouldn’t stay here. At best it deserves 2 stars. Just a side note as well I am not in the slightest picky after living in hostels for 1.5 years. This was just such a disappointment
Rooms were clean and modern. The desk clerk kept our luggage until the room was available since we arrived early.
It was not obvious how to get into the hotel since the main entrance is shared with other businesses/lodging. There is no sign outside stating the hotel is located here. Had to buzz into two different doorways.bbit was not obvious what floor to choose in te elevator to get to the front desk. We were charged an additional 2 euros per person at the end of the stay. This should have been communicated up front and charge when we checked in. Instead I was confronted by the night clerk as we were leaving to catch a cab to the airport.

We stayed for two nights...the room was clean and comfortable....breakfast was sufficient. Staff was very friendly and helpful...excellent customer service from reception...they gave us a map and informed us about the best of rome (attractions). Residenza Ludovisi is not far from the attractions, shops and other places of interest.
It was a little difficult to find the hotel the first day...the walls are thin and it was too noisy from the other rooms...especially from the next room. Breakfast room is small but okay! It is not expensive in comparison with other hotels in rome!
The flat and building had an old school charm. Staff were friendly and helpful. It was very close to the Spanish Steps and other places of interest.
The room looked nothing like it's description on the website and the 'double bed' was two singles pushed together. After flushing, the toilet would not stop refilling itself for about an hour, which mad eit quite hard to sleep. There were 1100 channels on the TV - there was no guide as to what channel was where and almost none of them were in English.
A large, clean and stylish room with a firm large bed. Most of the key sites were accessible on foot. I would happily stay there again.

location and design of the hotel
The hotel is in a really really great location, close to the station and various tourist attractions. Staff were friendly, talkative and helpful and the room was very well presented.
There is a problem with noise. Because the reception is located at the end of the short hall where the rooms are, you can hear everything that happens outside your room. Voices carry quite badly so conversations going on in the hall are completely audible. Either something needs to be created in order to separate the reception from the bedrooms, or, staff need to be more aware of the fact that guests can hear everything they are saying. I would say that this particularly applies to the night staff.
the breakfast room
The accommodation seems to be an office block converted into rooms. The space is limit. The decor and fittings is shabby. The towels are worn, the beds are tiny. The privacy is non existent as the walls are extremely thin. The breakfast, although a tasty sellection with delicious coffee, is served in a tiny room which resembles another office feeling. When we left, we were offered a taxi service which turned out to be a driver with an unmarked/un branded vehicle. Not for me, won't go back there again!

-Most of the people working were very friendly and helpfull - pretty nice breakfast
-The room was very noisy!!! The walls were paper thin and all day long we could year crystal clear our neighbors. Beside that the room was next to breakfast hall and because of the noise caused by the (otherwise very friendly) staff we had to wake up at 07.30 every day!!!!!!! - the wifi was very reliable but we were misinformed about the name of the router. we were told to connect with "residenza ludovisi" while the correct one was "RL2" - the aircondition didn't work and from time to time the room was quite cold. when i asked the gentelman in the reception he told it was the thermostat however even when i reduced the temperature it still didnt work

Very good location near Piazza di Spagnia and Fontanta di Trevi. Very clean and with excellent staff. The room had just been renovated, so it had new furniture and it was very stylish, despite the fact that the building is very old.
During our 7 days stay WIFI and refrigerator did not work at all. The breakfast was very poor, since the majority of it was based on chocolates, candies, sweets, etc. Despite the fact that we asked the personnel to include some additional staff in the menu of the breakfast they kind of made a joke with us that they do not understand why we need those, since on the Italian breakfast menu those are not included. So, having in mind the money we paid for our seven day stay it was very high and very expensive in relation to the quality of the breakfast and having in mind all the benefits of the room.
The hotel was quite central which was great. The room was nice and biggish, you had quite a bit of space. Clean. Breakfast was nice but not massive! The staff was quite nice and helpful.
The walls are very thin. You can hear whatever is going on in the hallway. You could hear the reception person talking very loudly as of 7AM. This was very annoying.
