Nycolas and Veronica were excellent hosts. Located on the 2nd floor (no elevator) of an older building, this spot is right in the midst of the San Lorenzo Market (which may be a downside for some visitors, be aware there is noise and foot traffic for over half the day, starting early.) It is about 5 minutes easy walk from SMN (train station) and even less time to the Duomo. The rooms were extremely clean, and very spacious, plenty of electrical outlets for charging things, and very good heating/AC. Windows can also be opened for fresh air. There are two bathrooms to share amongst guests (no en suites, be aware), as well as a kitchenette and backyard terrace to share with any other guests. Wi-fi was excellent. This is a cash-only establishment, be aware. Nicholas and Veronica are very welcoming and were able to work with my late schedule arriving, as well as keeping my luggage secure with my late departure. They were also happy to give information about visiting Firenze.
Things to be aware of: San Lorenzo Market is literally right outside your window. Rooms come with ear plugs, and the average guest will almost certainly require them. The market opens around 7am, I think, and clean up, including street cleaning, can last until midnight. The bathrooms are both small sizes for American travelers, though not horrible if you are used to European bathrooms. Also, as this is an older building, ventilation is done wth actual windows. One window is higher and covered with a lace curtain and opens into the main stairwell. Technically, a person could have a chance at being seen, however the person in the stairwell would have to do some contorting. (I'm a female and didn't have an issue using that bathroom for showers.) You share a floor with at least two other rooms. However, the space is so large I only ran into someone else once, in the kitchen. Your room will be on the 2nd floor, and there is no elevator. Be aware there will be stairs to climb. The bed in room 3 was very firm, which some may not like. The one actual downside I personally came across were the doors were all terribly squeaky (extremely loud in some cases) and some of them closed louder than I was expecting.

the market stalls below are taken down and put up again daily, which can make for a bit of commotion. all in all, that is far outweighed by the advantage of having them right there, though.

A market in the street which begins early and finishes late, then you get the road cleaners. So be warned that you might not get a perfect sleep.
Good location! I have got an email from hosts with waypoints from train station. Nycolas met us very kindly and told about main places of interest to visit. The apartments have bedroom, living room, bath and separate kitchen with all necessary utensil but we did not use a kitchen at all due to a lot of cafes and restaurants around. Food and clothes markets are just across the street.

I liked every thing
Veronica, the host, was very, very kind and accommodating. Before my arrival, she reached out to me via email to give clear instructions on how to get to the B&B. Upon arrival, she helped me with my luggage up the stairs, allowed me to settle down and gave me instructions on how to get around Florence. To be honest, I didn't have an itinerary, I just had a few places I wanted to visit, so her orientation and map really made it easy for me. Also, I arrived late at night, around 9 or 10pm, so I really appreciate her accommodation despite the inconvenient check in time. I had the single room with shared bathroom. I really like it because it was cozy and had a vintage homey feel to it. There was enough space, a comfy bed, a table and a cabinet for clothes. It also had a huge window facing the street which I really liked as well. The shared bathroom didn't pose any problem at all because they had 2 (or the other one was just a toilet, not so sure) and I think one of the other rooms had its own bathroom. The location was also very accessible, it was near the SMN station so you can get a bus and/or train very easily. And as a bonus it had a pizza/panini place next door that was open til late at night. And finally,check out was 10am (if I remember correctly) and my train was leaving at around 1pm, Veronica was kind enough to let me hang around and use the wifi while I was killing time. Overall, I really liked the place and will no doubt stay here again should I go back to Florence. Thank you very much, Veronica, for a wonderful stay and hope to see you again soon!
Didn't have a lift, but it only took 1 flight of stairs anyway and Veronica was kind enough to help me with my luggage. So very much manageable.

The accommodation is very central which meant that going to see locations every day was very easy. It is very close to all major sights and to the station, and it is very easy to find. Veronica was quite charming and very helpful in providing advice.
There is a market which operates right outside where I slept which meant alot of noise at night - which wasn't too bad, and again early in the morning - which wasn't great, but then I was up and on the go quite early anyhow. The wifi is really very, very slow and sometime non-existent.
Location is great, very convenient to walk to different places in town, also just 5 mins walking from the train station. There is a market downstairs selling all kinds of leather products, etc.. There is also a big food market just cross the street from the hotel, 2 floors. You can go there in the early morning for fresh products, or go to the 2nd floor for lunch or dinner at numerous restaurant.
Sharing bathroom is the only minus, if you don't mind about this point, it's perfect. However, I've never encountered conflicts with anyone, but that could always be something to keep in mind

Nick the owner was very helpful and sat down with us upon arrival and showed us all the attractions on the map. Our double room has a new shower ensuite, very clean and tidy. the location is a delight! it is situated in a street where there is a leather market, as well as the local fruit and meat indoor market - the famous Nerbone is there too, we had the pleasure of going there for two meals during our stay. Yum! It is also within close proximity to all the attractions in the city as Florence is a compact place. Airconditioner works well. there is a kitchen and kettle to use. Although there is no lift, the owner helped take the luggages up and down the stairs for us.
the only drawback is the bedding being too soft - not so comfortable for people with sore backs. Also the stairs without lifts can be something to keep in mind if you have walking difficulties.
Veronica and her husband are really nice and amicable (brought our luggages up the stairs!), and upon arrival after showing us around the place, she sat us down with a map of Florence and told us all (yes, in detail!) the places of attractions and how to get there. Rooms are squeezy but still comfortable, and worth the money. Location-wise it was only about a 5-minute walk from Firenze Santa Maria Novelle Station along a crowded street, and right along the street there's the Mercato Centrale (Central Market) which has lots of fresh produce in the morning and great food options on the 2nd floor open till 11pm. We went there for dinner on our last day in Florence and joined the locals watching the World Cup. It is also walking distance to most attractions in Florence, which made it really convenient. The wifi was quite stable and strong.
The shared bathroom was not really a big problem but just a slight bother. Flight of stairs from the ground floor to get to the B&B. Have fun with your luggage ;)
The staff was very helpful. Close to/from the station and easy to walk around in the centre. It has a communal kitchen, lounge, and terrace. The room has air conditioning.
The building is located a foot step from the market and the street is filled with vendors even in front of the entrance of the B&B. Not very good atmosphere. The B&B does not serve breakfast. I got a coupon for the breakfast, just a cup of coffee and a croissant, at a bar nearby.
