Apartment was in a very good location, we could visit everything in walking distance. Just over the bridge was the castle and the Vatican, and in the other direction most of the attractions were within 2km walking distance.

Breakfast is really poor. Moreover, you should make a hundred meters to another building to get it :-) A couple of croissants, a cup of coffee & a glass of juice is all a person should expect. You'd better by coffee in the nearby Brassai cafe. It's really worth doing. No bathrobes in the room. Towels are changed once in three days. Constant shortage of shower gel & shampoo. Our apartment was not a warm one. I like it a bit cool in the room but my wife did not feel comfortable enough.
Location is among the strongest pros for this hotel! Most POI are 15-20 minutes on foot. Cosy cafes & famous gelaterias are in close proximity.

No on site breakfasts (had to use nearby breakfast bar which offered limited choice). No permanent on site staff. Poor hot water service (took forever for warm water to reach shower/hand basin, and temp. set too low - at 41degrees).
Location - a short distance from Vatican. Helpful manager (when available).

Simone was very friendly and helpful. The location was perfect for visiting all of the main attractions in Rome by foot, and it was still a lovely quiet street. Breakfast in the café around the corner was beautiful!

This is neither a proper hotel nor a proper apartment, that is why they call themselves residence. There is no continuous reception as hotels have and there is no proper kitchen as apartments have.
It is in the center of Rome. It is clean. The staff is helpful.

Only issue is the musky sort of smell at the entrance. But if you look past that its great for the price in Rome.
Room was much more than we expected it would be. Don't get fooled by the alley, the external view of the building or the immediate entrance which will have you initially worried. This hotel has its own little hotel within the building and it is very clean and comfortable. Very quiet at night. 5 minutes walk from the vatican and a few footsteps from St Angelo. 10 min walk from Piazza Navona and all the restaurants. You must go to Forno bakery on the street parallel...most amazing pizzas. It's very busy there at lunch time. Skip the breakfast this hotel provides at Patricia which is 2 pastries and a tea. It's way to sweet for the westerner. We had pizza for breakfast...yum! Reception was great...very friendy and helpful!
