Fabulous location. Clean, serviced rooms, comfortable bed. Helpful staff. My room, number 24, opened directly onto dining room. Lovely large room but could be a problem if you want to sleep late.
As a lone single female traveller of 'Senior' status in years, I could see no valid reason why, when staying in certain rooms, I was asked to enter and return to the hotel not through the front entrance, but via a dark and dingy side alley. After dark I used the front entrance as it felt safer
We loved that it was so close to St Mark's square
1.Leaving our luggages downstair because there's no lift. We just took some clothes & toothbrushes upstair. 2.Lights programmed to turn off while going up & down the stairs.

This hotel is one star NOT three star! The rating is incorrect in booking.com. Hotel was located in narrow streets that where dirty. No elevator. Had to go up three sets of stairs with luggage. Bed was very hard, we could not sleep well. Decoration was outdated. Like staying in your grammas house. We ended up changing to another hotel:(
This hotel was well priced for Venice and we were lucky to have an upgrade. The room was spacious and tastefully decorated in Venetian style with a large bathroom with a hair dryer etc. The breakfast was generous for Italian breakfasts and I would happily stay here again. It is well sited for most of the main attractions and a vaporetto station. Please note though that you need to buy your ticket in Piazza San Marco as you can not buy them on board and not from the station closest to the hotel. We nearly missed our train because of our mistake.
The wifi was a bit patchy in our room and we would have had difficulty finding this place if we didn't have Italian friends with us to show the way, but then most hotels in Venice are often down small lanes. As it turned out this hotel was actually on a main thoroughfare but only had a gate and sign above our head to locate it. Once we found it, it was eas to locate again.
Very comfortable and quiet room with air-conditioning. Good breakfast and good clean bed. Close to many of the main sights of the city. Fair value for money as Venice is very expensive.
The location at good price!
Good location for main attractions Room decor was nice
Bed was hard and uncomfortable. Suite doesn't have a proper shower, just a bathtub with a hand held shower head on the wall. As a result there was always water over the floor. Minibar drinks were there so long the paper label had mould. Most frustrating was the limited breakfast. Croissants with jam every day for 4 days does wear thin. Other options were Muslie and tasteless corn flakes. Some yoghurt, bread rolls and some apples going off in the bowl. It was all laid out very nicely, it really wouldn't take much effort to make available some cheese, ham etc. a small toaster to have something warm and a wider selection of fruits. Just set up a mini fridge for guests to access themselves. Also you need to provide plates, the saucer your coffee cup sits on is not sufficient
The superior room was big and high, the bathroom too... It was a beautiful room... I always looked forward to come back to it. The hotel is also well located in the city centre...
But the room wasn't clean. When i was walking through that room i could feel that there was always something under my feet. We even found piece of a cooky. The breakfast was poor. There was no cheese and no eggs. It was just a small sweet breakfast.
Staff is very helpful. Breakfast is good.
I liked the fit out and interiors and the location was 5 mins from St Mark's square

Location was just a short walk from a transportation stop but in a quiet location. Very high quality room and excellent breakfast.
On 3rd fl, no elevator

We booked a big bed, but we had 2 beds stucked together, which was really uncomfortable to sleep in. The next day we asked for a different room,but we were told that all the rooms had two beds.Besides that,our room was next to the breakfast area so we were woken up before 8 a.m. every day because of the noise. We couldn't get any rest during our stay.
The hotel was horrid
From the first moment we arrived we thought the hotel was horrid, electronic gate to get in, was shown to our room up 4 flights of stairs no lift or offer to help with bags, room was horrible, so stuffy with no air con, dated from 1920s, mattress was so thin and at 140 euros a night was too expensive I have stayed in nicer hostels for 30 euros
staff helpful and efficient , problem of a water leak , running down the wall from the shower room above our shower room was sorted out very quickly . on the day of departure we asked for an early breakfast which was arranged for us . did not find a problem using the seperate door down the alleyway which was very well lit . security to get back into the hotel was excellent .would stay here again .
only one double wardrobe which had safe and fridge inside just not quiet enough room for a weeks clothing for 2 people . rooms not totally sound proof .
Very well located! Free luggage storage room and wifi working good. The vaporetto/alilaguno stop "Giglio" is even closer to the hotel than the "San Marco" stop as indicated on the hotel's website.
Breafast is basic, flatscreen is very small. We didn't receive new toilet amenities daily, even when they saw that e.g. all shampoo had been used. Some staff members are really very friendly, others aren't at all.

I couldn't find this hotel with address. They have to have more clear name plate in front of main door. Also they have different name " Hotel S. Maurizio" not Residenza San Maurizio.
The location was excellent. Clos to the academia bridge as well as San Marco and an alilunga stop. The room was large, the bed comfortable and breakfast was good.
