Short walk to train station and sights . Staff, especially Edwin, were cordial and helpful.
Entrance is confusing and signage is not good. The hotel is on the first floor. The hotel is not as photographed, in that it is dark and dingy. Rooms are basic at best. Guests may want to consider bringing a protective pillow cover, as I received numerous red bites on my face and neck. I would also recommend ear plugs as the noise level otherwise interferes with sleep.

General Location. The bathrooms are roomy.
Parking to unload is a nightmare. General smell of the location. The smell of smoke in the shared areas of the building. The mattresses are not very supportive. The furniture is of low quality.

Busy intersection of 2 streets. People and car noise can be an issue.
Staff was very friendly and helpful. There was a beautiful Italian dog to greet you in the morning:)
The room is really cosy and pretty, and there's a balcony with river view. The hosts are friendly and ready to help. We enjoy the welcome wine and love the restaurant they recommend.
Our room face the crossroad and it's a bit noisy at night.
We had a front room with a balcony overlooking the Arno - the perfect location. The Residenza is literally a ten minute walk from all the major locations in the city. Francesco and his staff not only managed the Residenza but did their best to ensure that our stay was as pleasant as they could make it. They made us feel really special. This was the perfect place to stay in this wonderful city. We shall return.

Gorgeous view. Balcony to sit on and look over the river. Elevator. Good location. Charming decor...it had stature and was right for the building. Not cookie-cutter hotel room. Lots of light..large windows. Excellent coffee machine.
Very very noisy, especially if you like to sleep with windows open. It is on a busy intersection of 7 small roads, and they're busy all night long. Also right next to a large underground trash storage. No smell at all but the removal trucks come early in the morning and their engines and equipment are very noisy.
Its a homely place with homely reception.
Owners were very helpful and hospitable. Great location for walking around downtown Florence Private bath across the hall was not a concern. Easy walk to airport shuttle and train station with luggage. ALL good.... Would stay again ! Thank you !!
I wish I had asked for the name of the guy working at residenza, he was so very nice to us! A very warm welcome! We had a great view on the river from our room and the little balcony was so perfect for apero that we actually didnt wanna leave the hotel at all! I will come back!
Basic room with a great view of the Arno. We arrived in the evening after many hours of travel and were asked if we wanted a glass of wine. The owner returned with a full bottle - her welcome gift to us! We sat out on the balcony, drank our wine, and knew we had made the right decision. For breakfast, I recommend Caffe Amerini - the staff are friendly, food and coffee are great, and it is a popular spot for locals. When facing the statue in front of the hotel, take the second street on the right and walk for about 50 meters.
Smokers on the adjacent balconies. Unfortunately the non-smoking policy does not seem to extend the the balcony and ours was in the middle. One morning we had to move indoors to escape the cigarette smoke.
The place was right by the river, very comfortable, had a coffee machine, and everyone there was super friendly.
The locks were kind of hard to unlock cause they are old fashioned.
The privacy and yet warm feel of being in a home away from home. Location, luxury and space made for a very enjoyable stay in Florence.

Staff was outstanding. Francesco the proprietor, Aurelia and Edo are helpful, fun, gracious, hospitable, attentive without being overbearing or intrusive, thoughtful, informative and supporting of a guests needs. It felt like home. Room and bathroom absolutely lovely with a balcony overlooking the Arno. I hated to leave and would return in a heartbeat. Perfectly located. If you want to feel special and be in a place that feels like home with attentive staff this is the place. I felt as if I was living in my own palazzo with its lovely decor and history. They don't have full service dining but it made no difference to me. You can get breakfast as part of your stay at the cafe next door. There are also small refrigerators in the room with drinks and other snacks although they have snacks also which they offer. The restaurants, on the narrow, cobbled side streets are 5 minutes from the hotel are so worth the going and so much better than depending on hotel restaurants. If you want the feeling you are living in Florence this is the place. I LOVED it and the experience. They have access to an outstanding guide who is incredibly knowledgeable and passionate about her city....about art, the history and a thousand stories which make the city, art and history come alive. Finish your day with an offer of an aperitif and little snacks, to enjoy on your balcony under the moon! Magic.
absolutely nothing. It is not really a place for families I don't think. Much better suited to couples or single guests...which makes it special. They only have 8 rooms.
Do yourself a favor and stay here. This was the best accommodation on our Italian travels. Excellent in every way from staff to room presentation. Close to everything. Get a room with a balcony you will not regret it.
The balcony was great with a lovely view over the river. The owners and housekeeper were lovely and friendly and speak excellent English. We like privacy and this is something you get here as you can come and go and see no one. On our departure we were given a bottle of wine which was a lovely touch. The rooms are small but have everything you need - hairdryer / coffee machine/ fridge/ shower gels etc.
The traffic is noisy but you expect that in a city location and it doesn't take long to mentally block it out at night when trying to sleep.
We arrived and had booked the suite, it was simply amazing. We where on our honeymoon and we where greeter with a bottle of prosecco. The suite was simply stunning as where all the guys there just amazing couldn't do more for you.

The room was beautiful and the views from the balcony were amazing. We were greeted with a glass of wine and a beer to enjoy on the balcony. Location was excellent, in walking distance from everywhere, would visit again.
