The neighborhood is not very touristy and this is a plus. Nearby restaurants are very good and inexpensive. This is not a 4-start hotel as advertised but rather a rundown facility which was recently sold to a Spanish investment company. Front desk personnel are adequate, but breakfast is very poor. The coffee provided is undrinkable, thus ask for an espresso. Our room was infested with mosquitoes and other insects and the carpet was not very clean. In response to our complaints, management sprayed the room with some nasty insecticide and left dozens of dead and blooded (from our blood) mosquitoes all over the place. In general, the place looks dirty. Internet access is very expensive. |

Fantastic location in the Tuscan hills, beautiful rooms and swimming pool overlooking the vineyards. Suggest having a car to if you plan on going outside. The restaurant food was great one night, not open the next and appalling the 3rd night. I don't expect this to be normal as there was a function on. Great restaurants 2km down the road. |

The area the hotel is situated in is very peaceful but close enough to the main tourist areas and not too far from the nearest water bus point. we expected there to be a hotel restaurant but this had apparently been closed for sometime and nobody seemed to know when it would be open again. The bar was only open for one of the three nights we were there. There was no room service and as my husband was laid up for one night poorly we were unable to eat anything in the hotel. |

The hotel was in a quiet location but had easy walking access to all parts of Venice. There were ample local eating/drinking establishments. The restaurant was closed for dinner during our stay. |

Staff kindness. Poor quality breakfast. Diificult to find arriving Piazza Roma, better from the airport by "Vaporetto" to "Orta". |

Not that much far from the center but in a calm area where you can see the real Venetian life. Nobody carried our luagage in the room, however we where three people with one fairly smal suitcase and one laptop-bag, so not that much to carry. |

Very neat and well restored building A little bit far from the city´s attractions. Also, the air conditioning was not very efficient (the room is too big for the size of the equipment) |

The courtyard/garden area was lovely, location good, decor impressive. Staff helpful and service efficient & professional. Water for making tea was lukewarm at breakfast (discovered on last day that you could ask for a pot making fresh from the espresso machine). |

great hotel one of the best choices in Venice. We know many other hotels in Venice (even so-called 4-star-Hotels...), but this one fits really to its category. Comfortabel, spacious, professional staff, breakfast o.k. (for italian standards). |
