Residenza Frattina is just 1000 ft from the Spanish Steps and a 2-minute walk from chic Via dei Condotti. Wi-Fi, bikes and minibars are all free, and staff serve a generous buffet breakfast. Rooms at the Frattina are decorated with classical furnishings and brass beds. Each comes with an LCD satellite TV, satin sheets and fresh flowers, and there are also tea/coffee making facilities. The hotel’s tea room provides drinks and cake, and also has a free internet point. The Trevi Fountain is less than half a mile from the property. This hotel is full of old world charm with all the modern facilities you will need. It is located right in the middle of Spanish steps and the Trevi fountain, and just down the road from the popular shopping district of Via Del Corsa. The staff are very friendly and helpful and the rooms are clean and tidy. Highly recommended.

Good location for shopping The hotel itself is very old (over 100 years old) and it was inside a resident building which their rooms are scattering within the building that are sharing with other residence. Rooms are not too clean and smelly somewhat, especially the bathroom (with leaks everywhere); hot water was a problem for us. It was very noisy at night, since there was a construction work right in front of the hotel and the work was carried out for the whole night! For the money spent, I would rather choose a better hotel that has lifts! We had to carry our bags 4 stories high! I would not recommend this hotel to my friends...sorry!

Wonderful lounge/breakfast room furnished in sumptuous baroque style. The best buffet breakfasts that I can remember having. I liked that the minibar was free and that guests were invited to have fruit and other food from the breakfast buffet throughout the day without extra charge- some people even took things for their lunch! The hotel is on a very quiet road even though in the centre of the old city. The room shutters and double glazing shut out all noise over night. The hotel location is ideal for a visit to old Rome, with all the key locations within 30 minutes walk or less The room was rather small, but it was well furnished

Location is fantastic for a long weekend exploring Rome - right by the Spanish steps. Nice quirky little hotel with lovely staff. It is a little bit expensive for the standard of the room but you pay for the location

The location was great. I booked this hotel after reading prev great reviews. Our first night in Rome was one of little sleep due to noise from roadworks happening on the next corner from the hotel. When I called the gentleman at reception he pretended he had no idea what I was talking about but bought us ear plugs anyway (telling us no-one else had used them...yuck! The next room the hotel gave us was tiny and behind the bar so from 5.30 onwards we had to listen to the noise of breakfast being set up and coffee being made as the walls are paper thin. The breakfast staff were not incredibly friendly and grimaced if we ordered second coffee. The pictures on their internet site are not accurate at all, it makes the hotel seem like a boutique hotel and I can tell you it is far from it. It was our last hotel and I am exhausted from the experience. What a way to end a memorable month in Italy!

The staff were excellent - nothing was a trouble for them and they made us feel very welcome.The location is ideal, close to all amenities and well placed for all that Rome has to offer. Bathroom in the room was quite small but apart from that nothing to dislike really.

Pros: Location near Metro and walking distance to attractions * Friendly, acomodating, and professional staff (Valentina, Paola, and Kiara) who would do almost everything to make your stay satisfactory *Clean shower and linens (w slippers and robes),hair dryer, and comfortable beds *Hot water pot in room w tea/coffee selections w some crackers *Good croissaints and yogurt w coffee in the morning. Able to make a deli sandwich to take for lunch. *New heat/air control in each room *Typical European apartment building=charming Cons: * Typical European building=noisy w thin walls, no elevator (but if you can't climb 4 flights of stairs to your room, you shouldn't be touring in Europe as every place you go in Rome has stairs only). * Hot water tank varies in size from room to room=might be enough for 1-2 people in some room. Avoid room 42 (as of end of 1/12, drilling and pounding from construction next door is going on from 8am-5pm, no hot water for more than 1). * suggest email to ask about the renovation work before your booking.

Chiara at the reception desk was wonderfully helpful and friendly. The breakfast room/ lounge area was lovely, and the buffet breakfast and coffee were both great! The free minibar was a nice touch, although we discovered it too late. The location was very convenient and surprisingly quiet at night. The room was rather small for 4 people. (We had been staying in apartments previously, so the smaller accommodation was a little confined.)

The location was perfect & the rooms were nicely furnished & clean. Their was plenty of choice at breakfast, continental style & the service was good. I would definately stay there again. The size of the bathroom which was tiny & not very well designed however I had travelled with nine friends so had booked five rooms in total & the other rooms were fine.

Great location for city tour and shopping. Our quadruple room was spacious and nicely furnished, with a small but nice and modern bathroom. Free minibar and buffet with cakes and fruits available throughout the day included. Nice breakfast (fresh food and good coffee/cappuccino). Warm atmosphere, and the interior decor and design blends well with Rome's old style of living. We also enjoyed the bikes available from the hotel. Overall, we enjoyed our stay, and we would recommend it to anyone. Room isolation could be a bit better. In our case, our room had a connecting door with neighboring room.

Although an older hotel with not all the mod-cons of many hotels, this is a charming place in the center of Rome's shopping district. Very friendly staff will make you feel at home.

Excellent front desk staff. The breakfast was served in, what most looked like, a charming living room. Even though we had our room overlooking the street outside, there was no noice disturbing. The hotel is situated almost in the cenrtre of the shopping district and a good starting-point for sight-seeing. Several good restaurants in the suroundings. The hotel is located on the third floor and there is no lift which could be a problem. The system for reregulation of temperature has and improvement potential.

The staff are very friendly and helpfull, the location is fantastic just minutes away fromm spanish steps, however there is a certain room is very small for 3 people like first time we came but the staff had change us to a bigger room. Definetely we will return to their hotel. We have to climb up because they have no lif and we have to carry our luagage all the way up, and sometimes is a bit noisy it depands which room you are staying.

I'm so glad I chose to stay at Residenza Frattina. The location was perfect for exploring Rome, the staff were unfailingly helpful and friendly and the price was extremely reasonable compared to other hotels in the area. Very highly recommend to all.
