The location is very good especially for shopping. The hotel does not have a lift and guests need to carry baggages by ourselves to the second floor. Some staffs are fine but there is one rude and helpless staff who has a really bad attitude.

Staff were very helpful and friendly. Breakfast was lovely. Location fab, beds very comfortable and clean. Hotel room to hot, bathroom very small and the radiator incredibly hot making the bathroom very stuffy. It was a health and safety risk as a child would have burnt themselves on it. Also very noisy as you could hear everything in the next room to us including flushing toilets.

The location was fabulous and the staff were wonderful. Our room was always ready and cleaned whenever we returned. A bit noisy in the early morning. We could hear people upstairs in the very early morning. A bit cramped for four of us.

Very warm and friendly atmosphere. Great location on a walking street with many shops. Very close to metro. Difficult to find because street numbers on both sides of the streets differ. Flag with hotel name is on second floor, so not seen at ground level unless you know to look up. If you have difficulty with steps, not a choice for you.

Centrally located the hotel is only a short walk away to the Spanish steps and Trevi fountain and is in the hub of one of the shopping regions. The hotel is in a building that caters to permanent residents and professionals. There is no lift due to the age of the building but instead it offers character and appeal to old world design and atmosphere. Thoroughly enjoyed its high ceilings and the artwork in the breakfast room. The walk up and down the stairs maybe difficult for some though assistance is readily available to help with luggage.

The location is superb, 2mins stroll to the Spanish Steps, 5-10mins to the Trevi Fountain. Easy walking distance to the Colosseum, Pantheon, Vatican, Castel St Angelo. A stunning church or work of art almost around every corner. This is unlike a hotel, more like a residence within a building but operating in a fashion similar to a hotel. The lounge where breakfast and occasional drinks are served is exquisite and welcoming and supported by very friendly, helpful staff. Be aware that you have to ascend two flights of steps to get to the Residenzia. Not a problem for us and it did not detract from the pleasure of our stay.

During our stay in Residenza Frattina we were satisfied with the hotel staff and much more with those involved in breakfast. Also the hotel is in the City Center which is a great advantage for those want to do the tour of Rome. It took 20 minutes to go to Vatican city by our foot. It is important for everyone that he want to stay in Residenza Frattina to realise that this is an old manor house in the Center of the City and not luxurious hotel. Also, the hotel does not provide lift.

location is excellant if you want to be in centre of Rome. The room is nice and comfortable and very celan. excellant breakfast and staff are extreemly nice and healpful. we are a family of 4, with adult children and we should have stayed in 2 seperate rooms. The room we were given as quadrople, was really a room for 2, with 2 beds put in there, which made it extreemly small.
