Perfect location just 2 min from Spanish steps. 20 min to Colosseo etc. Good size rooms and very nicely decorated. Free slippers and bathrobe which you can hardly find in other similar range of hotels. Even the slippers and the bathrobe were changed after 2 days. In the bathroom towels were nicely tied with a pink ribbon. It looks very cute. In the room you will have tea and coffee making facilities. Very good breakfast with scrambled egg and sausages. Pastries, cereals etc. Free latte and cappucino during breakfast. Free wifi. There is also a computer for guests use in the lounge. When we were waiting for our taxi to the airport we were asked if we wanted tea or coffee. Free minibar which was refilled every day. During our stay it was my birthday. Returning to our room during the day we found Prosecco and a card as a birthday surprise. Very friendly and attentive staff. Highly highly recommended place to stay. Looking forward to come back.
The location of the hotel is very good. The two women front of house were very helpful and pleasant at all times.
On the first day our room electricity went off, we left the room and the male receptionist wasn't very helpful, he was reluctant to move us! He did eventually after threatening to leave the hotel! He seemed very lazy and reluctant to help us with directions.The third floor rooms are very creepy and dated! The hotel decor is dated needs updating!! Breakfast was nice but limited no vegetarian options! Same breakfast everyday no variety!!walls are very thin and you can even hear people walking outside your room which feels like there inside. Maintaince work was taking place next to our room first floor, drilling started at half 8!! So annoyed as was not told this at time of booking or on arrival!
the room was aufull . It was too small and too hot, that we couldn't sleep during the night. It was a room for one star hotel. They told me to turn on the air condition..... ( We were in Rome during Christmas holiday)
Ideally located near the Spanish Steps, Residenza's 17th century building is very charming. Fantastic breakfast in the "living room" is a special experience. Leaving the Residenza and going into Via Frattina every morning was a magical experience.
Like most buildings in Rome, central heating is impossible to control, and the rooms tend to get too warm in the winter months. Also, many steps may be a difficult climb for the older folks.

The room was too small !for three persons !!..and without elevator the price was high!
The location could not have been better, so easy to walk everywhere, even as far as Vatican City. However, the hotel staff were able to arrange a taxi to take us to Vatican & Coliseum and we walked back through the wonderful streets. The staff are the backbone of this establishment, you only need to ask and you request is dealt with. Booking in is easy, even though we were early, our bags were taken care of whilst we went to a restaurant for lunch. On our return bags had been placed in rooms. Breakfast is excellent as are the free minibar and complimentary dressing gown. Felt safe due to the security system. Altogether a most enjoyable stay and we will stay again next time, we have already recommended to our friends. Thank you for helping us to enjoy the Roma experience to the full.
We were aware of the 3 flights of stairs up to reception, but really they were not too bad and of course there is a fit young chap to carry cases up and down. I think this added to the charm of this wonderful property.
It's close to almost all the tourist spots. 5 minute walking distance to Fontana di Trevi, Spanish Steps, Via dei Condotti. 30 min walk to the Colloseum, Roman Forum, Vatican City, Villa Borghese. Close to stores, shopping area. Very friendly and accommodating staff. Great breakfast.

Location was fantastic, able to walk to all main attractions as well as lively during the evening. Fell in love with Rome along with the hospitality of the town and the Residenza Frattina. Breakfast and facilities are excellent

The upscale Piazza di Spagna area where the Residenza Frattini is located is quiet and safe at night, yet truly right in the center of Rome. I can't imagine a better location. Breakfast was delicious with multiple options both sweet and savory. The room was spotless, the bed was very comfortable, and the staff was exceedingly nice and helpful. We also appreciated the energy-saving feature of room lights automatically shutting off when you're not in the room.

The Staff was wonderful, they met out needs and my overall experience was great.
My TV experience wasn't the greatest, but I wished u had closed caption in English because I was only able to enjoy one English channel which was the news.

The location is ideal for seeing all the major attractions in Rome. The Spanish steps are right around the corner and the Trevi Fountain and Pantheon are less than 10 min away by foot. We also walked to the Colosseum and Vatican City from the hotel. The shopping in the area is great and there were a lot of restaurants close by. The hotel itself is clean and comfortable and the staff were friendly and accommodating. We would definitely stay here again!
