Location, Location, Location! All major sites are within walking distance. The hotel is in a quiet residential neighborhood. There is a super pizzeria/restaurant next door.

The Hotel Could use some major improvements to update to current standards. The parking is not convenient but available. Breakfast is very basic. The staff in general were very helpful and polite with the exception of one gentleman.

Good and affordable place. Big recommendation to everyone!

Friendly staff. Street wasn't noise like other people described. It is a simple family run hotel and the price was fair.

The location is very convient, and there is a very lovely park nearby. The stuff are very friendly and helpful.

The staff is kind and it is close to St.Marco Plaza. There is a small supermaket near there in a alley.

The location is hard to find because Venice has lots of alleys. The breakfest is not so good and lack of sunshine makes the room, especially the sheets dank. Payment by credit card nearly failed.

Nothing that I liked, except that I saved some money - which if I had known the hotel - I would have prefered to pay more and stay somewhere else

Arangement with parking garage where you have to leave car keys to te garage keeper so he could move your car if necessary... Weak or no wifi signal in room...

Outdated rooms, seems like they havent changed for 40 years, dirty floor, hairs found from other people in the room, breakfast was bad.

Breakfast service was fantastic. Warm crossaints and bread, cereal, yogurt, jam & butter, fresh coffee and hot chocolate. Room was spotless and seemed newly renovated. Towel warmer and blow dryer in bathroom. We had a balcony which was nice. Beds were comfortable and room was warm. Staff was helpful and friendly. Location was great, park around the corner, only a 15min walk to all major sites.

Beds were terrible - sagging significantly WiFi only works in lobby and on stairs.

Our room was located in the backyard (nice old-style mansard). This room was spacious, quiet and rather comfortable - I recommend to reserve this particular room in advance if you need privacy and quiteness and don't need a fridge. Double-bed is big and solid. Hotel location is quite good - less than 15 minutes walk from main tourist attractions and you can take a map at the reception. All in all I would say - it is fair value for money hotel.

No refrigerator in the room. Had to keep ac always 'on' due to poor thermoisolation of the door. Poor and humble breakfast (salty coffee is an outrage!). There is no place for parking nearby. The receptionist recommends partner underground partking for eur15 however you need to walk 10 minutes to reach it and parking personnel does not speak English. Internet is available only in the lobby.

It is a very price-worthy, friendly hotel with an excellent location.

The waiter is very gentle and speaks very good English. The place is not very close to smn but has a bus accesible.

Noisy at midnight and early morning from outside.

The location is perfect, about 20 min walk from the Duomo, calm, and no difficulties to find a parking place nearby but out of the main city ring, and therefore far less expensive. The hotel is very clean, the bed super comfortable, and the bathroom quite large. The two brothers who own the hotel are helpful, welcoming, and kind. We also found breakfast plenty and good. An excellent value for money deal.

The hotel is walking distance to all the major sights in Florence. Really good value for money, big spacious and warm room. The staff was helpful, they spoke English and French.

Our room was a lit bit noisy from the traffic outside during the early hours.

The courtyard - a shame the weather didn't allow us to sit in it. The staff put the bedroom heaters on for us in the cold weather and were generally helpful.

The rooms didn't feel particularly welcoming - no pictures, old bedcovers, and the lounge was a little dismal. It was about a 20 minute walk from the centre, although some of the attractions were closer. It would recommend it but only as somewhere inexpensive for people who don't mind walking.

This hotel is is clean, comfortable beds. Nothing too much extra but a place to sleep. probably not for honeymooners. There is a TV in the rooms (renotes didnot work). Some rooms have renovated bathrooms, some date 20 years ago. Breakfast had yoghurt and cereal also, for Italy it is extra. The hotel states that children under five stay for free (In italy allways ask from the hotel, because they say a child is for free, but it is not extra in the room, in room for three you can have only 3 people including that free child, how this math works i dont know), and allowed her extra in the room, but then there is no breakfast for child. We were a group of nine, so sharing for one child was not a problem.

In Italy a wine bottle opener would be nice. It is quite close to center, but from train station it is 2 km to walk. You can take the bus nr 6, but in Florence you cannot buy bus ticket after 8 and not all bus drivers sell (we were told). On the second floor there is another hotel, which housed young people who jumped and screamed all night, nobody cared and told them anything.
